Hilltop paradise
We booked this holiday in 2019 for 2020 before the world went mad. After waiting so long we were so excited to finally be going! Well I can honestly say we were not disappointed in the slightest! The villa and the garden areas are beautiful. The town of Sermoneta is enchanting and interesting. We would definitely recommend car hire as although it is only 15 mins drive into the nearest town, taxis are not that easy to get hold of and expensive. However, the trains are great and from nearby Latina you can be in Rome in around 40 mina. Marco is the perfect host, nothing was too much trouble and he answered even our seemingly daft questions with friendliness and professionalism. We will be coming back here again as soon as we sort out our dates. What a stunning property and so very peaceful. A little piece of heaven tucked away on top of a hill. Perfect. Much thanks to Marco for hosting us and see you again soon.

Spectacular views in Sermoneta
The panoramic view from this villa never failed to amaze us! This villa was very spacious and the pool was a huge hit with adults and children alike. Although the location is a bit remote (we’d recommend having a car but be aware of very narrow roads), the town was charming. We quickly found our way around the cobblestones streets to shops and restaurants. The tour of the castle was great.

Thanks for your review Pat, I agree with you about the car, I always recommend it, unless you decide to spend a relaxing week in the house with garden, swimming pool and the town center just a stone's throw away. Glad you spent those words even they don't exactly fit with a 3 out of 5 star review and communications during your stay. Maybe a mistake in the evaluation? No problem! Beatiful house in a very peaceful hilltop village.
Simply fabulous. Communication with Marco was excellent and the house was beautifully presented throughout. We especially loved sitting out on the terrace watching the lovely sunsets in the evening. The pool was large enough for the four of us and an absolute luxury up in the hills. The restaurants in the village centre were all really good and very hospitable. They were also very reasonably priced having just moved up from Florence the week before (slightly different pricing there). Would love to return to the area and the house, although next time we would heed the advice given and come by car. Thanks Marco for all your help during our stay and for sorting the taxi on our departure.

Fantastic holiday, great location, wonderful villa
The villa itself is in a wonderful location close to the heart of Sermoneta. Each day we would wander around the town and explore the local history. Covid has effected many travel plans and we were really impressed with the communication with the owner - Marco. He put our mind at rest and told us about the local situation. We were glad to have visited - the town itself is like a museum but felt very safe. Marco was a wonderful host and answered all our questions promptly. The villa itself is very old, much like the town itself, so be ready to spend time in a wonderful old property. The pool and garden were wonderful and relaxing, the outside dining area and barbecue perfect for al-fresco dining. Parking can sometimes be a challenge but we found a space each day. The town itself has lots of restaurants and gift shops and we travelled by train into Rome. All in all a wonderful holiday in a wonderful villa in an amazing town, Thank you Marco - we shall return

Wonderful holiday in Sermoneta
We are a family with two children aged 11 and 9 and spent two weeks in August 2019 in this wonderful villa in Sermoneta. The villa is exactly as described, very spacious both inside and outside, the photos do not do the views justice, amazing! Marco was a very helpful host, available to answer any questions and was very responsive. I think all the previous reviews have said it all and totally reflect our experience in the villa and of the area. We found that there was plenty of parking right outside the villa and the centre of village is only a 5 minute walk away. Sermoneta is a great base for exploring Lazio and visiting Rome. Perfect for our family getaway
Villa was clean and organized. The owner had very kindly put a manual together for our family that fully explained all appliances of the house. Additionally , the manual includes info about trains / local groceries / sites to see ... just about everything. Several times I had to contact Marco about some details and without hesistation he responded to us and clarified any questions. We had a rental car for our visit that we drove from the airport to this villa (approx 1hr 20 min ). The rental was perfect as we used to drive to the local train station in Latina. Train ride was a quick 35-45 min to the heart of Rome. Super convienient house that was tucked away in a charming scenic town. Pictures do not do this house or the town of Sermoneta justice. I would advise anyone to book this villa for a once I a lifetime experience

I think we found heaven on the side of a hill in Italy
The owner of the house was an absolute pleasure to deal with from the moment that we booked until we got home. Nothing was too much trouble for him and he made us feel very welcome and relaxed. The accommodation itself was excellent, very homely and spacious. There were loads of space for us all to spread out and relax with lots of outside space for relaxing, eating, BBQ and relaxing next to the pool. Pretty much every room and outdoor space had the most amazing view of the valley below. I will never forget the views we had eating breakfast on that veranda every morning. The village itself was perfect. There were numerous shops, bars, restaurants and friendly people sitting outside of their houses giving you welcome words and warm smiles. It is the perfect base to explore the local area such as Anzio, Monte Cassino, Latina, Rome (easier to visit by train) and Pompeii. We have all left with so many happy memories after a wonderful holiday.

