Amaroo is contemporary home with every conceivable luxury including a wine tasting room, cinema/media room and modern kitchen with an in-built wood-fired pizza oven. This home is modern country luxury at its finest! There are 6 bedrooms and 4 bathrooms, all beautifully appointed and well proportioned. It boasts large yet intimate spaces and is perfect for larger groups, extended families or groups of couples wanting to come together but still experience space and privacy.
Located in an ideal location close enough to all the attractions but far from suburbia and very private. Beautiful landscaping, extensive decking and various entertaining areas are all surrounded by thickly established trees creating a very tranquil, leafy escape.
Each booking receives a gift - usually, a bottle of wine, and you are free to conduct your own wine tasting sessions in your wine tasting room down stairs.

Linen All linen (sheets and bath towels) is supplied for your stay and included in the tariff. For the comfort of our guests, we do not triple sheet. All beds have a fitted sheet, a flat sheet and a quilt with a full cover. BYO linen for the complimentary portable cot.
Property Specific Notes If the property is booked last minute and the beds have already been made up after the previous stay, we regret we are unable to unmake and remake to different configurations and beds will be presented as per the website description text.

Wi-fi is offered as a complimentary extra. As there is no charge issues will be dealt with asap but cannot be guaranteed.
To ensure the comfort of our guests and the neighbours, we do not accept bookings for "Schoolies" breaks/under 21yrs groups and under no circumstances do we allow weddings or parties of any sort.
The owners occasionally live on-site in a separate dwelling and will afford you the utmost privacy.

Check-in and -out Times: During the busy months of December and January, the check-in time is 4 pm to facilitate peak back-to-back changeovers. Our standard check-in time is 3 pm and check-out time is 10 am. We offer a complimentary early check-in or late check-out time as a gesture of goodwill where booking and housekeeping schedules allow. Note that due to demand and housekeeping pressures, no early check-ins or late check-outs will be granted during the months of December and January. The safest way to secure an early check-in or later check-out is to book the property for an extra night. Contact us for a special rate for this extra night. All Sunday late check outs must be requested and approved prior to 5 pm on the Friday evening prior. All complimentary early check-ins or late check-outs must be confirmed in writing so that our housekeeping team are informed accordingly.
Guest Registration: Guest registration is mandatory for all bookings and replaces the need for a cash bond for short term bookings (up to 20 nights). It is essential for fraud prevention, damage claims, safety, and emergency purposes. The process varies depending on the online travel agent used. Direct bookings require the booker to upload a copy of their driver’s licence and credit card through our encrypted online process.
Additional Guests: The guest limits apply at all times during the booking. Any extra guests (this includes day visitors) above those that have been booked and paid for must be approved in writing prior to the stay. Only the guests staying at the property are permitted to be present. If you wish to have visitors in addition to booked guests, you must advise us in writing prior to your stay and ensure you receive written permission. This is not possible at all properties.
No Extras: This property is approved for accommodation only. No mattresses, tents, caravans or more cars than the property accommodates are allowed. Under no circumstances are the following activities permitted at any of our properties: motorbikes, dirt bikes, quad bikes, use of firearms or air rifles, fireworks.
EV Charging: For safety reasons and to comply with insurance requirements, guests are prohibited from charging electric vehicles at any property that does not have a dedicated EV charging station. Charging electric vehicles without proper infrastructure poses a fire hazard, and in the unfortunate event of an incident, insurance cover may be compromised, and the guest held liable. If in doubt, ask our team for the closest EV charging station.
Long Stay Discounts: Some of our properties are well suited to longer stays. For bookings of 30 nights or more, we may be able to offer a reduced rate compared to what’s advertised. Please feel free to get in touch with our team with your preferred dates, and we’ll be happy to look at the best available rate for you.

For medium-term bookings (21-40 nights) and long-term bookings (41-90 nights), a non-negotiable cash security deposit is required. This deposit is refunded after the departure inspection, with any damage or loss deducted. The minimum cash deposit is $2000, with higher amounts for larger or more expensive properties, or at the owner’s/manager’s discretion.
Peace of Mind: For your added security we will never request payments be made to an overseas bank account and your money is held by us and not disbursed until after your departure.

We are a church committee. We chose to go away for the weekend to chat, bond and spend some time with each other to relax and chat about anything and everything.
Seven of us attended. The property was perfect for us as it had all the features we were looking for. We were happy and impressed. 5 of us had their own room and 2 shared a room and had their own bed.
The kitchen had all the facilities we needed to enjoy cooking together and share a meal on a table of 12, which was an important factor for us. We made pizzas in this amazing pizza oven, which was inside the kitchen, creating not only a meal but a cosy warmth and a relaxing ambiance for us.
The house gives you a feeling of being in your own home as it provides comfortable beds and heating, games, throws on the couches, a bbq, fresh linens and towels. A very large home but a very cosy one as well. If you have a slight issue, you text the number you have been given and within minutes you receive an answer. I highly recommend it to large families and friends.

Our extended family celebrated a 60th birthday at Amaroo. We had a wonderful long weekend and enjoyed the spacious, warm and well-equipped home, especially the lovely garden and the pizza oven! We look forward to returning sometime in the future.
This property was absolutely stunning. It had so many amenities and more than we could have thought of. We all really appreciated how spacious and well provided it was.
Fantastic Property, it was perfect for spending time with our large family, enough room for everyone and plenty of space to relax in also. Everything we needed was available. Highly recommend!

Excellent Property!
Great property and ideal for a large group. Six separate bedrooms all with comfortable queen sized beds with three separate living areas. The property was very well equipped with everything you'd need, great spaces to relax and beautiful styling. Fresh wood was delivered for the fire, the house was very clean and welcoming. Would definitely recommend.

EXCEPTIONAL PROPERTY!!!
Upon arriving at AMAROO we were instantly impressed by the property itself and the surroundings of nature at its best. Once we stepped inside we got as far as the foyer and knew that this home was something special. There were 10 of us staying for a long weekend, which was ideal as there was plenty of room throughout for all guests. The styling was extremely modern with polished concrete and floorboards running all the way through and the house had everything one could expect at home. There was ample glassware, crockery, cutlery, linen and bits and pieces. The splash-back in the kitchen was one of the best too....Having laundry facilities was also handy (yet who wants to do washing whilst away). The fireplace/pizza oven was perfect to warm the house up however there was oodles of heating through the house including the under-floor heating in the bathrooms. Luxury amenities were also filtered around AMAROO which left a lasting impression for all of us. Travelling to the town of Bowral is 10 minutes by car so nice and easy to get around. We will definitely be returning to AMAROO sooner rather than later and would highly recommend this stunning property to anyone wanting an escape to the country to relax, unwind, eat local produce and sample the Southern Highlands wines. Brilliant, just brilliant!!!!
