The spacious home features 3 king suites upstairs, a bunk room on the main floor, 4 baths, and an ADA-friendly main bath. Gather in the gourmet kitchen with leathered granite counters and hickory cabinets, or relax in the great room with riverstone fireplace and wet bar. Step outside to the wraparound deck with an 8-person hot tub and enjoy wildlife, trout in the river, and spectacular views. RV garage and ample parking available. Perfect for families or intimate groups (max 10). No smoking or pets. Exterior cameras onsite. We reserve the right to cancel reservations.

This is our 2nd year of staying at this home for our leadership retreat. It's such a great house and location in Estes Park. We hope to stay here for many years. The bed/bath situation is perfect for our team and we really enjoy all the different spaces for breakaway meetings. Love the kitchen and hot tub!

Wonderful home in Estes Park

Colorado get away

Beautiful home, loved the location on the river. It had everything you need, plenty of toilet paper and extra supplies. Beds were comfortable, we really enjoyed our stay!

Family Vacation

The house is awesome and close to town. We had a young Elk Bull sleep one night in the yard, so that was super cool to see. Plenty of room for the whole family to stretch out and enjoy our week in Estes!

Wonderful!

This house and location were perfect for our family gathering. The house was so well stocked with many thoughtful amenities. Karine was very easy to communicate with and the local maintenance contact was prompt to come help us when the pilot light was out on the fireplaces. We had a wonderful time!

Quiet and peaceful

The home is pretty, well equipped, clean and peaceful. There is a small stream flowing just behind the back porch and frequented by deers often. The host is very responsive and you’ll find everything that you would need for your vacation stay.

Great home for family vacation

This was a family vacation with my husband, our 2 children, their spouses, and our 2 grandchildren. We enjoyed being on the river with the deck that extended across the back of the house. The house offered plenty of space to gather together and also to find some separate space alone. The kitchen was well organized and fully equipped.

Fall River Home Vacation

This home is exactly as advertised, a "luxury mountain home"! Six adults, one teen, and one infant enjoyed our time together in this beautifully appointed home. Within 20 yards or so of the house, we saw elk, mule deer, and a black bear! The ambient noise from the river is so relaxing! Loved everything about our trip!

Simply Amazing.

I wish we did not have to leave. I would return in a heartbeat. Perfect location for access to RMNP. Steps away from an amazing cinnamon roll bakery. Private street with little traffic. The best part is the river and having a morning cup of coffee while listening to the water roll over the rocks.

Perfect Getaway

Beautiful, upscale home with the sounds of the river can't be beat! So close to everything yet peaceful and quiet. Space for all of us to be together or doing things separately. We had everything we needed for cooking meals and baking cookies, including pretty Christmas decorations!

Perfect palace for a leadership retreat!!

We chose this location for our leadership retreat knowing we needed the number of bedrooms for everyone. It was great in so many ways. Not only was everything as listed in the description, but so much more. The beds were very comfortable and the bathrooms all updated. If you love to take a bath, the master bath is amazing!! All the different living spaces worked great for breakout sessions and gave everyone a place to relax. The kitchen was decked out with everything you would need to cook a meal for a large group and it was great that we didn't have to do dishes all the time, since there were plenty to get us thru the day. The location to main street Estes was perfect too. This is definitely a location we would book again for our retreat next year!!

Our family thoroughly enjoyed our stay in this large well-appointed home on Fall River outside Estes Park. Accommodations were perfect four 5 adults and 3 children under 8. We used the outstanding kitchen daily for meal preparations. Kids and adults enjoyed the hot tub in snow! So much room to spread out for games, movies, quiet reading for everyone. We enjoyed the beauty and sound of the river and large deck. The home is only a short drive to town, Safeway, and about 3 miles from park Fall River entrance. Kids got a kick out of elk in the yard in the evenings. We stay on vacations in VRBO when we travel, and this was one of the best for us.

Wonderful property

We recently stayed at River House and had a great experience. The house is amazing. The kitchen has everything you can possibly need for cooking meals and so much more! Our 10 year old grandkids had the best time playing foosball, checkers, and tons of board games. The large hot tub was the highlight for both adults and kids. The deck overlooks the river and was so calming to sit and listen to the river after long days of activities. The house was immaculate and the king beds were very comfortable. The kids loved the bunk room. The house is located very close to town and convenient to everything. The neighborhood is very quiet and the surroundings and views are beautiful. Don’t think twice about booking the River House!

Great location… could use some repairs

The home was beautiful and well appointed, but desperately needs some repair. The deck has multiple boards that could cause injury, including loose railings and broken boards. Water heater was delayed and required a 15 minute morning start time to get hot water. The walls show wear from previous parties and found beer cans under night stand. Location was amazing and scenery unparalleled. Proximity to town and ease of walkway were amazing. Recommend optional grocery service at expense of renter for night of arrival.

Our group really enjoyed our stay at the Luxury Mtn Home on Fall River! Pros:1. Spacious & Updated - This is a beautiful home!2. A lot of amenities (hot tub, deck over-looking the River, grill)3. Fully stocked kitchen (pots, pans, utensils, storage containers & spices.) 4. Location! 5 minute walk to Cinnamon’s Bakery (famous for their cinnamon buns), 20 - 25 minute walk to town. 5. Garage that fits 3 vehiclesCons:1. Texted the owner about a maintenance issue. Received a response that they would try to get someone out to fix the issue, but never heard back. 2. Deck is in need of repair. Wear shoes when walking around and when getting in and out of the hot tub. 3. People that are staying in homes nearby will use the driveway as a pass through (walking & driving) so be careful when backing out of the garage. 4. Construction trash in the garage (watch out for nails and screws)
