Located in the heart of Ainslie, this stunningly renovated 4-bedroom home harmonizes tranquility with convenience. Just steps away, explore quaint shops, trendy cafes, and the scenic trails of Mount Ainslie.

Please note that there is a step up from the garage to the main house and another step up to the second bedroom.

BEDROOM:
The main, second, and fourth bedrooms feature queen-sized beds, and the third bedroom has a double-sized bed topped with professionally cleaned and pressed linen. They also have plenty of wardrobe space for your luggage.

BATHROOM:
The first bathroom features a toilet, shower, and bathtub, while the second bathroom includes a shower and toilet. We provide bath towels, shampoo, conditioner, toilet paper and body wash. You will need to re-stock depending on usage frequency and length of stay.

KITCHEN:
You can use the kitchen if you're craving a home-cooked meal. While you stay you will have access to:
- fridge/freezer
- stovetop
- microwave
- oven
- crockery and cutlery
- dishwasher

We stock a simple selection of food for breakfast such as milk, coffee and tea. Guests will need to purchase food items for longer stays.

LIVING ROOM:
The Family Lounge Room has a 55" smart TV, while the Formal Lounge Room has a 65" smart TV, which you can use to access your Netflix and YouTube accounts. Both TV has access to local channels. Note that we don't provide subscriptions to Netflix, YouTube, or other online streaming platforms, so you must use your account.

LAUNDRY AREA:
A washer and dryer are available to use, as well as an iron and ironing board.

PARKING:
The garage can accommodate up to three cars. If you require additional parking space, there is free street parking available, and you can also park in the driveway.

Check-in information will be sent two days before your check-in date, and any codes will be sent four hours before your arrival to prevent fraudulent bookings. There is a key safe for self-check-in.

Only 1 guest key set is provided. Please be careful not to lose the keys, as a replacement fee will apply. Losing the keys or leaving them inside the apartment will result in a minimum charge of $355.

I am available mostly through Airbnb messaging but I give privacy to my guests. If there is an urgent issue, you can always call me.

Any violation of our no-party rule will result in a $2000 non-negotiable penalty, in addition to any damages.
1. Please let us know if you need to check in early or leave later than the standard check-in/out times. We need to collect $50 for every hour, or increment thereof, of delayed check out.

2. I have a STRICT "No Pets Policy" and "No Smoking Policy". These are applicable inside and outside of the property. Any breach will result in a fine of $400 plus any additional fees for specialised cleaning.

3. The cleaning fee covers the regular cleaning and linens in the property. As this is not a hotel, please try to leave the place as tidy as possible. If the property is extra messy when you leave, an extra cleaning fee will be requested (minimum of $50).

4. Please be sure you understand our cancellation policies. You can find our current policy on our Airbnb listing.

5. Only those persons who made the reservation may stay at our property. If you're a business or government agency booking for other people, please contact us in advance to ensure access details are made clear.

6. No parties or gatherings of more than the maximum number of people that can book the property. Any non-guests must leave by 10:00 pm. And there should strictly be no loud noise after 10:00 pm. There is a $2000 penalty if this house rule is breached.

7. There are some items in the kitchen (tea, coffee, sugar, milk) that you are welcome to use. Also, the pantry has a few basics (i.e. muesli). We don't stock in the refrigerator or provide any meals.

8. I list my property as not suitable for kids or infants as it is not child-proofed and we don't have baby amenities (i.e. high chair, cot). However, if the kids will be under adult supervision at all times, booking with children is no problem.

9. The property will be holding a security deposit for all stays. If no damages are identified, the full amount will be released within 3 days of check-out. In case of damages, necessary fees will be deducted, and affected parties will be promptly notified. This applies to bookings on Booking.com, VRBO, and Canbnb websites
