1. Three Mile Lake: The cottage sits directly on the beautiful shores of Three Mile Lake. While the lake is a wonderful spot to relax and take in the views, please note that blue-green algae blooms can occur in late summer, particularly after August 10th. This doesn’t happen every year, but when it does, swimming may not be possible.
Because water conditions are out of our control, we kindly recommend considering this if swimming is an important part of your stay—especially if booking later in August. We want you to have the best experience possible!
2. Watercrafts: You`re welcome to bring your own watercraft. The dock is equipped with tie-offs for secure mooring during your stay. The public boat launch on Three Mile Lake is located at 1194 Shea Road, Utterson.
3. Water Depth: Three Mile Lake is shallow at the shoreline—only 3.5 to 4 ft deep at the dock. The lake’s median depth is 11 ft, with a maximum of 36 ft. For everyone’s safety, we kindly ask that guests do not jump off the dock at any time.
4. A/C: The living room features air conditioning controlled by remote, and each bedroom is equipped with its own ceiling fan.
5. Drinking water: The cottage has a drilled well and a UV filtration system—tap water is safe and drinkable.
6. Pets: You are welcome to bring a pet along. A pet fee is applicable. Please note: guests must clean up after pets, be responsible for any pet-related damage, and assume responsibility for pets to not enter the lake if a blue-green algae bloom occurs.
7. Power Outages: Power outages can occasionally occur in Muskoka. Please note that this property does not have a backup generator. We had a wonderful stay at this quaint and cozy cottage. It was spotless, well-equipped, and had everything we needed for a comfortable visit. The location was peaceful and convenient, making it easy to relax and enjoy the surroundings. You can tell the property is well cared for — it really felt like a home away from home. We enjoyed our stay here. This place was all we needed to relax and enjoy the settings of the beautiful lake before us. We were close to nearby towns and trails for us to explore.
Peaceful cottage with a fantastic view of the lake, property was very clean and well furnished. Holly was kind enough to extend checkout time so we could enjoy a few more hours too, our group very much enjoyed the stay and hope to be back!

Great little stay for our family. The water was nice and our stay was enjoyable. The host was easy to communicate with. The cottage had all the amenities needed for a good stay. The owners have done a nice job renovating and updating the inside. Overall, a really nice week.
The host was very good in communicating, she even came before us to make sure the heat was on and working since the weather outside was -20 C. The place was very clean and very accurate with photos! Im sure its an even better place in summer.
My partner and I really enjoyed our stay and found the cottage very clean, convenient, and comfortable. We have a 13 year old dog that struggles with stairs, so the layout of the cottage and the water access was ideal.
We had a very nice time at the cottage. It was exactly as shown in the photos online. The kitchen had everything we needed for meal prep and the beds were very comfortable. There was an up to date big screen tv and internet access was good. We would rent this cottage again.
We rent a different cottage every year and this one was by far a favourite. Everything was super clean, the views were stunning, easy sandy entrance to the lake, superb responsiveness and communication with the property manager, privacy from the beautiful trees between neighbours, comfortable bedding, strong internet access, upscale appliances, and central to several different places for convenience. To begin Holly was amazing! I’ve never booked with vrbo and she made it so easy for me, I requested an early check in and she got back to me right away, fortunately on this day she was able to accommodate the early check in. The cottage is clean, newly renovated and has a great view of the lake. We enjoyed the dock and fire pit tremendously. This cottage has everything you need for a couple, family or small group of friends. I highly recommend Holly and any of her rentals.
Great location on Three Mike Lake. Newly renovated, very clean 3 bedroom cottage. Great location close to Port Carling and Bracebridge. Would definitely return. The only improvement that could be made is more clothes hooks as there is not a lot of closet space, as the bedrooms are typically small for this type of cottage. The place was clean very quiet area. We had a few issues when we were there which we reported to Holly she responded and I'm sure she must have fixed them by now. barbecue was difficult to use in the sense that it backfired every time we used it so be careful. And I'm not sure if that dock is the dock that's at the cottage because we couldn't fit 4 chairs across the end.....Nice stay just the same

As advertised. Not huge. But, the 3 br layout accommodates up to two couples, in separate bedrooms, and a pair of individuals in the third bedroom. The open-concept living room / dining room overlooks the lake. And, the kitchen is small but well-equipped. Clean. Great bedding. AC worked well. Or, if you prefer, the ceiling fans and open windows allowed for excellent airflow. I’d probably change the lock on the front door… but, that’s only a minor thing. I’d rent it again!
This is a perfect cottage for two couples or a family. It is clean and newly renovated. The kitchen was well equipped with all the modern conveniences of home. The beds were comfortable and the linens (towels/sheets) were up to my high standards.
The property is also fantastic. The sandy beach made it easy for us to launch our canoe and paddle board and the dock was a great place to relax and get sun.
We also really appreciated how quickly our host replied to questions throughout the rental process. The host made sure there were no surprises and we appreciated how upfront they were about everything.
The only thing that would improve the property is being able to use the bedroom closets for storage or a few more wall hooks in each bedroom.
Overall, the property was exactly what we wanted and we would happily return.
We had a great stay. The cottage is very clean and comfortable and the A/C was able to keep up with the heat wave that happened during the week. The kitchen had everything we needed to make our meals. The beds (and linens) were comfortable. There is a water pressure issue on some of the taps, but the shower had enough pressure. Fantastic store/strawberry farm not far away where you can buy fresh produce, excellent frozen meat, and other local items. The lake is fairly shallow so the water was warm. Don't dive off the dock! There are some big rocks under the water. I wish the cottage had pool noodles. We ended up buying some but we had to go into Bracebridge to find a place that still had them for sale. It was nice just to float in the lake.
