"While the hotel benefits from a desirable location and distinctive Florida charm, the property currently shows signs of deferred maintenance and inconsistent operational oversight. Improvements in cleanliness, facility upkeep, responsiveness, and food service quality would greatly enhance the guest experience and better align the property with guest expectations. Summary of main issues: +guest room condition issues included a rusty bathtub, cracked sink, stained lampshades and ceiling stains. +cleanliness concerns throughout the hotel included dirty elevator carpets, debris outside the restaurant, and wet items left in hallways +common areas appeared worn, leaking water coolers, poorly maintained furnishings, and faded exterior paint. +room assignment did not match reservation preferences, with limited accommodation offered at check-in +food quality and service at Tiki bar below expectations, with over an hour wait time and poor entree quality. +pool amenities were not properly stocked, including missing cups at water stations. At an average cost exceeding $600 per night, the overall guest experience did not align with the price point or expectations associated with a premium hotel stay."
