Spacious upstairs 3 bedroom home with every amenity you could wish for.
The huge kitchen is beautifully crafted from recycled rimu, and is a pleasure to use.
The large open plan lounge area has a wonderful outlook through picture windows over magnificent trees and housing.
The dining room seats at least eight people around a beautiful antique kauri dining table. French doors open from the dining room onto the large private & quiet decking area. This area is fully fenced and surrounded by trees and gardens.
A large double bedroom has French doors opening onto the deck.
Another double bedroom, and a single bedroom enjoy the elevated views from large windows. The home enjoys all day sun.

  • I would not usually consider a garden a must-see experience, but I am really glad a local told us to visit Hamilton Gardens. The experience of wandering through a maze of hedges that open into perfectly cultivated gardens plucked complete from other countries and other eras was quite possibly the closest I will ever come to feeling like Alice in Wonderland come to life. You never know what magical sight waits around the next bend in the path.

The house was even better than pictured. EVERYTHING you needed was there in terms of comfort, kitchen, linens, towels and extra heating.Jan went above and beyond by making sure I was cared for after I became ill!

Great and lovely place

Stayed at the property with my family for my graduation and loved our stay there as it was a beautiful house inside and out! The host Jan was very accommodating and nice and we really appreciate that. Would choose to stay here again if my family is visiting again coming to Hamilton again.

Great house

Lovely house, 5 minutes walk from Claudelands Arena, and very close to town. Checkin was very easy and the host couldn't have been more helpful, will definitely be back for other events at Claudelands

Fantastic Place To Stay

I have stayed in a number of Book a Bach properties over the years but this was the best ever. The owner was fantastic, the house was amazing with all the little extra's I have never experienced before; there was milk, our preferred bread waiting with chocolates and chocolate biscuits even. I highly recommend this home and would definitely stay again.

Best Host and Property you could ever wish 4

The host is so amazing and helpful. The property is lovely warm and so well equipped, plus any things you want or need to know the host has the answers. Then there is the lovely garden and so close to the town centre. Certainly can recommend this property and host.

Great Place

We really enjoyed our stay here, it was very clean and lots of space for our 4 adults. We loved that it was in walking distance to town and stadium Waikato where we attended the Women's World Cup Football Match. Lastly, Jan is a GEM!

Well appointed with an amazing host

Family stayed while I was in the very near by Southern cross hospital. The home is beautiful, so well appointed, with a beautiful outside deck area and a beautiful garden out the front. Jan is super lovely and made sure we had everything we needed.

Beautiful home

Attending Kingi Tuheitia Tangi week

This was a place to stay for kaumatua while travelling daily to Turangawaewae. It was comfortable, just excellent. Jan was welcoming and kind, the place exceeded all expectations. A respite during a very busy and intense time. Thank you Jan, your care and kindness was so appreciated.

Relax

If you're not into clinical hotels then this rustic place with a fabulous outdoor area, and windows with views onto leafy trees is the place to be. Relax and enjoy.

Great Short Stay

What a lovely place to stay for a quick two night trip to Hamilton. Jan was absolutely lovely, super welcoming and communicative. The house was tidy and beautiful with lots of windows to enjoy her beautiful garden. Also have to note, it was the best supplied kitchen I’ve ever encountered in a bookabach, every utensil and gadget one could ask for. Thanks Jan.

Super friendly host

Great communication from Jan, from start to finish. The house was exacly as described, and great for us, a family of 5. Jan was very considerate in the extras she provided and gave us a great tip about Hamilton Gardens, which we throughly enjoyed. The kitchen was really well equiped, which was great for us as we like the option of cooking for ourselves. The house was very clean and there was an abundence of linens and towels. Would recommend staying at Jan's house.

Beautifully decorated with every need thought of

Jan has done an amazing job decorating and appointing the space. The kitchen had everything you’d think of needing and more. (Pasta maker and pasta drying rack?!) She even contacted us ahead to find out our favorite bread and provided some basics and treats for the fridge and pantry. The space is full of light. The patio is wonderful. It’s a 15 minute walk to every manner of restaurant on Victoria St when you want to eat out. We would have loved to move in and call it home. Definitely recommend! Centrally located (45 -90 minutes) to Hobbiton, Rotorua and Glow Worm & other caves.

Jan’s Hideaway 2 nights Jan 21,22 2024

I have been staying at VRBO properties for 25 years and Jan is the kind of owner that I really appreciate. She has pride of ownership and a sincere desire to help make your stay as comfortable as possible. Her house was immaculate, with a well stocked pantry.The layout is ideal for 2 couples travelling together. A third bedroom offers even more room for extra guests. We made considerable use of the private garden for dining and relaxing. When you rent you have complete use of the upper floor. Two bedrooms and the living room overlook Jan’s front yard. The house is built into a hillside so when you step out at the rear of the house on the second level from the dining room, kitchen and master bedroom you are at “ground level”. The compete backyard area is fenced in and is all a private beautiful lush garden and deck. It has a dining area and sitting area complete with umbrella and chairs. Roughly 1200 square feet. I mention this unique layout because I did not realize how nice and functional it was when we booked. Definitely a big asset. I recommend this property and would stay again Brian from Orillia Ontario Canada
