Nice location a few km out of Rotorua. The park-like grounds are a bit odd with the Alice in Wonderland themed art, but peaceful and with nice views of the lake in the distance. The rooms are well appointed but have zero soundproofing: you will hear your neighbors snore and chat, and doors are so flimsy you hear everything going on in the common areas. Bring your best earplugs. Breakfast is decent, service can be slow. Tiny outdoor pool and two nice hot tubs. Maintenance is hit and miss: rooms are relatively clean, but you'll find cobwebs and dirty windows in the restaurant. So on balance: a bit overpriced.

Rented this place because i wanted prive laundry and the expedia price was an absolute steal. We had a cozy 2 story condo on the canal. We did laundry, cooked dinner on the grill, drank wine and fed the ducks. It was a great stay. Only knock is the a/c only works downstairs. It was quite warm upstairs until we opened all the windows. May not work out well if it's raining