A little piece of heaven
This is a wonderful property in a beautiful part of Italy. The terrace is amazing with views to the Mediterranean. The pool is a great to cool down in after a long day in the sun. The town itself has been untouched for centuries and is a pleasure to explore, there are plenty of good restaurants, bars and ice cream bars. The locals are welcoming and warm. We had planned to do day trips to Pompeii and Sorrento but we never felt the need to leave Sermoneta, we did however go to the Ninfa gardens which is a five minute drive and well worth the visit. The owner Marco was very helpful with local information and always ensured that we had everything we needed, Marco even took us out for ice cream one evening. Overall a wonderful property in a fantastic location. We will be back.

Lovely medieval small town with amazing views. The house is spacious but needs some repairs.
A big house, good for a large group except the very small kitchen. There is one large private double room. One double room has twin beds on a mezzanine and one small double has twin beds outside it so less private.... would not suit several couples. Nice pool, living room and billiards room. The only problem is that it needs some work on the electrics and drawers/cupboards everywhere are stuffed with old bric-a-brac which is a bit grubby. Washing machine jams on all programmes except one and the electricity shorts out if you try to run multiple items at once. You get used to this and have the water heater off when running the dishwasher etc. The owner, Mario, is very responsive and sent workmen round the next day when we had the electricity shorting out several times an hour - fixed the extractor fan and brought not only a DVD player (non there, but on website) but also an X box. He is very keen to ensure you have a good stay and provides a handbook with loads of info about the house, village, shopping, train services, attractions etc. The station is only 10 mins away with fast connections to Rome and Naples - we did a day trip to Vesuvius and Pompeii which was great. Good food at local restaurants.

Dear Melanie, I am happy you had a good experience in our house and the town as you described, despite the average ratings in stars you assigned. So to clarify the points you highlighted as weak: electrical plant has been completely renewed in February 2017, so even if it would be nice to study something about renewable energy (and I take the chance to thank you again for the proposal received to start a study in cooperation your husband) currently we are more interested to invest in a different way, but we will definitely take it in consideration for the future. The electricity shortage you had was because of the huge fire happened on the mountain behind Sermoneta who involved some electrical lines (in fact this happened only one night). DVD player: the mediaplayer we provided even if more sophisticated and advanced was not able to read DVD discs, that's why I immediately bought an XBOX and from now on all the future guests will have it available (definetely a good idea, I'm happy you appreciated! I'm always aiming to improve the property to make the guest happy!). Also, the old bric-a-brac you mentioned I'm sorry you probably misunderstood the value and the intention, they are original pieces owned by my ancestors at the end of the XIX century, not something bought from a junk shop. The intention was to leave the house as it is (this is a private house, not a Hotel) even keeping some private and personnel effects.

Beautiful house, great views, fab village.
We loved the house. The view across to Latina and beyond to the coast is beautiful and the house is way bigger than you'd imagine. It would definitely suit two families that want a half of the house each or who have older teenagers who want their own space. The kitchen is tiny and so is the clearance around the billiard table but other than that, it's perfect. The main benefit for us was you can walk out, and up (everything's up and down steps in this hill town) and you're immediately in the middle of a medieval village with cute shops and lovely restaurants. For us it was a great compromise between being in the middle of nowhere, off the beaten track, and being able to walk to restaurants. Sermoneta is fascinating. It was important, lying in between Rome and Naples, and so you have centuries of fighting for control of its amazingly intact castle to take in - the Borgias lived there for a few years. There are a couple of large umbrellas for shade, which we used frequently, and the pool's great for cooling down. To be honest, we waited for the sun to be on it all day before we braved it, it's a pretty cold experience, but fine once you're in. If you want a non-touristy, interesting village to stay in and you want space to spread out, this house is definitely for you.

