Like most places in Vietnam, maintenance is a bit of an issue. However, breakfast was great and staff were truly helpful and friendly. Rooms were comfortable and clean.
Hotel was very close to shops, restaurants, Train Street and the lake.

Super central with really great amenities - pool, restaurants, spa and comfy, well decorated rooms. Lovely staff. Only slight issue was that noise in the corridor was quite loud in the room but this was t a huge problem (and tbh quite common in Viet Nam).
