Grindstone Mill is a picture-perfect Cotswold country home. The mill stream flows gently by, a terrace sits waterside and the house is finished with statement furniture, antiques and carefully chosen artwork. When you arrive along the quiet country roads you will be mesmerised by the scene that unfolds before you.
Set over three floors, you first step into the open plan living area. Spacious and filled with light you are greeted by garden views, a fabulous dining area, envious kitchen space and a cosy snug so the group can spend time together, mingling over food and drinks. Choose between two elegant reception rooms, one with high ceilings and exposed beams, to catch up on unmissable TV or to flick through some magazines. Bedrooms, bathrooms and shower rooms are set across each floor, perfect for multi-generation families. Each has a touch of historic style, fitting the heritage of this unique property.
The gardens here are beautiful, meander through the knot garden scented by aromatic plants and herbs and rest amongst these bucolic views. The terrace provides al fresco dining opportunities as swans drift along the river. A pretty wooden bridge, part of a local footpath, crosses the water giving you access to walking routes right from the front door.
Ground Floor
Entrance Guests enter Grindstone Mill from the rear, passing from the parking area across the patio to the French windows, which open into the open-plan living/kitchen/dining area.
Open Plan Living/Kitchen/Dining Room This beautiful, spacious, and light room, with its fabulous wooden floor, pale yellow walls, and contemporary chandeliers in the vaulted ceiling extends the full length of the house. Windows overlook the rear patio, the side garden and the mill course at the front. The living area is furnished with a three-seater sofa, two leather armchairs, an over-size footstool, a bureau, and a pine dresser. At the centre of this space is the dining area featuring an extendable dining table that comfortably seats 12. At the far end of the room is the fully equipped kitchen, featuring a fabulous view over the mill course, private lake, boathouse, and bridge. At the centre of the kitchen is a large central island with bar stools, fan oven, and storage cupboards. To one side is a 4-oven Aga and separate induction hob, with extensive work surfaces to either side.
Front Porch The true entrance and front door of the mill is off the kitchen. Here you will find a porch with hooks to hang coats and space for boots and shoes. The door opens onto the front patio and the mill course.
Snug This delightful room off the Kitchen provides a cosy retreat where guests can curl up with a book on one of the sofas or the armchair in front of the wood burner or watch the smart TV. The dresser in the Snug is full of books (novels, guides, and cookery books), games, and puzzles for guests to use during their stay.
Study The handy family study is furnished with a desk and office chair, armchair, shelving and small TV and has a lovely view towards the adjoining open countryside.
Sitting Room This beautiful room is furnished in the sumptuous style of a typical 19th-century drawing room, with two three-seater sofas, an armchair, and a coffee table set before a wood burner in a large stone fireplace. At the opposite end of the room is a second seating area with a small sofa and an antique games table overlooking the main rear patio. Each of the four windows have a large window seat with comfy cushions, great places to sit and read or watch nature at work. (This room does not have a TV.)
Off the central hallway, you will find Bedroom 4 and the downstairs Family Bathroom
Bedroom Four As the only ground floor bedroom, this room has an idyllic view across the delightful knot garden out to the mill's watercourse-almost at eye level. Furnished with a super-king size bed with an ornate bedhead, a small TV, dressing table, bedside tables and reading lamps, a comfy antique chair, and a wardrobe with hanging space and shelves.
Shower Room Situated between the ground floor landing area and Bedroom 4, the shower room has a shower, a W.C., basin, a chair, and plenty of magazines!
First Floor
