We have stayed in this condo, Unit E301, twice for a week each time. First in winter of 2021 and now spring 2025.The positive: we really love the layout and spacious feeling of this condo. It has three basically separate areas, although one is the loft. Each has its own bathroom. We love the lofted ceiling and clearstory. The huge lanai with a beautiful view over the golf course with the ocean in the distance and palm trees is amazing. It's wonderful to wake up and sit on the lanai listening to the birds! We love the visiting geckos who roam the property. The location is great for Kona related activities, but is an hour drive to the main beaches up north.The negative: Many items in the condo are aging or broken. Specifically: the toaster only works on one side, the main garbage can step doesn't function, so you have to lift the lid by hand each time, one of the cabinets won't stay closed, most of the beach items in the condo are broken or far past their prime (broken and very old chairs, only one too-small, cheap, partially broken umbrella). The lanai screen doors are very finicky, and apparently won't lock. The toilet in the primary bath runs.Also, the manager doesn't respond to regular questions during off hours unless you contact the emergency number, and there are some unreasonable rules such as absolutely no playing outdoors in the grass or in the pool area.Thank you!
