HOUSE LAYOUT:
This delightful home is an exciting blend of modern and rural living, emitting both in interior and location. You will feel transported to the great outdoors while still within city limits, having both easy access to in-town amenities and immediate access to mother nature. Inside, framed with absolutely stunning wooden design and color, you'll first find the full kitchen and dining area. The impressively quaint living room will sit behind this area, stocked with large floor to ceiling windows, comfortable lounging, and an inviting gas fireplace. Between the living room and dining area is a half bathroom plus, washer/dryer for convenience. You will also have direct access to the outside rear of the home/lakefront through the doors past the living room's fireplace.
Lastly, on the main floor, the Master Bedroom guarantees coziness and relaxation while hosting its own spacious bathroom.
As the house opens up, you can take the stairs upwards to the guest bedrooms; one on the right and the other on the left. Both rooms providing additional abundant natural lighting and sufficient sleeping space for all. Between both rooms is another bathroom to share, equipped with the necessities of every commonplace full bathroom. If the living area seems too far for the guests in these rooms, there is a charming living space in the loft between the two rooms.
The exterior of the home promotes rural living, nestled between forestry and waterfront country. There is an abundance of solitude and open-air whilst being near easy access to Pagosa Springs. You will never forget this location.

POLICIES/RULES
- PLPOA Lakes are private and a source of water for the community. Only owners and renters in PLPOA can use the lakes for recreation. SWIMMING AND TUBING ARE NOT ALLOWED in the lakes and could subject you to a $500 fine.
- Fishing (with a PLPOA license), kayaking and stand up paddle boards are allowed.
- Non-smoking residence (including outside)
- Pets Considered w/ disclosure and pet agreement. If approved, the nightly pet fee is $35 for the first pet and $15 per night for the second pet.
- Must be 25 years old to reserve home
- No parties or number of people staying than what is paid for. These are causes for eviction with no refund
- Guests are required to sign a rental agreement, and the manager may require proof of age
- City and state taxes, in addition to cleaning fee and Standard Property Damage Protection Policy, will be added to all reservation fees

The property was very clean and well taking care of. Kitchen had everything we needed for our stay. The guys had a great time fishing and lots of games to entertain. It was nice having the NFL channel to watch Sunday football. The hot tub was also very clean. It was great to relax in the evenings watching the sunset cooking on the barbecue grill overseen the lake. Overall fantastic house and host. We will definitely visit again next year.
The "Hot Toddy" was a great place to stay for 5 friends to get together and disconnect from the buzz of the world. With a beautiful view overlooking the lake, quiet surroundings, great amenities, and plenty of space, staying at the Hot Toddy was absolutely a highlight of our trip to lovely Pagosa Springs, CO.
This lakehouse was SO clean and the owner had everything stocked up! Beautiful Lake Hatcher view and so.close to town without the noise of the city! Location was great! Rooms were amazing and comfortable ! Would definitely stay here again!
This was exactly what we needed for our family getaway. Quiet area, beautiful scenery. The lake was an easy walk down the hill from the house and the property was close to a great intermediate hike.
Stayed here for a few nights during the week. Great place to stay right on the lake. Cabin had great views was well set up and made for a great place to stay. Would definitely return.
We loved staying at the Hot Toddy! The views are amazing, and the house has everything you could possibly need. They have a paddleboard you can use, which I took advantage of. We enjoyed the patio during the day and then the fireplace at night. We will definitely stay again next year.
The duplex was very clean and comfortable and decorated so cute. The kids loved the skeeball and air hockey. We all really enjoyed the paddle boards too. We fished and hiked and visited downtown PS. A really fantastic place to stay!!
Gorgeous views of lake property with all conveniences of home. Really comfortable with cooling in bedroom, good bed, fans and TV's everywhere, kitchen with all appliances you need, plenty of utensils, plates, glasses, towels...and did I mention the view !!!
Our group of 5 ladies stayed at the Hot Toddy for two nights and we wished we had booked it for at least one more night to take advantage of all the amenities. We came down to spend a day at the hot springs which was very close by. The property was adorable, comfortable, clean and had beautiful scenery. We loved our trip so much and would definitely come back to this property on our next trip to Pagosa.
First time to Pagosa in 42 years. We had the best weekend. The house was beautiful and the view was breathtaking. It was the perfect getaway for me and my family. We will definitely be back sooner than later.
Very nice property. Quite and relaxing. Lake was wonderful with great views of the sunsets. Only thing that would improve the property is a set of stairs going down to the lake so it is easier access.
Went over for the weekend with a couple of friends. They have more than enough room for a 6+ party. They have a lot of board games and movies and honestly just a lot of things to pass time. Place is right in front of the lake too and you get a beautiful view in the morning. We all loved the place and would most definitely go back!

This was a lovely place, especially since we were rained in our entire stay. There was lots of entertain us- games for our kids, football streaming, a hot tub with a beautiful view and more! The kitchen is well stocked. The mattresses are fine but a foam top would go a long way. There was issues with the fridge that they were very quick to respond to. Communication was seamless. This is a duplex which was not clear to me when booking. The layout is nice though, so all you own private spaces outdoor and no bedrooms share walls as their is a garage in between two sides. The spot has excellent sunrises and sunsets and place to enjoy inside and out. Would definitely stay again. I was with my infant, 3 and 5 year olds and they loved it. Lovely house, very clean and organized and we had everything we needed. Only big discrepancy we found is the company’s rating system. 5 stars means you had a great time and 4 means you didn’t enjoy it, which feels biased. Anyway, the lake was awesome!!
I picked up a 4WD vehicle in December so I could stay further away from HWY 160 in winter / early spring. This made it possible to stay at "Hot Toddy". Hosts were great, place was perfect for us. Glad we had 4x4, snowed twice 4-5" overnight. Nice view across the frozen lake.
This house was exacly what was listed. For winter it was cool in the house which is why every room had self heaters. One room had a celing heater which worked great. The pantry was filled with plenty of everyday things to use. We hope to use this in the the summer some time.
We stayed 3 nights at the hot toddy. It was one of the best rentals we've ever stayed at. The host was incredibly responsive. The location is perfect for getting outdoors. We loved the paddle boards, the games, and the screened in porch! Incredible views from the moment you walk in the front door. Thank you for everything. We will be back!
Well equipped as I've ever seen. New place and great view. Didn't like check in timeline at 4 o'clock even though no one had been there for awhile and the door lock stops working at 10am on check out.
Stayed here for a family vacation. Mattresses comfortable, towels are the good kind, kitchen had everything we needed. Plenty of room for everyone to be together or have their own space. Great outdoor spaces for just relaxing. Read a book or just look at the lake. A pair of Red Fox live next to the house and Bald Eagles sit on the shore nearby and eat breakfast. We really enjoyed this stay. Be careful if you use the kayaks, there was a bat sleeping in one of them.
Quiet location with great views of lake and mountains from back porch and fire pit. Has everything you need, very nice and clean and looks as good or better in person than in the pictures. Was well situated for us to be able to drive to trail heads and to town. Note that it isn’t connected to a neighborhood, which is no problem unless you plan to walk through a neighborhood from your front door. Fire pit is the perfect spot to relax and enjoy the views. Would definitely book again.
Wow! What an amazing experience staying on Lake Hatcher. Not only is the location of being on the lake amazing, but let me tell you about the amenities! 2 stand up paddle boards, 1 kayak, tubes for the river, fire pit, dart board, ski ball, arcade game, movies galore, and more. We had 3 children with us ages 14, 12, and 10 and they loved it. So long story short, this is a must stay in Pagosa Springs. We cannot say enough good things.