Bedroom One The en-suite master bedroom is a beautiful, super-spacious, dual aspect room (occupying the same floor area as the Kitchen below), with views out to the garden and fields and the mill course and boathouse. At the entrance to the room is a dressing area with a wardrobe, shelves, and a dressing table with a mirror. Walk through to the bedroom where you will find a super-king size bed, bedside tables and reading lamps, two armchairs, a second dressing table and mirror, and a small TV. This bedroom is big enough for two people to practice yoga in, should you wish to!
En-suite Bathroom Just inside the doorway to the bedroom is the en-suite bathroom, equipped with a full-size bath, walk-in shower, double sink in a vanity unit, a large mirror, and two heated towel rails. Relax in the bath, which sits below the window, and watch the stars above you.
Bedroom Two This bright and sunny bedroom looks out over the mill course and is furnished with a king-size double bed, bedside tables and reading lamps, a dressing table with a mirror, an open wardrobe with hanging and shelves and an armchair, the perfect place to sit and gaze at the water rushing by.
Shower Room This shower room is shared with guests in Bedroom 2 and 3 and features a shower, basin with mirror over, W.C., and mirror.
Bedroom Three Head left up the split staircase to a small twin bedroom sitting in the eaves of the house with exposed beams. The bedroom is furnished with two single beds (pushed together, but can be separated), with bedside tables and reading lamps (not pictured). The bedroom has under-eave storage, a clothes rail and armchair. This bright and airy room has two Velux windows, with fitted blinds, and would be suited to two younger or not so tall guests!
Lower Floor
Foyer With its stone flooring, two extra-large dog baskets, and a handmade stair gate this is the perfect place to keep wet dogs comfortably, and safely, downstairs.
Utility Room The large Utility Room is home to a washing machine (8kg capacity), an overhead clothes dryer (Pully Maid), an iron and ironing board, a double sink, clothes hooks, and a boot rack. The ideal place to dry out laundry or clothes and shoes after a wet walk.
Head through a latched wooden door to the two downstairs bedrooms and Shower Room, perfect for family members wanting some personal space or families travelling with support staff.
Bedroom Five This bright and hidden-away room is furnished with a King-size bed and bedside tables with reading lamps resting on a real wood floor and large coir rug. A large built-in wardrobe houses hanging space, shelves, and a 43" smart TV. Look up to the sky through two high windows (with blinds), which open out to the knot garden at the front of the mill.
Bedroom Six A cosy, dual-aspect double bedroom furnished with a king-size double bed, resting on a real wood floor and large coir rug, bedside tables and reading lamps, and a towel rail. Windows look out to the adjacent fields and down the little lane leading to the neighbouring farm.
Shower Room The lower floor shower room is equipped with a large, walk-in shower, with an overhead showerhead and hand-held shower, a washbasin with a large mirror, a W.C., and a heated towel rail. Please note, this toilet runs on a Saniflow system - it is essential that guests do not flush any sanitary products down the toilet, it will block instantly.
Outside
The setting of Grindstone Mill is truly idyllic, providing an escape to what feels like a forgotten time. The Little Avon river runs up to and past the property, and in times gone by was diverted to form a lake and the mill course. More recently a pretty wooden bridge was built over the lake to provide a crossing for the local path to continue uninterrupted on its way to Alderley village. A delightful patio and knot garden, with aromatic plants and culinary herbs, sits between the house and the mill course with seating and tables for guests to eat outside or simply sit and relax while enjoying the beautiful surroundings. A charcoal Weber BBQ is also provided for guests’ use. The mill’s main front door opens from the kitchen to this front patio, making it easy to cater to guests dining outside.
To the rear of the property, adjacent to the French windows leading to the open-plan Living-Dining area, is a large private patio with a table and seating. Leading off this patio, to the side of the house, is a small but idyllic garden laid to lawn and bordered by herbs and annuals. Descend a few stone steps from the rear patio to the gravelled parking area where 4-5 cars may be parked.

