The Space:
Spend your magical boho-chic Tulum vacation in this fantastic 2-story suite with unique and natural finishings situated inside this new, boutique 8-unit complex brilliantly designed by Italian architects. You can also enjoy the elegant common spaces and amenities like the condo complex’s swimming pool nestled in a tropical garden area, with a shaded deck, sun loungers, sun beds, barbecues, and an outdoor wet bar/pool house area.
This marvelous suite features:
- A beautiful open-plan living/dining/kitchen area for wonderful quality time together with your vacation team.

You’ll be in heaven at this condo and complex, but if you do venture out to explore the Riviera Maya, you’ll find tons to see and do like beach & water sports, eco-parks with underground rivers, ancient Mayan ruins, cenotes (natural sinkholes special to this area!), private boat/yacht and fishing tours, golfing, day trips to Playa or Cancun, and so much more!
Guest Access:
You’ll have exclusive access to the 2-story space and rooftop terrace with a splash pool during your stay. You’ll also have access to one parking space if you arrive by car. Plus, you can also enjoy the complex amenities, including the outdoor pool, garden, sun lounge areas, and pool bar.

Getting Around:
The condo is about 120 km/75 miles or about a 1 hr 40-min drive from the Cancun International Airport (CUN). It’s best to pre-arrange your airport transfers. There are shared-ride and private vans as well as rental car options. Also your can rent scooters in town. Let us know if you need any assistance. We’d be happy to help!

Electricity is not included for long term stays of 7 days or more. A meter reading will be recorded on the day of your arrival and then again on the day of your check out. Electricity for long term stays are charged a fixed rate of $5.22 pesos per kwh. The consumption will be charged through the booking platform or deducted from your security deposit.

Please note that the rooftop view (and privacy) were affected by a recently completed new building.
The pool was built with local materials, you may find the pool water may not be as clear blue due to this reason, even though it's been recently cleaned.
Also note that Tulum is an area of high growth and at times you'll hear construction noise during daytime work hours.
Our properties are meticulously cleaned and disinfected before and after each use. Our staff is trained to use protective measures recommended by the health authorities. All of our properties are also contactless, and self-check-in. The staff will not enter the properties during a guest’s stay unless it is with authorization and will do so with strict hygiene measures.
Wi-Fi, Smart TV, bed linens, beach & bath towels are all free during your stay.
We provide a few bath essentials like toilet paper, soap, shampoo & some bottled water, but please note that these are not replenished during your stay. If you need more, you’ll need to purchase more.
There is no daily housekeeping but if you’d like the place cleaned, it can be arranged for an additional fee. Please message us at least 24 hours in advance and by 5 pm the day before the service.
Guests will be requested to sign a Rental Agreement upon booking confirmation.
A security deposit may be required prior to arrival or at check-in subject to the booking platform used to make the reservation. This fee is charged as a credit card transaction and refunded after check-out, provided all terms are met.
HOUSE RULES

- No smoking of any kind is allowed on the premises. Smoking tobacco, cannabis, or the use of any recreational drugs in the house is strictly prohibited. Failure to comply will incur a $300 penalty.
- No parties or events are permitted, illegal activity is prohibited, and excessive noise won't be tolerated. No loud music is allowed after 10 pm. Please be respectful of the neighbors.
- No more guests than those listed in your reservation are allowed. No tent or other structures may be set up on the ground of the property.
- Renters agree to cover any charge related to damages that occurred during their stay or cover necessary extra-cleaning charges if such is needed after their stay.
- Renters may be required to provide a government ID on the day of checking in or during their stay.
- Please avoid moving furniture.
- Pets are not allowed on the premises.
- Please avoid hanging towels or clothes on the balcony/terrace railings.

This place was amazing! Very beautiful and just what we needed for our girls get away. The host was so easy to communicate with and super nice. They held our bags early so we could explore prior to check in
We had a wonderful time during our stay. The home was exactly like the pictures shown — beautiful. Neighborhood was nice and quiet and there were many amazing restaurants within a 5-10 minute walking distance. If we needed anything, the hosts were extremely responsive and kind. Power and water was out for one day, but that wasn’t the fault of the host. Would definitely recommend for a relaxing stay.
Our stay was enjoyable. We did have a few maintenance issues, one was resolved, the other was not. We enjoyed the private pool patio area. Great place to enjoy the day
First thing is that you are very close to a few restaurants and convenience stores which is always a great thing. The building was clean and we loved the rooftop pool. The host was very responsive. They also helped with transport!

