"Perfect quick one day stay! Front staff was absolutely very friendly and so helpful! I really appreciated the hospitality and how clean the hotel was. Did not smell like smoke or anything.. extremely clean. Location was also a plus! Very close to restaurants and bars. The garage next door was a big plus! Will definitely stay here again!"

"Excellent location! Everything was clean, well-maintained, and beautiful. Parking was easy to find along the street, and we felt very safe in the neighborhood. The hosts were caring, responsive, and incredibly helpful throughout our stay. We would definitely love to stay here again the next time we're in town."

"My wife and I stayed at the Frances Modern for a weekend getaway. Our goal was to find a relaxing, “little bit different” place to stay, convenient to downtown- we were seeing a concert at the Moody Center. The Frances Modern delivered. This small, boutique, hotel was beautifully appointed, but relaxing and casual. The room was unique & spotless, with character you don’t find in chains. We spent much more time in the open air sitting area than I ever imagined we would- but the coffee, sparkling waters, books, games, etc were all so inviting. Communication from the staff was great. We’ll definitely be back!"