This is a fabulous house for a gathering of friends or family. The bedrooms are nice and the reception rooms are superb. We had a wonderful long weekend.
The agent was very helpful both before and during our stay. We had a technical issue with the house while we were there and the owner responded with a partial refund.

Bolthole par excellence
Beautiful location. Lovely house. Well supplied with everything expected. Eg.Two large fridge freezers. Ample spare cupboard space. Aga plus fan oven. Wardrobe space etc. etc.
Compare the price of six double rooms in a boutique hotel.
We loved this house, it is in a gorgeous setting ( with a friendly swan ) lovely grounds and garden, plenty of places to sit inside and out, good sized beds in the bedrooms and a very well stocked kitchen with everything we needed for a family/ friends weekend. We were three families with children of various ages and a dog, everyone has enough space and the space was perfect for family dinners inside and a bbq outside too. We loved Grindstone Mill and will definitely return, thank you for wonderful holiday weekend stay.

Stunning place - we will be back!
Grindstone Mill is a beautiful place to spend a weekend with friends or family. It’s extremely comfortable, has everything you need, and feels like the lovely family home it once was. It’s perfect for celebrating or just spending time. Stunning and private location. Owners were fantastic and helpful. We will be back!
Absolute beautiful house in a truly picturesque area. The house was extremely well equipped to a very high standard. Really comfortable and spacious. The only negative were the wasps in one of the bathrooms otherwise perfect!

Excellent location for a large group stay
There were ten of us staying here for Cheltenham races and it worked brilliantly (an easy 50 min drive even on gold cup day). It is lovely large house with space and facilities for a party our size with comfortable rooms and beds and whilst you need to drive to pubs the kitchen and large dining table made a great social hub. We got a large food order delivered when we arrived which was ideal and the combination of cooker/hob and aga was fine. Laura was a very helpful owner as well - so would thoroughly recommend.

Beautiful stay at the Mill
This was our first trip to the Cotswolds and we needed a place that could accommodate our two families with kids of different ages. The Grindstone Mill met our expectations with its picturesque setting and warm spacious home. All of the bedrooms are a good size and one on the main level that met the needs of the grandparents. The kitchen is spacious and well equipped.
We very much enjoyed the property and being able to enjoy some walks. The location was well situated to travel to many small villages and I’d love to return to have more time to explore. We very much enjoyed our stay.

Weekend away with extended family
We really loved our long weekend stay at Grindstone Mill, the house was beautiful and in a lovely, quiet rural location but only 5 mins or so from local shops. We were two families of five, with six children aged 7-17, plus one set of grandparents. There was plenty of room for all and great living space. The kitchen and dining area was great for entertaining and well equipped (for all of the cooking I had to do…!). Beautiful grounds and lots of walks straight from the house.

Wonderful location and property to celebrate a special birthday
We hired this house to enable our family of 5 siblings and partners to take our mother away to celebrate her 90th birthday. We had a wonderful time. The house is very luxurious, comfortable and spacious. It is well appointed and furnished very nicely and has quality appliances. It had everything needed for a very comfortable stay. The kitchen is large and well stocked with everything needed to cook our birthday celebration dinner. With 3 comfortable living spaces it never felt like we were getting on top of each other and allowed space for quiet time out as well as group activities. We had glorious weather and breakfasted outside every morning overlooking the boathouse and being visited on the water by the swan, ducks and geese and twice saw deer crossing the fields nearby whilst breakfasting. There were lovely ample walking paths straight from the house, allowing easy and fairly flat off road walking with several pubs within 1 to 2 miles from the house.
A very minor point which we’d like to recommend is that shower mats should be provided. Both walk in showers felt slippery and one of our group did slip in the shower and suffered bruising although nothing serious.
We would throughly recommend Grindstone Mill as a perfect setting for a large family get together. It is a beautiful house in lovely grounds, close to great walking and amenities but secluded enough to feel very private.

