April Cottage

  • April Cottage is full of charm and character, positioned overlooking Kingsand Beach and the iconic clocktower. The cottage comprises three bedrooms - king, double, and twin - a bathroom, a shower room, an open-plan living/dining/kitchen area, a patio with table and chairs, and private access to Girt Beach, one of Kingsand’s favourites.



    Set across three levels, you enter the cottage through the living room, where your eyes are immediately drawn to the stunning views of the bay. The living room features a Smart TV, and the open-plan layout makes it the ideal place to socialise with family or enjoy a cosy out-of-season getaway. Please note the woodburner is currently decorative only.



    On the first floor, you’ll find a king bedroom with spectacular sea views and a twin room with a Jack and Jill shower room.



    The lower ground floor includes a double bedroom and a bathroom with a separate toilet. Please note that the shower on this floor is very low, with a height restriction of 5ft5, one of the many quirks of a traditional Cornish cottage! From this level, you can access the patio area, where you can relax with your morning coffee after a sunrise swim directly from the beach below.



    This is a cosy and much-loved family holiday home. The beds and bed linen are of good quality, and the location is truly exceptional, offering outstanding views. However, the cottage is showing its age in places, and this is reflected in the price. It remains a magical setting for a family holiday or a romantic escape.



    Location

    April Cottage is located in the heart of the beautiful Cornish seaside villages of Kingsand and Cawsand, with direct access to one of Kingsand’s beaches. The historic village does not offer private parking; however, the Kingsand pay-and-display car park is less than a couple of minutes’ walk from the property.

    Clean linen and towels are included in the total price. (Please bring your own beach towels.)



    The property is clean, well-cared-for, and full of personality. The top floor has been recently refurbished, while the ground and lower floors retain their vintage charm and have not yet been modernised.



    One well-behaved dog is welcome, with an additional fee of £30 per week.

The position and the view were the standout features. The bedrooms were comfortable, and liked the shared shower room. The main selling point for us was the outside space but this was a big disappointment . the handrail to the stairs going down was quite rickety, there was no handrail to the uneven steps up to the table area and the ground was very uneven with loose stones. In all, I think this area should be flagged up as not suitable for the elderly or those with mobility issues. Personally I don’t have problems, but I didn’t feel safe on the steps, and in fact had a fall. A handrail should be considered a health and safety issue. . .
