Enjoy the best possible site for visiting the St John's area. a
Approximately 20 minutes from the airport, this house has it all, with plenty of outdoor seating, wooded area behind the house, ocean in front. Great for families or couples. Twenty to twenty five minutes to downtown St John's and it's fine restaurants and art galleries as well as its colorful houses. A big attraction here is the close access to the East Coast Trail, just minutes from your front door.

As you enter, you immediately know that you are in a special place. Facing you is the large and extremely well equipped kitchen, a sunny family room and a dining room and living room with a panoramic view of the ocean and the surrounding cliffs. Open the door and step out on the veranda which surrounds three sides of the house. Sit on the colorful Adirondack chairs and take a deep breath. You realize that you have arrived in the vacation home of your dreams! Take a stroll through the garden where you can, in season, pick fresh lettuce, Swiss chard, green onions for your salad plus a variety of herbs.. Enjoy the flowers and trees on all sides. In September there are potatoes, carrots and turnips.

Upstairs has two bedrooms and two full bathrooms. The master bedroom with queen mattress is large and bright with windows facing the ocean. You will wake up to the gentle lap of the waves against the shore or maybe the crash of waves against the rocks. The master bath has a walk in shower, plus a free standing tub, perfect for relaxing in after a long day hiking or sight seeing. All the bathrooms are well supplied with soap, shampoo and conditioner and lots of good quality towels.
The second bedroom also has a queen bed and own bathroom . It has an ocean view plus a view of the valley to the west.
The third bedroom is located in a Casita situated next to the main house. This very pretty and spacious room has a queen bed and full bathroom. Two large windows provide excellent light plus a great ocean view.

The laundry room, with detergent supplied, is located on the second floor.

If needed, a fourth sleeping area would be in the family room, where we have a sofa bed to which we add a very comfortable double mattress. As this is not a private space we would recommend it only for children. But many adults have slept there without a problem..

If you like games, we have Bocci and croquet. For indoor fun, card games and scrabble.

Dawnview cottage

Lovely property, gracious host

My husband and I stayed in Flatrock for three nights at the end of our vacation. The property was very comfortable, extremely clean and well stocked for cooking. We especially enjoyed the fireplace and lovely view. The beds were comfortable and the décor pleasant. I would stay here again.

One of our Very Favorite Vacation Home

It was so good to return to Flatrock & Dawnview. House & setting are gorgeous, immaculate, and incredibly convenient both to fantastic hiking & to St. John’s. Hosts are wonderful and a pleasure to work with. We loved our stay & can’t wait to return.

Peaceful Getaway

The cottage was even better than the photos, beautiful views, easy access to hiking trail,well appointed kitchen and laundry. Every convenience was provided, Glen and Eileen were very kind and gave helpful suggestions concerning our various interests. Would love to go back!

Worth a special trip!

We just finished our second stay at Flat Rock. Eileen and Glenn are perfect hosts and the home is absolutely perfect. It sits on a gorgeous hill above the harbour and the views are spectacular. The home is so well equipped that you need no condiments, potatoes, rice,etc.. Check before you shop! It’s the BEST EVER, not to be missed.

Simply Stunning

We couldn’t believe the view and the house were real. It was a sanctuary for our family over Christmas, a place to wind down together after each day of a lot of ‘peopling’.

We loved our stay here! The property itself was stunning. Very large and spacious house, well kept and clean. Amazing views looking over the water. The yard was huge with lots of green space and a big driveway for parking access. We were sad to leave at the end of our trip. Eileen (our host) was very accommodating and helpful.

Relaxation in Flatrock

The property was clean and comfortably appointed. We loved every aspect of the home and the view. I especially enjoyed the brightly coloured sunrises in the early morning while listening to the ocean waves on the beach. It was close to St. John's and easy to get there for cruises and sight seeing. We had a wonderful time and would definitely return there on our next visit to the area. Eileen was very welcoming and helpful on things to see in the area. It was easily a 12 out of 10!