Review of Grindstone Mill
We went to stay here for my father's 80th. We had a wonderful time - the house is large and spacious with beautiful outside areas. Here are my positive and negative comments:
+ All correspondence was quickly replied to with Laura.
+ We left a silver ring behind and when I called they sent to us next day.
+ Two good size fridges with freezers below and dishwasher.
+ Super size kitchen and lounge for us all.
+ Comfy beds and chairs
- Not enough hot water for us all to have showers/baths while staying. (The plumber came out to turn the water temp up but still the next day we didn't have enough water - he said the tank wasn't big enough for 12 people to have a shower/bath within 2 hours of each other)
- The ovens were a nightmare! The Aga was complicated so we decided not to use. The electric oven was tricky to use - not sure how but we locked our food in!!! The door wouldn't open (husband thinks it went on to a special cleaning mode!!). Really would appreciate a simple guideline leaflet to explain how to use the oven. We are a practical family I dread to think if we hadn't been - salad for supper every day! :)

Dream location
This was a carefully selected exceptional property for the family gathering to celebrate our Golden Wedding Anniversary. We were not let down - charm, location, venue, facilities and quality exceeded our expectations. A great find and highly recommended for a special gathering. Even the local pub, The Fleece in nearby Hillesley, was idyllic Cotswolds.

A wonderful house for a group of friends weekend away, extremely spacious and beautifully furnished. Excellent walking and pubs close by. We enjoyed it so much we have booked again for next year!
Beautiful house in a wonderful location, very well equipped with everything we needed. We had a great stay, explored the area during the day (great walks) and enjoyed lovely dinners at night at the outside table. Five stars, we thoroughly recommend Grindstone Mill and I am sure we will be back.

A well located attractive property let down by a tired and partially unusable interior
Although Grindstone Mill provided adequate accommodation and household needs, we were disappointed by how worn the furniture and equipment was. Most notably, the two basement bedrooms smelled of damp so went unused by our party. This is certainly not a luxury property.
Beautiful house and grounds. We had a group of six but could have easily fit twice as many. We loved the area and nearby towns but we also very much enjoyed relaxing at the house and cooking meals together. We would definitely rent this place again if we were in the area. A classic feel, well appointed with antiques, but very comfortable at the same time.

Lovely house in a beautiful setting.
Amazing setting - loads of space in this fabulous house for a 3 generation family break for my wife’s 80th birthday celebrations.
Small points - Would have appreciated a welcome note, cake or milk as we have had in some properties to make it feel a bit more personal and welcoming. Instructions for the appliances, particularly the built in oven would have been helpful.

A glorious two night stay
I hired the Mill for my husbands birthday get together with a few friends. We had the most wonderful time. The house is gorgeous, the beds are comfy and the setting is wonderful. The only issue we had is that the cooker didn't have a manual so we had to 'A Team' it to be able to cook our dinner. Between 10 of us we made it work but a manual would have been great.
Do not hesitate to book this venue - it was wonderful.

A wonderful Birthday weekend stay at Grindstone Mill
I organised a long weekend stay at Grindstone Mill for twelve friends and family to celebrate a birthday. A chance find online, I liked the virtual tour and how it showed how well all levels of the house flow into the central kitchen and entertaining space and how much character the whole house has. The stunning setting with Lake and boathouse tucked down a long driveway completed it as a special destination.
A very minor gripe would be that we did like to put the blinds down at night, they could do with a freshen up.
But overall what a fantastic place and everyone fell for it.
We had a fabulous time staying here. Everything was perfect. The house was clean and tidy and just as we imagined from the pics. The only thing we would say is that we had the master suite and the TV was so tiny we didn’t even put it on plus the light in the en-suite was flickering constantly. I did report this but it couldn’t be fixed during our stay so every time we went into the bathroom we felt like we were at a rave which was annoying. Apart from that we had a fabulous time and would definitely stay again
Deff worth the drive from London. My husband and I are from the US so this was a dream get away. The house to the pond I’m the back, the towns everything about this place was a romantic get away. It was a blast and well for sure return again :)
Only suggestion we have would be a bigger TV in the master bedroom and maybe a new TV as we had some trouble watching TV and finding what would work/load. Not sure if it’s just being in the county in the Wifi is. A little slower. Other then that it was a wonderful stay!!!
