3 BR House for Families & Professionals - Walk to Trails, Breweries, Restaurants
This house is in the Gunbarrel area of Boulder - just 7 minutes (3.8 mi.) from central Boulder by car or Uber/Lyft, or take the public bus or biking paths. 30-night minimum stay.
A comfortable home with 3 bedrooms and 1.75 bathrooms. The house is walking distance (0.6 mi.) from Avery Brewing Company (with restaurant and tours) and Asher Organic Brewing Co. It's just 1.7 miles from Finkel & Garf Brewing, great restaurants and coffee shops, a grocery store, and other amenities. Celestial Seasonings (with tours) is 1.4 miles; IBM is 3.5 miles; Google is 5 miles; Boulder Municipal Airport and Boulder Reservoir are each within 10 minutes drive; Pearl Street and CU Boulder are each less than 15 minutes drive (6 miles).
The neighborhood is quiet, low key, family friendly, and professional friendly. The house backs to a shared open space area on two sides, with a small playground around the corner. Walking/ biking paths abound, leading to Boulder, Longmont, or simply a beautiful walk around nearby Twin Lakes (0.5 mi from the house), including views of the Flatirons and the whole Front Range. (One of the lakes offers a fenced, off leash dog park.)
Walking in, you'll find a walk-in front closet, foyer, and a living room with a wood-burning fireplace (including a comfortable sectional and a leather recliner). The open floor plan on the main level also includes a dining area, kitchen (with coffee and tea), one bedroom with a queen bed, a three-quarter bathroom (with shower), and a washer & dryer. There is a 54" flat screen Smart TV in the living room, high speed Wi-fi, a Bose speaker, and a whole house evaporative cooler for the summer months.
Upstairs are a master bedroom with a king bed, a second bedroom with double/full bunk beds, and a full bathroom with a bathtub/shower. The master bedroom opens to a balcony overlooking the back yard and the shared open space in the middle of the neighborhood. The leather ottoman in this room folds out into an additional, comfortable twin bed.
The fully fenced back yard offers a space to enjoy the grill and fire pit with the relaxing sound of a small pond.
You will have the whole house and yard to yourselves. I use half of the garage for storage, but you are able to use the right side of the garage, which is enough to park 1 car inside. There also is space to park 1-2 cars in the driveway and plenty of street parking.
Well-behaved dogs are welcome (sorry, no cats) with a $50 fee per month per pet for extra cleaning so that the house is thoroughly clean for future guests who may have allergies. I ask that you pick up after them and that they do not get on the furniture.
I look forward to ensuring your stay is excellent!

Enjoyed our stay at this conveniently located house! Perfect for our family and loved being able to walk the neighborhood! House was just like the listing and had all the amenities we needed for a great stay!
Lovely location and a wonderful house. Easy to use and very comfortable! Clear communications with the owners and the check in/check out could not have been easier. Hope to stay here on future trips to Boulder!
This was a perfect place and location for a family wedding. Very peaceful, quiet and relaxing. Very close to trails and Avery brewery. I would highly recommend!
Nice property close to restaurants and Boulder. A few minor issues with doors sticking and the bunk bed doesn't have a lot of clearance to sit upright, but otherwise very clean and a great location.
We really loved our stay at this cozy home! It was near the venues for our friend’s wedding ceremony and reception, and had comfortable beds and a great backyard for hanging out together! We enjoyed the beautiful nature all around, and the home had all the basics we needed for cooking meals, relaxing and enjoying shows and music. Communication with Kristen was easy and she responded promptly to messages. We would love to stay again if we’re ever back in the area.
Kristen and Eric’s place was the perfect hub for our family as we moved our middle son to Boulder for grad school. The house had everything we could have possibly needed and was the perfect location for our week in Boulder - close access to trails and hiking, the university, even mini golf and go carts were close by. We also loved that the house is in a neighborhood that’s a little outside of Boulder so the nights were quiet and peaceful. If you’re looking for a great Colorado vacation spot this is it!
Property was clean. Big back yard. The entire reservation, stay went without issue. This property is very well equipped....from the kitchen to the bathrooms. Great washer and dryer! Would book again in a minute.
This was out first time in Boulder for a family wedding.
This house was the perfect fit for us. The location was perfect to so many attractions in a nice an quite neigborhood.
Kristen and Eric where great host. Even offered some great suggestions for our quick trip.
When we had questions with the property they where very responsive.
Thank you for allowing us to stay. We had an AMAZING visit!!
My three sons and i go to a to a different college venue each year for a college football / boys weekend. This year by far was the best trip so far. The house we stayed in boulder was perfect for our trip. Located in a quiet neighborhood, three bedroom with ample space. Grocery store and breweries within walking distance and a short ride to downtown Boulder and the stadium. The bonus of the trip was hiking in Rocky Mountain National Park just a mere thirty minutes away and seeing nature that i have never experienced before
We stayed here while moving our son into CU Boulder. The house was clean, well stocked, and very comfortable. Not super luxurious, but that was ok. The couch and beds were very comfortable. Despite the 93 degree temps, the house was surprisingly comfortable & cool. We did see a few bugs but I don't think that can be avoided. Our only suggestion is to have Netflix or Hulu as we were not able to watch movies. The host was very responsive and having the driveway for parking was also very convenient.
We stayed in this area a couple years ago, next visit we decided to try out downtown Boulder. That was okay, but we decided we really love the quiet serenity of Gun Barrell. The house is only a 10 minute or so drive from Boulder, but the walking trails and quiet neighborhood of Gun Barrel cannot be beat. I felt 100% safe walking miles and miles of the walking trails around the home. Literature inside the house recommended the charming town of Nicot just a few minutes north. We rode our bikes there a couple of times during our visit. The house had everything we needed including a fenced yard for our dog. Our visit was timed with a major heat wave, but the house was perfectly cool and comfortable. We barbecued and enjoyed cooking in the fully stocked kitchen. I also appreciate the big kitchen table for spreading out all my business papers while I worked during the warm afternoons. Kristen was a delight and always available for questions. I highly recommend.
Very nice house close to shopping and within walking distance of Avery Brewery. The house was very clean and perfect for our weekend stay. Kristen was very responsive when I had questions and we were very happy that this property is pet friendly.
Stayed with friends over the new years weekend, and it was everything we could have asked for. It accomodated 7 very comfortably. Would definitely stay again!
Great property close Boulder in a very quiet neighborhood. House was very spacious and clean. Would for sure recommend to friends. Thank you for having us!
The property is clean, comfortable and well maintained. The downstairs shower is a tight fit! The yard is lovely and the location perfect for attending the Colorado Shakespeare Festival. We plan to come again.

comfortable and convenient
close to scenic walks, shopping. Convenient to campus.
We celebrated our son's graduation from CU Boulder with family and friends staying with us. We had everything we needed and enjoyed ourselves tremendously
Only one shower, so you have to cooperate with everyone
This home was perfect for our family. The beds were all very comfortable and having two full baths was a plus. The kitchen has everything you would need to cook meals. There was a fireplace that we didn't use but would be lovely during the winter. The living area was very cozy. The hosts were great in their communications with us. Great stay!
The home was in a quiet neighborhood and was well equipped. We had access to internet and the welcome information was helpful. The place was available for an early check in. It was a 10 minute drive to restaurants or shops
We loved the space and layout of this house for our family trip; it is very comfortable and nice to have so much room! Located in a safe suburban area but a quick drive to the town of Boulder. As someone mentioned before the house and yard could use some TLC (missing handles on pantry doors, doors stick, backyard needs work) but overall very functional!