We thoroughly enjoyed our week’s stay at Dawnview. The house is beautiful, thoughtfully appointed, and its scenic location is simply gorgeous. One could not ask for more. It was a perfect location to explore the rural areas in and around Flatrock while also being relatively close to busy St. John’s. Beautiful, cozy escape

We had an amazing stay at the Dawnview home in Flatrock. Eileen and Glenn were so warm and welcoming, providing us with great advice and fresh veggies and moose for our stew. They were also a joy to talk to! The property is beautiful and had everything we needed for a cozy fall getaway. Spectacular views of the ocean, convenient access to trails, and just 20 minutes to St. John's. Couldn't have asked for a better experience. We hope to come back again soon!

Flatrock in Style

We spent a week in Eileen & Glenn's house in Flatrock, NL. It was a great house in a great location handy to everything we wanted to do in St. John's & the Avalon. They provided everything we needed as if it were home. Our party of four adults visiting Newfoundland for the second time all felt very comfortable & "at home" in this well-equipped, well-maintained property with a great view over the cove. Great Location & View

The property was larger than I expected. Our boys - 14, 12 & 10 enjoyed exploring the property and nearby forest. Every night after dinner we walked along the trails beside the ocean and enjoyed the views of the cliffs and fishing boats.We also sat on the porch with a glass of wine or coffee and listened to the waves. The location is great. There are several things to do in the area. The cottage was perfect - great view of the ocean especially from the master bedroom and the bunkie. All the amenities we needed including a great high end bbq. The hosts were great too. Very quick to respond to questions.

Couldn’t be more perfect!

Originally booked Valentines gift from 2020 that unfortunately in the midst of Covid had to be canceled, yet we were able to re-book what looked and was described as the most amazing spot again for our re-scheduled Nfld trip. As stated by so many, the amazing pictures, are only topped once you arrive and see the beauty of not only Eileen & Glen’s place, but the surroundings and the people. Everything was wonderful, from easy check in, to getting a chance to meet Eileen, to spending the start of each day with coffee on the front porch, and ending it in the same place enjoying the stars, the sound of the waves and the smell of the ocean! Close to St. John’s, East Coast Trail, great places to eat within 1/2 hour, etc. Can’t wait to return and look forward to visiting Eileen & Glenn again. Thank you for having us at your perfect place!!

Home away from home

This rental will be hard to beat. The house is superb and so well located. After a busy day of sightseeing, relaxing on the porch overlooking the ocean was a great way to end the day. The sunrise is breathtaking and the best part is you do not have to get out of bed to watch. The hosts are absolutely incredible, we received such a hearth warming welcome which made us feel at home immediately. They went out of their way the entire duration of our stay to ensure we had everything we needed. They even took the time to go downtown and get us a lobster box so we could bring lobster back with us. Bravo to them for being the best hosts and making this trip to Newfoundland memorable. I recommend this place hands down. You will not regret.

Flatrock Gem

I just can’t say enough about this fabulous property. The location was absolutely perfect...between hiking the East Coast Trail and visiting all the tourists sights of St John’s and the surrounding areas this property covered it all. The house itself offered anything and everything you could ever need during your stay. From the well stocked pantry to Eileen’s fabulous backyards gardens...it was yours for pickings...Staying in this beautiful wonderfully furnished house, you will want for nothing. Eileen and Glen go that extra mile to make sure your stay is a vacation to remember. Handsome home overlooking Flatrock Cove

My family stayed at this property in August 2023. This place was a very comfortable end to our 2-week Newfoundland vacation. The house appears to be quite new, is fully furnished with high-end appliances, good cookware and dishware, comfortable furniture, and very comfortable beds. The house was immaculately clean. The kitchen was well stocked with spices and oils - much more so than most VRBOs. The views from the front porch over to the cove were beautiful. We enjoyed one of the nearby hiking trails, a part of Newfoundland's East Coast trail, just a few minutes from our door. The house is conveniently located just 30 minutes' drive from downtown St. Johns, has a grocery store 5 minutes' drive away, and is not far from (but not under the flight path of) the airport. We would happily stay in this house again if we should return to Newfoundland. A real gem!
