Beach Access Locations: One at the end of San Roy Rd and the other at Walton Dunes Access. Beach service is available at Walton Dunes Access. We do not recommend using the beach access by building 6 due to the security guard posted by Sugar Dunes and the private homes. Guests should be made aware that this access is intended solely for reaching the Gulf. To set up on the beach, they will need to walk west past the private homes or east past Sugar Dunes.
There is a beach trolley that runs from Spring Break to Sept 15th, every 10-15 minutes throughout the day from 9-4 pm. Walton Dunes Public Beach Access is the only access that offers beach chair service.

The snorkelers in your group will love the new artificial reef called Sea Turtle Reef, deployed in 2017. Located just 783 feet out from the Grayton Beach State Park access, it is becoming a haven for sea life. Each of the 4 snorkeling reefs comprises 40 acres of permitted sea bottom. The Sea Turtle Reef is at a depth of 12-19 feet. We strongly recommend that snorkelers use a kayak, paddleboard, or other flotation device when visiting the snorkel reefs. Sea conditions can and do change quickly and often. Enjoy!

We enjoyed the property! The decor of our unit was very nice. It had all that we needed from kitchen items to towels. We got good use of pool and tennis courts! The beach trolley was awesome to have. The beach is walking distance but they are very strict about use of the private beach areas. So we used the trolley a bunch to get to the public beach areas. Overall location was good. It was far from the congestion so we didnāt have all the crazy SpringBreak traffic of cars and people but this meant you had to drive to stores, shopping and restaurants.
The condo was great for our party of 4! We wanted a comfy space to enjoy our time together. It was nicely decorated, not overdone. The beds were comfortable. The kitchen had good basic amenities. The property offers shuttle service to/from the public beach if you are taking lots of stuff for a longer beach day. The walk from the hotel past the private beaches to the public isn't very far if you have a light load. I do recommend using a beach chair service to save on schlepping chairs & umbrellas to the beach.
Feedback for the property managers is giving better instructions on opening the door lock, as it can be tricky if you don't know how to use that type of lock.
This was our very first to Floridaās 30A and we loved it. This unit was the perfect place to stay. It was steps away from the beach. The unit was spacious and comfortable. And, a short bike ride away across the highway is the Beachy Bean Coffe Co and the Beer Garden. Itās the place with all the patio lights. Another recommendation is that you rent bikes from the Yellowfin Company nearby. They will deliver the bikes and pick them up when you leave. My only gripe for the rental was that the internet was slow in this unit. Either it needs troubleshooting or an upgrade. Other than that, we would definitely rent from here again!
Iāll start by saying weāve never been to Santa Rosa Beach. We were unaware of how far it was to Destin/PCB. Felt a little duped by the listing saying how close it was to the beach. Yes, access was close, but what it did not disclose is that the ācloseā access point takes you to Private Beaches which you are not allowed on. They provide shuttle services to public beaches but they werenāt running every 10 minutes as stated. Had to rent a car last minute after finding out an Uber would be $150 each way to and from the unit. (Destin VPS). And an hour long each way. When I called RealJoy about parking - they diverted us to a storage facility who was going to charge us $75. However, onsite management was very accommodating about an extra pass for that vehicle. They also were not specific about the unit being on the 3rd floor (33 steps total). Not a big deal-except I need a knee replacement & it was a chore. Also, Realjoy notified us that the pool would be closed 2 days of our vacation mid week. They said it was for maintenance. But we stopped by the pool & NO maintenance was going on. Overall 8/10. Comfortable for 8 people. Clean. Deck was large (no view).
The location was great if you are looking for a mellow area within seconds to the beach. Not a place to stay if you are looking to be in the "action". Clean property and plenty of space.
My two girlfriends and I enjoyed our stay. It was nice to have three separate bedrooms with adjoining bathrooms. There were more supplies and kitchenware than we expected, which was a nice surprise! So close to the beach, with a quick walk to 30A restaurants and shops. We had one issue with a toilet leaking but received a quick response via text when we reported it. Overall, a great experience!
Love the apartment. I only gave it a 4 star because of the in inconvenient beach access and lack of beach chair rentals which Iāve used every summer that we go to 30A. I emailed the office multiple times and I was told that there are beach chair rentals that can set up but itās not true. Guests are supposed to use the Eastern Lake Beach access which is about 300 meters and while golf cart is available, I find it inconvenient. There is long stretch of private beach infront of the property, so nearby beach is not accessible but youāre allowed to set up chairs on the waterline. it rained a lot during our stay so we had to go back and forth to the beach multiple times in a day carrying our backpack chairs, umbrella and stuff walking mostly; only had one chance to use the golf car. Overall, we had a good time but will choose a different area next time with better beach access.
This property was perfect for our group of 7 for a weekās stay at the beach! Exactly as listed. Clean and beautifully decorated, comfy couches and beds, tvās in living room and every bedroom, full kitchen with dishes and cookware, enough dish soaps/paper-towels/toilet-paper/bath products to get through the first few days, and nice views of the beach houses in sand dunes. The only things I would change would be; that the beach area right off of the boardwalk is not where your beach will be so you need to walk down the beach a small bit to get to your beach area to set up, and for the check in information to include something about this unit being in building 7 of a multi building complex and is condo #732 because the address given only gives the basic street address that leads you to the complex itself. Also, will need to be sure parking passes are left on the counter. We had to call for the additional address information and parking passes, but other than that all went well with our checkin, stay, and checkout. There is a golf cart trolly that can take you to the beach as well, we just didnāt utilize this since we had to pull a wagon with our beach gear. Know that this is on the third level so you will have to travel up and down two flights of stairs, not really a huge deal for our group though. Overall a wonderful place to stay in Santa Rosa Beach!
The condo was a great location in proximity to the beach. The unit was nice but the kitchen needs a deep clean - cabinets needed cleaned inside and out. Organization of kitchen supplies needs attention. We were not able to check in on time. The cleaning crew was not finished until 4:30.
Extremely clean and comfortable. The split bathrooms are amazing for several people.

