* Guests travelling with older children must supervise them at all times.

Parking
* One off‑road parking space is available on the cobbled drive directly in front of the cottage, suitable for small to medium cars.
* Additional free roadside parking is available on Rowton Grange Road (approx. 0.2 miles / 4-minute walk).

Security & Noise Monitoring
* A Ring doorbell camera and an external security camera are installed at the front of the property.
* A noise decibel monitor is present inside to ensure quiet hours are respected.

House Rules
* No pets, smoking, parties, or events.
* Shoes must be removed on entry; a bench and boot rack/mat are provided.
* Please use coasters and avoid eating in the lounge or bedrooms.
* Minimum check‑in age: 21.
* The cottage is for private residential use only (work trips welcome, but no business operations, external commercial services, or Airbnb Experiences permitted at the property).
* The property is intended as a peaceful rural retreat and is not suitable for group drinking trips, parties, or social events.

Pre‑Arrival Requirements
To comply with regulations and protect both guests and the property, the following must be completed at least 3 days before arrival:
1. Sign and return guest registration form agreeing to the rental agreement and house rules.
2. Complete ID verification via Truvi (our trusted third‑party provider).
3. Pre‑authorise a £500 damage deposit via Truvi (includes a £10 service fee).
