Apartment 23 is a relaxed ground-floor two-bedroom, two-bathroom home with a private outdoor patio and an easy, flat walk to Onetangi Beach. Set in the always-popular Sands complex, it’s a simple, comfortable base for slow mornings, beach days, and easy evenings outdoors.
The Space:
This ground-floor apartment is designed for quiet, easy holiday living. The open-plan lounge, dining, and kitchen areas face out to the private patio, helping the apartment feel bright and connected to the outdoors. Large sliding doors open directly to the outdoor seating area, making it a natural place to read, share a drink, or enjoy meals outside.
Inside, the living space is arranged so guests can spread out comfortably. The lounge has soft seating and good natural light from the patio doors. The dining table sits between the living area and the kitchen, keeping everything practical and easy for everyday use.
The kitchen is full-size with stainless appliances, generous bench space, and everything needed for simple meals at home.
The two bedrooms are set away from the living area. The master bedroom has a king bed and its own bathroom access. The second bedroom includes two single beds, well suited to children or friends travelling together. Both bathrooms are clean and functional, with tiled showers and good storage.
Shared gas BBQs are available in the common outdoor area for guests staying at The Sands.

Please note: Minimum stays: Mid December to mid January - 7 nights, holiday weekends - 3 nights and 2 nights at all other times. The gas BBQ's are shared with other guests at The Sands.
Guest Access:
Guests have full access to the apartment’s indoor and outdoor areas, along with shared use of the BBQ facilities at The Sands. Parking is available onsite. Early check-ins and late check-outs may be possible on request, depending on bookings immediately before and after your stay.
The Neighborhood:
Apartment 23 sits at the quieter end of Onetangi Beach, with a flat walk along the sand to local cafés and dining.
For breakfast or coffee, guests can head to Charlie Farley’s or the Beach Store Waiheke for relaxed mornings by the water. Three Seven Two and The Heke are nearby options for lunch, with The Heke offering a casual brewery atmosphere and family-friendly outdoor seating. For dinner, Ki Māha provides refined beachfront dining, while Casita Miro offers Spanish-inspired shared plates in a vineyard setting.
Nearby wineries include Tantalus Estate and Obsidian Vineyard, both within a short drive and ideal for wine tastings or long vineyard lunches.
Getting Around:
The nearest bus stop is on Fourth Avenue / The Strand. Buses run from Onetangi and stop close to all major wineries, including The Heke, before continuing through Oneroa Village and on to the Matiatia passenger ferry. Taxis, e-bikes, scooters, and hire cars are also available on the island, and parking is provided at the property.
Other Things to Note:
The Sands operates on rainwater tanks, so guests must be mindful of water use, especially during summer.
There is no smoking inside the apartment or on the patios. External smoke detectors are fitted, and any Fire Brigade call-out will incur a $5,000 fee charged to the guest. Smoking is permitted only in the designated picnic area.
Shared BBQs are available for guest use.
