    One hundred metres from the Sea Point Promenade, on the third floor of a Robert Silke landmark built around a planted atrium, 309 is a designer one-bedroom for two with a private balcony over the city. The apartment is entirely your own: a queen bed in hotel linen, a full kitchen with a Nespresso machine and dishwasher, uncapped fibre and a Smart TV with Netflix, and a walk-in shower finished to the standard the address suggests. Daily housekeeping is included, so the apartment resets itself while you are out and the holiday never turns into housework. A dedicated undercover parking bay comes with it, though most guests park on arrival and never touch the car again, with Mojo Market fifty metres away, Figo Rooftop Restaurant and The Spa at The Cole next door, and the Victoria & Alfred (V&A) Waterfront ten minutes by road. Entry is by facial recognition to your floor, behind twenty-four-hour security. It is rare reassurance on the Atlantic Seaboard, and part of why guests sleep as well here as they do.

    The apartment

    309 is a self-contained one-bedroom apartment for two, on the third floor of Dolce Vita. It was furnished the way you'd want a Cape Town holiday to feel: warm oak floors, soft neutrals, generous natural light and nothing you have to be careful around. Everything is new, everything works, and the whole space is yours. You'll never queue for a lift behind a tour group or share a breakfast room with anyone.

    Step out onto your own balcony for the city waking up below, and the light changing over the rooftops at the end of the day. It's the spot most guests end up using twice a day without meaning to.
    Sleeping

    One bedroom with a queen-size bed, dressed in crisp white hotel-grade linen and a duvet you'll want to steal. Blackout treatment, full climate control with air conditioning and heating, and hanging space for two people's worth of luggage. It's quiet, too. This is a new build with proper glazing, not a converted flat on the main road.

    Living, kitchen and bathroom

    An open-plan living and dining area with comfortable seating and a Smart TV loaded with Netflix, plus uncapped high-speed WiFi that holds up to video calls and 4K streaming. The kitchen is fully equipped, with a Nespresso machine, oven, hob, microwave, fridge, kettle, toaster, dishwasher and a full set of crockery, glassware, pots and utensils, so a sunset charcuterie board or a proper dinner for two are both easy. The bathroom is a walk-in shower with premium finishes, hairdryer, fresh towels and starter toiletries.

    Refreshments

    You'll arrive to a Nespresso machine with pods, a selection of teas and rooibos, and the basics stocked so your first morning doesn't start with a shopping trip. A Woolworths and a Checkers are both a short walk away for anything else.

    Housekeeping

    Daily housekeeping is included in the rate. The bed is made, the bathroom serviced, the towels refreshed and the kitchen tidied every day of your stay, so you come back from the Promenade to an apartment at hotel standard without having lifted anything heavier than a coffee cup. It is the one thing a self-catering apartment normally asks you to do yourself, and here you simply don't.

    Parking

    A dedicated, secure, undercover parking bay is included with your stay, behind access control. No circling Regent Road, no paying a car guard, no moving the car at 8am. Then leave it there and walk, because almost everything you came to Sea Point for is within fifteen minutes on foot.

    The building

    Dolce Vita is one of the Atlantic Seaboard's standout new addresses: a Robert Silke design that borrows from Italian riviera architecture and Cape Town's Art Deco heritage, arranged around a planted atrium that keeps the whole building light and green. Security is exceptional, with 24-hour manned security, access control at the door, and facial recognition to reach your floor, so nobody who isn't meant to be there gets anywhere near the apartment. Right next door are Figo Rooftop Restaurant, for sundowners with the Atlantic in front of you, and The Spa at The Cole, both bookable by guests. On a slow morning you don't need to leave the block.

    The location

    Sea Point is the best of Cape Town on foot. The Promenade, 11 kilometres of ocean-facing pathway where the city walks, runs, cycles and watches the sun go down, is 100 metres from the front door, and Mojo Market is 50 metres the other way, with live music and thirty-odd food stalls under one roof. Regent and Main Road put dozens of the city's most-loved restaurants, coffee shops, delis, wine bars and yoga studios within a few blocks. Most guests park the car on arrival and don't touch it again until they leave.
