RENTAL AGREEMENT
This Rental Agreement (“Agreement”) is made between the Host and the Guest booking this property. By confirming the reservation, the Guest agrees to all terms outlined below.
1. Property Description
The property is a private, self-contained upper-floor suite located on the second floor of a two-story, owner-occupied home.
The Host resides on the lower level in a separate, independent area. Guests have exclusive access to the upper-level suite, including bedrooms, kitchen, living space, and patio.
2. Occupancy Only registered guests listed in the reservation are permitted on the property No unregistered visitors or overnight guests are allowed without prior approval Additional guests may result in extra charges or cancellation
For security purposes, there is an exterior camera at the front entrance/driveway only. There are no cameras inside the home or in private spaces.
3. House Rules
Guests agree to:
Treat the property with care and respect Remove outdoor shoes inside the home (due to wooden floors) No smoking inside the home or on the property
If you wish to smoke, please inform us before your arrival, and we will prepare a designated outdoor area with an ashtray near the entrance.

This home was perfect for what we needed for our stay in Victoria. We actually had more beds than needed. Everything was very clean and Liza was the perfect host. Highly recommend.
We loved the location, cleanliness, amenities and flexibility the host provided. We had two toddlers under 3 and had no issues (with a gate at the top of the stairs.) my favorite part was the proximity to the waterfront places to birdwatch. We would stay here again!
From the moment we made the reservation to the time we departed we were so impressed with absolutely everything. Liza and her husband were very helpful and accommodating. The home was immaculate and the kitchen well stocked. We took a 30 second stroll to the water’s edge. The neighborhood was quiet. It’s an easy 30 min drive to downtown Victoria. We’d definitely stay here again. Thank you!
Stayed here for a couple of nights with another family. Home was comfortable for adults and kids. Easy to get into and out of the City of sight-seeing. Owners were communicative and responsive.
Choose this property as we were attending a wedding at the Castle and was easy to get to the venue.
Lisa was very helpful with the checkin process and the house is adequately equipped with kitchen appliances and dishes etc.

Very pleasant stay
The hosts communicated well, and were very attentive to our needs. They made sure everything worked out nicely for us. The house is clean and well-cared for. We enjoyed our stay for one night, using all the available bedrooms and bathrooms. It would be a great place for families with kids--lots of space to spread out.
We are a young family with 3 kids under 6y/o. We are very happy with the Liza’s place. She is easy to communicate with and responds quite quickly. Liza was very accommodating for our family during the time there. The room and bed situation worked out perfectly for us.
Location is great as well. You can see the lagoon and ocean right from the kitchen. You can walk 1 minute to get to the water. There’s a nearby beach and castle which are good attractions as well.
If we return to Victoria, we would more than happily rebook here. Thanks Liza!
My family had a wonderful stay at this beautiful property on the Esquimalt Bay. My 15 year old daughter loved the back room, and we had a curtain between our beds, nice. My sister loved the middle room. My parents (80s) loved the main bedroom and separate en suite bathroom. My dad, who has stair challenges, was able to go up and down the stairs once a day by taking his time and using the steady rail. The house is SO clean, and we had all of the kitchen items we needed. Liza and Alex were so friendly and helpful and responsive. Thank you for the wonderful family week, 15-82 years old! Delightful, fresh air, easy walk to the bay and a view from the bay of Hatley Castle. We enjoyed having a quiet place to stay about 30 minutes from Victoria. Just watch out for afternoon traffic returning from Victoria to Colwood. The Royal Bay Bakery up the road from the house is fabulous!!

Overall we really enjoyed the stay
This house was perfect for our group of 6 people. The place was spacious and clean, and the location was a brief walk to the water. Liza was very communicative throughout our stay and was very thorough when we were checking in. The kitchen had basics like oil, salt, etc. in addition to all cookware we needed. We enjoyed Thetis Lake Regional Park, a 15 minute drive from the house, in addition to Butchart Gardens and Downtown Victoria. Liza gave some great recommendations for things to do around the area as well. Overall lovely experience at this house and would highly recommend for another group!
Perfect place for a family attending RRU convocation
This lovely home was the perfect getaway for us to stay at the weekend of my convocation from Royal Roads University, which is located just across the lagoon. There was more than enough room for my 3 children and elderly parents, and in addition to each having their own bedroom space, there is a lovely and very well-stocked kitchen. It is very clean, and the check in / check out process was smooth. I requested an early check-in and the hosts were able to make this happen, and in addition to ensuring all our needs were met they provided us with suggestions for high quality local restaurants. A perfect home away from home! A warm thank you to the hosts for. providing this lovely vacation spot.
Amazing secluded location in Colwood, 25minutes from Victoria, BC. Close to local attractions and amazing northwest island nature. The property is clean and was big enough to accommodate 3 families (5 adults, 3 kids and a baby). The kitchen is fully equipped and specious with open concept, with beautiful second floor deck amazing for morning coffee and dinners. The property owners are really hospitable, and communicating without delay to answer all the questions. We had great time staying there. Thank you Liza and Alex.
We had a few wonderful days in this house. Liza and Alex met us in person to show us around the home and ask if we needed anything. They were very friendly, so the communication process went well. When we arrived, the weather had changed, so Liza offered us extra blankets and paid attention to the heating system. She also gave us some helpful tips on what to visit and how to get to all of these sights.
We rented the second floor, which definitely had enough space for four adults and two teenagers. The bedrooms were far apart and the house had two full bathrooms, living room and kitchen. Everything was clean and tidy as on the pictures.
The living room was large and convenient for our big company. Our teenage boys were happy to discover Netflix TV and good Wi-Fi there!
We found all the necessary equipment and even more in the kitchen. For example, we did not expect free coffee, tea, olive oil, etc. In addition, we had access to a wide balcony with comfortable seating and a table.
We liked the location of the house because of the quiet neighborhood and the beautiful view of the lagoon. It was also quite close to Hatley Castle and Fort Rodd Hill that we wanted to visit.

The place was immaculate. Check in process was done in person. Lots of walk to and drive to attractions. Check out was easy, but access to a garbage bin was not available. Also the washer and dryer should be made available with out fee.
