Do not stay here. Any other hotel in the city center is priced similarly and is far better. When we saw the awful state of the room we tried to get a refund. The refund policy was to pay one night as a penalty. The hotel refused our request. hotels.com was no help at all. We booked another hotel and stayed there. We didn't check out of Baixa while we were still paying for it. The hotel rented the room to other travelers while we were out. They said they'd refund our money but did not. The general manager (owner?) is the rudest woman in Portugal. It's really not worth the hassle.

The room for three people was wall to wall bed. It was not modern or spacious, as advertised. It did not have AC, as advertised. There wasn’t room for more than one person to stand. We tried speaking to Hotels.com and got the run around. They directed us to the hotel. The “front desk” directed us to the manager (the rudest woman in Portugal) who directed us to Hotels.com. This is not a hotel the management is proud of. They get their business by fooling people. We found another place to stay. We did not check out. The hotel sold our room to another person. When we returned to the room we were still paying for, two strange sets of luggage and toiletries were in the room. We are charging back through AMEX because the hotel has no qualms about charging two parties for the same room.

Very disappointing
Very poor value for money, very shabby entrance and stairs, no lift ,decoration very drab, A very worrying smell of gas during our 2 day stay. No plug on bathroom wash basin, no glasses in room for water, no air conditioning so very hot and stuffy, very little sign of any staff. We paid 205€ for 2 nights and we're told on your site this was a reduced price, think again. We were told there was only one room left yet the place seemed empty. I knew this wouldn't be perfect but I thought the guest house would at least match the information in their listing. I think my biggest annoyance is with the 24h reception which in fact was open for maybe an hour a day, if at all. I was also expecting a hairdryer in the room but it wasn't there and I couldn't get it from reception when it was convenient for me because there wasn't anyone at reception. Just a mention in case this is important to you: - twin room had two single beds one next to the other which pretty much looked like one and there was no space to separate them - peeling wallpaper - leaking shower, shower with mould and rust. At lest pressure and water temp was good. The one thing that the guest house is definitely good for is location - convenient for public transport, nightlife, restaurants etc. Overall an ok stay, we knew it would be cheap and cheerful. Most things you can live with for a short stay but lack of reception is definitely an inconvenience.

Closest in proximity to the city center.
While the Guest House was close to nearly everything in the city center it lacked the basic space necessary for any couple to manipulate around a room. The bedroom was the size of the double bed. There were no facilities beyond that other than bathroom space (no tub) and limited area to negotiate around a sink. No AC no lift (2nd floor walk up) and narrow corridors. While the room was clean, and the owner cordial and hospitable the facilities lacked substance. Even the flat screen TV was the size of my computer monitor, very basic room with only plastic cups. Should be considered a Hostel and not a Guest House that non-backpackers would be used too.

Needed to cancel some days due to difficult to park and was denied. Understand policies, but had to leave early to be close to the beach in Caparica. Expected a refund for a day, but did not get an answer from them.

Love it!
Very friendly and helpful staff. The location is perfect coz it's just a few minutes walk to Rossio station and tram stations. The room is in good condition but a little bit dark and not very spacious, yet it is definitely enough for two people! The bathroom is clean and tidy, which we appreciate the most. The wifi is not super stable but acceptable. The door of the guesthouse is not that obvious but you'll definitely be able to find it with Google map:)

We were very disappointed with this accommodation. There was construction (of big buildings) on both sides and on the ground floor of this premises, with a big dump bin outside the locked front door full of broken wall/floor sheeting of who knows what possible material? When we arrived and a builder let us in there was a power cord extension running up the stairwell. We were placed on fourth floor in attic-type room with no lift when I had an email confirming lower floor. We had no hot water during our stay, despite letting the shower run for five minutes (the shower head was just like a tap, so it wouldn't have been very pleasant anyway) and the bathroom floor was very slippery after this attempt with no bathmat or hand towels. There were exposed power wires on the wall of the bathroom. Wifi on fourth floor was almost non-existent, very difficult to get on to, and dropped out constantly - useless. There was a kitchenette but the plates and mugs had just been rinsed and left on the dirty sink. The place advertised 24-hour reception, but the front door and the door to reception on the first floor were usually closed and they had phone numbers you could phone in an emergency. This is not my idea of 24-hour reception and not what was advertised. This was a most unpleasant stay and I would never recommend it to anyone.

