This hotel is in need of refurbishment, particularly where the window are concerned, but look at the price you are being charged and you will find this hotel gives real value for money. The rooms are comfortable our bed was very good and we had a good nights sleep, the bathroom was small, but how many people do you want to fit into a bathroom, the water pressure was abysmal and difficult to control, but that along with the windows that were metal with no stays and these could be blown by the smallest breeze were the only 2 points we were unhappy with. The breakfast was superb, with helpful waiters and waitresses and plenty of it.
All the wingers who have written bad reports about this hotel want to get into the real world and find out how much more the Woolacombe Hotel costs and pay that, then come back and tell us it is not good value for money. Well done Royal Hotel, thank you for a lovely stay.

When you were in the restaurant the staff were great. Nothing was too much trouble. If you needed any information at reception they were ace. The bus stops are just outside hotel which is great if you need to get into town or just a five minute into town.
The best B & B we have ever stayed in by a very long way! From arriving in rain to find Nick there with an umbrella and offer of assistance with carrying bags as we got out of the car, to a lovely large room with en suite bathroom, to the superb food etc.; everything was just perfect.
Our hosts, Nick and Mary couldn't do enough for us without being intrusive in any way e.g. giving us helpful suggestions as to where to eat, what was on locally, where we might like to sightsee. The house is in a lovely location and we were given a key so that we could use the lounge and our room as we wished during the day.
Fresh home -made bread and jams on the table both mornings and after our 1st morning's coffees in the room we asked for the coffee sachets and milk to be replenished which we should have known Nick would do anyway but we found a flask of fresh milk there for us - so many nice little touches like that
It really is difficult to find enough superlatives for the house and in particular, Nick and Mary's hospitality, thankyou so much, we felt we'd been welcomed and cared for by good friends, not just B & B owners!
My partner and I stayed at lower town farm b&b at the end of November for a weekend. The location is very rural but exactly what we wanted! A short drive from nice local pubs with plenty of beautiful scenery, space and peace and quiet. Hannah was lovely, and so was her mum who looked after us. Breakfast was tasty and cooked well. Room was clean and well furnished. Bathroom is slightly shabby but spotlessly clean. Would deffinetly stay again!
a little tricky to find when walking from the main road, more information on the print out would help. very welcoming staff excellent food . very attentive staff when the fire alarm went off, all done very cheerfully and main course still arrived hot when the firemen had left. (false alarm , fortunately but good to see everything worked properly)

Hotel was close enough to centre that it could be easily walked,but far enough away that there was no noise in the evening . Staff were helpful and polite and made you feel welcome. Nothing was too much trouble.