Will definitely stay again. definitely do encourage brining mosquito spray for your visit to any of the area of Tulum lol
Me and my girlfriend loved the stay at this villa, it had a nice sense of privacy with the private pool on the rooftop. It was an easy process checking in with simple instructions. The villa wasn’t far from the Main Street (not walking distance) but a bike ride or simple taxi ride away. I would definitely stay here again
The property is as described and very nice. Professionally managed good communications. Pretty convenient to all areas of Tulum though beach area is a slight drive. Plunge pool is a nice amenity. Would stay again.
We loved the condo and the unique community it’s located in . The only negative comment I have is it is the n the edge of the development and the walk to Tulum town is a bit rough
Overall the place was amazing! There was a power outage the whole day after we checked in however which ruined our plans with our private chef…however the private pool came in handy for that. It’s a breathtaking place, we felt very safe in the neighborhood as well. It was very convenient to have a 7 eleven literally 1-2 min walking distance away as well. So the only reason for 4 stars is due to the power outage. Definitely would recommend this place to anyone
Our stay here was great. Loved the rooftop pool and the communal pool. The host answered immediately every time I contacted them, no matter what time of day. I'd definitely stay here again. The only feedback I'd offer is I wish there had been more rugs around the place - it's all concrete floors so a few more rugs would've made it more comfortable. Also wish there had been more screens in the windows - if we could have opened windows we would've used the AC less! But even so, this was a really wonderful place in a great neighborhood and I always felt safe, as it was just me and my 11 year old daughter. Thank you!
A lot of new development has occurred in the past couple years. This place is conveniently located in a neighborhood with a few cafes and stores to get goods for a longer stay or a bite to eat close to home. A short drive to the beaches. The condo itself is wonderful. Only bad thing to say is the hot water went out during the second to last day of our stay and couldn’t get fixed before we left, which was a disappointment. Hopefully that was a one time issue.
My stay was absolutely perfect for our girls' trip. The suite was spacious, spotless, and tastefully decorated. It was fully equipped with all the essentials, including toiletries, kitchen appliances, cutlery, dinnerware, a washer, and a dryer. The rooftop pool and deck were a highlight, offering a fantastic spot to relax both day and night, complete with night lights, loungers, a dining table, a pool, and a full bathroom. Every room showed incredible attention to detail, creating a magical atmosphere that made us feel right at home. A definite 10/10 experience!
We had a great time with our 2 small children. The roof top patio/pool is absolutely stunning and the perfect place to spend your days relaxing and making meals.
The location was away from the Main Street which was what we wanted. The neighbourhood was quiet yet had a selection of restaurants and a 7 eleven very close. Seems like there is a lot more coming into the area as well.
The dishwasher wasn’t working during our whole stay which was a bit unfortunate, especially with small children for a week. They did say they would be replacing it though so hopefully it’s in for the next guests.
I would also suggest requesting a few extra hand towels and face cloths, there was only one of each which doesn’t go very far with 4 guests.
Overall we had the best time ever and we would highly recommend it to anyone.
This place is excellent—you can book with confidence. It’s only about a 15-minute drive to the beach and the Zona Hotelera, and it’s located in a safe, pleasant neighborhood. There are also a few good restaurants and a 7-Eleven within walking distance, which was very convenient.
This was a Graduation Summer Vacation trip for our daughter. We absolutely loved the property and the area. The only reason I gave it 4 stars on the description is that the 2nd full bath is actually up on the rooftop by the mini pool and not in the main house. Lots of room - very comfortable... maybe not for families with small children as the steps to the rooftop are steep but otherwise this is a great property for a small family and very conviently located with lots of walking distance food.

Found some things in disrepair pool pump did not work common area was not maintained the pool looked unserviceable nice to have shops and restaurants nearby Aldea Zama has roads and infra structure superior to most of Tulum
We had a wonderful stay in Tulum, the Oceano has a lovely private rooftop equip with a grill, bathroom with shower and lounger. At one point we encountered some issues which were immediately addressed by the host and property manager. Everyone was truly wonderful, helpful and we will definitely book with them again.
Nice clean appartment with amazing roof-deck and small private pool. (Although it was too hot during the day to use the roof deck). Nothing to complain :)
