"This is such a cool spot with a great Tahoe vibe. Some work could be done around the maintenance of this building… our smoke detector was going off upon arrival… it was “fixed” then started going off 3 hours later… and then again at 10:30 at night… fortunately staff was still there to assist. Our TV was not working- showing no signal- again, staff was fabulous in coming to fix and address it. The on- site coffee shop was amazing! Nice staff and delicious coffee! We enjoyed the Beer garden area- such a fun spot, played some ping- pong- (again they could use a new net- a simple maintenance item). We went to enjoy the hot tub above the lobby, but it was luke warm… and the jets didn’t work. The rooms were very clean, parking was tight, but easy. Staff were super nice and helpful. With a little TLC, this place could be a shining gem!!"

"Our room ended up being at their property across the street, so we did not have a lake view or even a partial lake view. Instead, we overlooked the pool area, so we listened to kids screaming and yelling in the pool until about 10 PM. That personally did not bother us too much, but it may bother other guests looking for a quieter stay. The biggest issue happened after we unloaded everything into our second-floor room after a long day of traveling. We noticed a huge bubble in the ceiling that was actively dripping water. Thankfully, it was not over the bed, so we did not have to pack everything back up and switch rooms. However, we did have to avoid that entire corner because the carpet was soaked, which made the already small room feel even smaller.I slept horribly because I kept worrying all night that the ceiling bubble would burst and soak all of our belongings. Thankfully, that did not happen. The nightstands also appeared to have not been wiped down from the previous guests, as there were still drink rings left on them. That immediately made us question the cleanliness of the rest of the room. The beds were also much too soft for my liking. On the positive side, it was very quiet after 10 PM, and the staff we interacted with were nice and helpful. But overall, we were disappointed with our stay."

"Place was clean. Minor cosmetic damage. Bed was decent. Quiet neighborhood. Staff was so nice. Breakfast was alright. Not like a 5 star hotel but wonderful. Everything was fresh, and good. I would stay here again. They are renovating one building. So they keep their place up. I really enjoyed my stay. The stairs were really easy to go up. They were bot steep. And seemed the steps were closer together. Loved this place."

"The staff here, in my experience, were very cold and inhospitable. I never requested stayover service, but when I repeatedly asked the front desk for clean sheets, I was ghosted day after day. Eventually, I found a housekeeper myself and ended up vacuuming and cleaning my own room because the front desk staff genuinely treated guests like an inconvenience. It wasn’t just me either — I watched one employee interact with nearly everyone that way. Parking at 3 Peaks is also a nightmare. There simply are not enough spaces for all the rooms, so if you return later in the evening, you are forced to park on the street. There was also significant damage inside the room. It appeared someone had literally kicked the door in at some point and it had simply been plastered back together. There were dog scratches all over the bathroom door, and we constantly dealt with ants. When I called about the ants, I was told, “Well, it is warming up and they are coming out. We can send maintenance to try to locate where they are coming in.” Nobody ever came. The beds at this property are reportedly over 10 years old and are in serious need of replacement. My travel partner kept waking up throughout the night and I woke up sore everyday. I eventually bought an air mattress as I was told the beds were all the same. To be fair, there were positives. The hot tub was very nice, the remodeled rooms do look visually appealing, and the property is conveniently located near Stateline. "