Nice location but on a busy and at times noisy main street. Room was basic but OK. Pillows lumpy and hard. Not ideal. Internet was fine and stable. No b'fast but there are places very near buy.

One of the night persons entered my room at 11:00 pm and turned on the light on the night before I had to catch a flight at 5:00 am. When he saw us in bed, he apologized and closed the door. This place is a joke. The television never worked in my room, yet I still was charged the full rate each day. I am so sorry I ever booked this place. The intense heat made sleep very, very difficult. I am so disappointed.

There seems to be some confusion on your part. 2) Cleanliness and hygiene is our top priority. The fotos do not correspond to our rooms. 3) During your stay there was no reclamation on your part. 4) If your stay was that bad, why did you extend your stay for 3 more days !!! Great location.
Great location. Steps from Rossio train station, Metro stations, and the major sights. We were there in June and it was already quite warm. The room did not have air conditioning so it was a bit uncomfortable unless the window was open. Other than that, you just can't beat the location.

Dear Guest, We are sorry for the inconvienience. But we do not have air condition in the hotel. If we had air condition we would have stated in the site. But we do provide fans to our guest. They are always in the room. Some asks for 2 or 3 fans and we do provide them. Once behind the street door all is well!
A hotel situated on a busy street central to transport links but with an entrance flanked by a kebab shop on one side and a derelict shop on the other but.... once inside you can enjoy a very reasonable overnight experience with clean, functional rooms and a good level of comfort (beds, shower, double glazing) all in all a pleasant stay.

Comfortable hotel close to the center
Excellent location. Close to the city center, tram and metro stations. Great bed. clean room and very comfortable. The staff is very nice and helpful, they will take your language in the stairs and provide explanations about things to see and to do in the city.

Disappointing
The guest house is centrally located, though hard to find. The entrance door seemed to be almost as in conspiracy movie - behind a chair of the outdoor restaurant! The hotel stuff was trying very hard to be pleasing, though lucking professionalism and sometimes even chatty. It was OK not to have an elevator - I knew about it ahead of time, though stair are very steep. No hairdryer or electric kettle in the room - had to go to kitchen downstairs for tea. Did not feel safe as balcony door works as a window as well. Overall it was not authentic Portuguese experience I was looking for as this hotel is run by a different cultural minority.

This modest hotel is in a good position in the city center, close to public transport, and main attractions. We stayed for a week in a room on the first floor. Although there was no air conditioning(not to be expected at this price)a fan was provided but we never needed to use it even though daytime temperatures exceeded 30 degrees on some days. The room was pleasantly furnished, the beds comfortable, a nice large bathroom and everything worked flawlessly. We found all the staff to be very helpful and knowledgeable and gave us good advice. There is no breakfast but this is not a problem as there are many cafes/restaurants close by at very reasonable prices. As with every hotel we could nit pick at minor points and these have been covered in other reviews. Lisbon is one of the great European cities and any hotel should be looked on as a comfortable place to sleep at the end of a tiring day of activity. All in all well done Baixa Guest House we heartily recommend you.

There is no lift and it really is not a joke having to climb everyday to your room. Plus no phone nor hair dryer. Reception is on first floor and you can imagine each time a service is needed, you have to climb the stairs.

Very friendly and helpful staff. I enjoyed my stay there. Room was nicely decorated. Bathroom was also clean and nice. Nicely located, close to metro stations and bus/tram stations, which makes it quite useful to travel from and back to the airport. The place looks very well maintained and new.

I stayed only one night. Room was clean, I would not complain if it was little bit larger. Hotel is well located. Bairro Alto square is only one minute walk from the hotel, and the first stop of tram 28 is even closer.

Bon séjour, malgré un personnel ne parlant pas un mots de Français il faut avoir besoins de rien..hôtel bien situer.. pas climatisé. Chambre Bruyante la rue.. Escalier très raide pour une personne a mobilité réduite.
