The Space:
This Listing is for 2 Units; Cottage 13 and Cottage 15. Both units offer the same furnishings as listed below.
EACH unit includes:
* LIVING AREA: Sleeper Sofa and Flat Screen TV.
* DINING AREA: Seating with room for 6 at table, additional bar stools at countertop
* KITCHEN: Completely stocked with everything you’ll need for vacation…We provide a small supply of Paper Towels, Trash Bags, Dish Soap, & a Sponge to get you started, Kitchen Appliances included (No dishwasher)
*BEDROOM 1: Has King size bed with newer mattress, mattress protector, & pillows.
*BEDROOM 2: Has 2 Twin Beds
*BATHROOM: Stand up Shower (No Tub). We provide Shampoo, Conditioner, Hand & Body Soap, Tissues, and small supply of Toilet Tissue to get you started.
*PARKING in Driveway: Space for 2 vehicles in the driveway, parked tandem.

* All Towels & Linens provided as well as a starter set of Paper towels, Trash bags, Toilet Tissue, & Bath Soaps. Provided supplies is meant to get you started, and guests who are occupying the unit for longer periods of time may need to replenish at their own expense.

Other Things to Note:
We believe in creating a wonderful experience for everyone who stays with us. These guidelines help ensure that you and all our guests have an exceptional stay! A confirmed booking with us means that you have read and acknowledged the following guidelines:
MINIMUM AGE to book is 25. THE PRIMARY GUEST on the reservation (who submits reservation) must be present for the duration of the stay and will be required to eSign a Guest Registration Form after the booking has been accepted.
UPDATE THE NUMBER OF GUESTS you will have to the correct amount before booking. Base price includes the first 4 guests; additional charge for each guest thereafter. If you have more guests on the premises than you have notated in your reservation, we reserve the right to charge an additional fee PER PERSON/PER NIGHT.
DISRUPTIVE BEHAVIOR: LOUD OR VULGAR LANGUAGE OR DRUNKEN OR OTHER INAPPROPRIATE BEHAVIOR WILL NOT BE TOLERATED ON THE ENTIRE PROPERTY. VIOLATIONS MAY RESULT IN EVICTION OF ALL PARTIES AND THE TERMINATION OF THE AGREEMENT AT THE PROPERTY OWNER’S DISCRETION.
VISITORS: Any guests visiting outside of the reservation must be approved by hosts prior to their arrival. Parking is very limited.
NO VAPING/SMOKING allowed whatsoever inside the unit. This is strictly enforced. If evidence of smoking is found, you will be subject to an additional cleaning and odor removal fee of $250. Smoking is only allowed outside on porch area, away from other guests. Additionally, no lighting of candles or incents inside as some people are sensitive to smells.
NO DRUGS: Illegal drugs are strictly prohibited. This includes marijuana.
NO UNDERAGE DRINKING.
LIMITED MOBILITY ACCESS Please note, this cottage does not offer mobility access. The cottages are properties built before the current ADA requirements have been put into effect and therefore have limited mobility access. We are available during normal business hours to answer any questions or concerns regarding your individual needs.
LATE CHECK-OUTS & EARLY CHECK-INS: General check in time is 2PM and Checkout time is 10AM. Door codes do not activate until set check-in time. Early access will not be provided without prior approval. Guests who stay past checkout time will be charged the additional fee of $50/hr.
EXTENDED STAYS: For bookings that exceed 10 days, an additional Service Clean is required weekly. This additional fee can be paid through the booking site, or cash left for cleaner.
PEST CONTROL: In Florida, and many other tropical environments, it’s very common to see bugs and critters. We do our best to keep them out with quarterly pest service but they may occasionally sneak in or into the property. It happens and unfortunately some things are just out of our control. Let us know if you notice something and we will have someone come out to inspect or service as soon as possible.
PET POLICY: We love furry friends, but this property is pet-free without exceptions. Fines and termination of the agreement will be assessed if this rule is broken.
Legitimate Service Animals are welcome exempt of a pet fee and MUST follow these ADA guidelines:
-Must remain under handler control at all times.
-Cannot be left alone in the property for any period of time (crated or loose)
-Must inform us of the task they are trained to perform and if they are needed due to a disability.
-Pet owners are responsible for any damage caused by the service animal.
-Must be house broken.
Per booking site policy and ADA regulations, Emotional Support Animals are not provided with the same protection as service animals and are not exempt from paying a pet fee.
USE OF GRILL: Guests are responsible for cleaning off any stuck food and spills as a result of their use. Food stuck to or excessive grease splattered on the BBQ grill will result in an extra cleaning charge of $50. Guest is responsible for following any specific instructions posted in the home or at the grill.
