Large first floor condo with a king bed in two bedrooms, two double beds in the third bedroom, queen sleep sofa in the living room. Limit to 8. Sit on your deck and enjoy a drink while watching sunrises and sunsets on the James River. Five minutes driving distance to Busch Gardens and Water Country USA, fifteen minutes to Historic Williamsburg and William and Mary College. Resort pool and restaurants are extra charge. Also Water Country USA is a ten minute drive to an awesome waterpark. Off site rec center with indoor pools 15 minute drive.

Great condo on the James River

The condo was exactly as advertised. It was well stocked and is in the beautiful Kingsmill Gated Community right next to Busch Gardens. Many attractions are located nearby. We had a great stay.

This was a great condo. The location is terrific. Every evening we watched deer including several fawns, rabbits, and a groundhog munching on the grass outside our sliding doors. The kitchen was extremely well equipped although there are so many good restaurants in Williamsburg that we ate out every night. Each bedroom had an ensuite bathroom which we really appreciated. We had wondered if we would hear noise from the floors above (the condo is on the ground floor) but we didn't hear a thing; it was wonderfully quiet.

Great place in Williamsburg

My family and I had a really nice weekend at Fred's place. The house was exactly as described and very comfortable, the location was ideal, and the Kings Mill resort was also lovely. Would definitely stay again!

Overlooking the river …

We really enjoyed our stay and could not have asked for a more gracious host. A short walk to the river and a 10 minute drive to historic Williamsburg. When we come back, we might make it to Busch Gardens, which is next-door.. a lot of fun things to do nearby. Many thanks, Fred..

Wonderful resort location

Fred was wonderful to rent from. He gave us great instructions for check in. The location was beautiful and convenient to all the colonial sites and Busch Gardens.

Williamsburg Get Away

This property was great for our family. It had three separate bedrooms with their own bathrooms. It had good kitchen and living room space to gather. The location was great to get around to all the vacation attractions around Williamsburg. Fred was a great host.

Exceptional Accommodations

Everything about this 3 BR 3 bath unit was exceptional - spacious rooms, comfortable furniture and beds, well-equipped kitchen, beautiful views of the James River, lovely wooded walkways, access to Kings Mill dining (delicious and beautiful sunsets). We were just minutes away from Colonial Williamsburg and several outstanding restaurant choices. It was a perfect get-away for a gathering of lifetime friends.

The place was immaculate. The beds were comfy! They had everything you needed in the kitchen to create a wonderful meal. The location was perfect for going to Busch Gardens or the historic area. There was every restaurant you could think of within a few miles. Pick this place!you won’t be disappointed!

Jamestown Conso

This condo was perfect, in every way. It was beautiful, with a view of the Jamestown River, had a well-stocked kitchen, and had great water pressure in the showers. The location was centrally located to good restaurants, Williamsburg, Yorktown, and Jamestown historic sites (which was our objective). The Kingsmill resort is beautiful to drive through as you are going to the condo.

Relaxation with spectacular sunsets.

Quiet location with close proximity to all area attractions. Sunset views overlooking the river were delightful. Well stocked Grocery store across from the resort was handy too. Only complaint, the week went by too quickly. 😂. We would definitely stay there again. VA capital bike trail was amazing too.

Kingsmill Luxury Experience

This was an extraordinary stay on the beautiful Kingsmill campus. The unit (3 BR) was quiet with exceptional views of the property and the James River. The vacation home was stocked with amenities and made the stay effortless. I absolutely want to return.

Excellent Location

We very much enjoyed our stay at this property. The view is beautiful and the place is very spacious and nicely appointed. Fred was very responsive and maintains the property very well. I would recommend bringing favorite pots/ pans if you plan to do a lot of cooking. Cookware is provided but could be updated. We would love to rent this place again when we return to Kingsmill.

Nice Place

The condo is as described in the listing. All 3 bedrooms are a good size and the bathrooms are nice. The place was clean and the furnishings are good. The kitchen was decently appointed, but could you some new cookware and cooking utensils. The condo has views of the James River. Overall, a nice place that I would recommend.

4th time to Kingsmill

This is the 4th time we’ve come to Kingsmill but the first time we booked direct and not through the resort. Totally worth it. My kids are older and didn’t care to use the pool(s) so it worked out great! This property was very large and very clean. Perfect home base for everything in the area. We had a great time fishing the river and visiting Busch Gardens.

Wonderful, Relaxing, Lovely Place

We had a fantastic time during our stay. The unit itself was clean, had everything we needed and the view was so relaxing. We really enjoyed hanging in the backyard at the end of the day and enjoying our coffee each morning. We enjoyed walking to the cafe to grab breakfast and snacks and playing at the playground. We also walked to the beach and the pond and had a great time at both! Busch Gardens was SUPER close and downtown Williamsburg and Jamestown settlement were really easy to get to. Our group was made up of 2 young kids, 2 parents and 4 grandparents and there was space for us all to step away and also to gather together. We loved the separate temp controls for each room. Everything was fantastic and we'd recommend over and over!