Perfect Family Holiday!
Sermoneta is a beautiful medieval town with restaurants, cafes, small shops and sights to see, and close to the train station, beaches and many other places making it a great base location for seeing Lazio! The house is gorgeous and the view breathtaking! It's everything we wanted in a holiday home. The owner, Marco, was very proactive checking in on how we are doing and immediately taking care of any issues or concerns we had. He provided a manual for everything in the home and community and recommended places to visit. He also helped arrange a swimming boat trip to the Pontine Islands which was the highlight of a brilliant holiday. If you are looking for something a little less touristy, yet charming and with plenty to see and do, I can't recommend this place any more highly! If there is any negative it's the kitchen is a bit small if cooking meals for everyone in the house, but we were able to make do and this is minor in comparison to the wonderful attributes of the property and location!

Nice villa in a charming village
We were two families who stayed for two weeks in this house in july '17. We were met by Marcos daughter, who introduced us to the building and its facilties. The building is full of charm and has a fantastic view over the pontine plains down below. All meals were eaten outside on the magnificent terrace under the huge parasol/umbrella. We were lucky to enjoy constant hot summer weather, so the pool was in use every day. All bedrooms are air-conditioned, and the beds were to our liking, so no problems falling asleep. The kitchen is fairly well equipped, but tiny. Two persons max at a time! We had some minor encounters with the local wildlife. The village has a fairly large population of semi-wild cats, a couple of which managed to get onto the terrace. Our kids loved the small lizards on the walls outside, we only found one inside the house. The pool is uniformly deep, and has a small stairway in one corner. It is about 140 cm/4 ft 6 inches deep. Our two 7-year olds could not stand on the floor of the pool, but nevertheless managed to learn to swim there. Yay! The old village is beautiful, and has a few shops, but most shopping was done in Sermoneta Scalo, 12-15 minutes drive away down the hill. There is a local market on sunday mornings at the bottom of the hill, in Monticchio, selling just about anything. Although we never met Marco, he was easy to communicate with using SMS, and he was informative and attentive to the couple of questions we had.

We spent two wonderful weeks in Sermoneta. We especially enjoyed the time at the pool, in the terraced garden and in the billiards room. Marco supported us with advice…and very tasty local buffalo mozzarella ;). The house is exactly as described and it has the perfect housekeeper. Grazie mille Marco!

Belle maison ancienne pleine de charme dans un petit village magnifique
Le village de Sermoneta, presque sans voiture, est magnifique. L'entrée de la villa se situe sur une belle petite place, très calme. La maison a le charme des vieilles demeures, mais le confort est bien contemporain, en particulier dans les salles de bains. De la terrasse, la vue sur le jardin et ses orangers, et la plaine en contre-bas est très agréable. Nous y avons passé une agréable semaine à visiter les environs avec nos petits enfants. Rome est facilement accessible en train, Naples et le Vésuve ne sont qu'à un plus de 2 heures de voiture. Une très bonne adresse, et un propriétaire très accueillant.

Location d'excellente qualité.
Marco est un hôte très attentif à l’accueil de ses locataires, au point qu’on ne sait plus très bien s’il reçoit un ami ou si c’est pour un nouveau vacancier qu’il est venu. Cette qualité que nous avons retrouvée chez bon nombre de compatriotes, s’est particulièrement développée chez lui (Guide de la maison et des balades, fruits frais, etc. (encore merci). Vous pouvez lui accorder toute votre confiance. La maison est parfaitement située géographiquement, à 40 min de train de Rome, 40 km de plages (non saturées) et à 2 h 30 de Pompéi. On peut ainsi alterner les activités très facilement. La grande maison est également confortable, moderne et traditionnelle, et de plus climatisée, la terrasse géniale domine la plaine et vous propose le spectacle du coucher de soleil. la cuisine est un peu petite mais récemment aménagée ce qui facilite le travail. Sermoneta est un village vraiment charmant, les habitants vous saluent sans forcer, le Trattoria Gosh est hautement recommandée, le patron (très chouette) vous explique ses plats en italien, vous lui répondez en français mais tout le monde se comprend. Les tiramisu maison (2 heures de travail) sont délicieux. La facture reste amicale. Bref, c’étaient de très belles vacances. Jean-Pierre, Virginie et les (nombreux enfants).
