"To be honest, our first room was quite terrible. It was old and dirty. The floors looked so gross I didn’t even want to put my bare feet on them. So why the good ratings? Well, after contacting Expedia to see about cancelling my reservation so I could move to a completely different hotel, the on duty manager offered to move me to another room.
That room was significantly better - it was on a floor that had been renovated just a few years ago. I don’t know if they reserve this floor for higher priced reservations, but I was told it was an “equivalent room”. But it was so much better, I couldn’t be happier.
So my tip would be, if you’re assigned the 15th floor, ask for something different… 16th floor if you can get it."

"The room was clean and comfortable. One thing I found a bit unusual was that there was no hand soap in the toilet area near the small basin. I noticed the same in another hotel, so I’m not sure if this is common in Japan or specific to this hotel.
The breakfast area was spacious with plenty of seating. I arrived around 9:00–9:15 am and didn’t have to wait to be seated, which was great.
There was a good selection of both Western and Japanese breakfast options. However, as some other guests have mentioned, certain hot items such as steak and vegetables were not very warm. The display showed 50°C, but the food itself felt cooler than expected. I’m not sure if this is a hotel policy or something that was overlooked.
The staff were friendly and very helpful. They even arranged to ship my luggage to my next hotel in Tokyo, which made my trip much easier. The location of the hotel is also excellent."

Hotel Gracery Kyoto Sanjo

"A very good hotel, ideally located in central Kyoto, just steps from the river, Nishiki Market, and a covered shopping street. The staff were pleasant and helpful, and the room was clean, quiet, and comfortable. The bed and pillows are firm, but I personally slept very well.
My only critic is the laundry room, which is much too small for the size of the hotel. I had difficulty accessing a dryer before hours and had to hang my clothes in the room without having access to a drying racks."

"Thought it was a easy assembly area, but it tran only run every 15-30 minutes to Kyoto station. Kyoto bus is always packed with people, get around take long time. But there is a family mart right at the hotel, very convenient for quick snack. Also Starbucks less than a minute walk. Recommend for leisure traveler."

"No one to help with luggage; front desk would not make dinner reservation--told to walk downstairs and do it myself; very small room; sink and vanity in bedroom area instead of the bathroom; no English television station; no view from bedroom to outside; charge for everything, for example the cappuccino at breakfast and ice at bakery; gym is very small, cold, bad smell, no water and no towels; service staff often unfriendly and unprofessional. Not recommended!"