Good Place
Itās a nice place and a great location! The way the condo is set up work perfect for our family and children. There was four adults and two children in our party. I believe that the owners need to be more specific on where the location is as far as which building number etc. it took us a while to get a hold of someone to actually find out where our condo was once reaching the properties. The people at the beach told us that our bracelets that was left in the condo was expired and they would not work for the area that we were hoping to be at. We was told that new ones would be delivered which never showed up in our six day stay. Other than that everything else was perfect!
The location is fantastic for all things 30A. The property is older but very clean and well maintained. The condo was very comfortable and the air conditioner worked extremely well. There is easy access to dumpsters for trash and the entire property is very dog friendly. Parking was plentiful as we ended up having a big group when our kids came over to evacuate Hurricane Ida. We were on the third floor and there are no elevators on the entire property. It's an easy climb and we didn't mind it that much but take that into consideration when booking. There is a nice boardwalk to the beach however there is a catch. The property has another property between this one and the beach and they own the beachfront. There is a lease a quarter mile to the west that you are allowed to use. There is also a road that you can drive down to get there to unload beach stuff. However we figured out that we could rent beach umbrellas and chairs from the other property close to our boardwalk and use that beach. We noticed that lots of people just set up there and nobody seemed to be enforcing it. There was also empty beach next to it with houses under construction with nobody there which I'm sure we could have used. If it's not a busy, crowded holiday weekend I bet nobody cares. Overall we felt we got what we paid for and really enjoyed our time there despite only one good beach day of four due to the hurricane. For the price, you won't find a better deal.
We really enjoyed our stay here and loved how close it was to the beach. Weāve decided that Seagrove is the perfect family place! The condo worked fine for us and we eventually got used to going up two flights of stairs to the third floor.
The place is great for easy access to the beach and to many of the shops on 30A. Very clean and open layout and lots of room. Will definitely be back

The condo looks like it is in the process of being updated. The location is good and the people we met at the pool and on the beach were nice. It's in a great location to the beach, state parks, restaurants & shops. We enjoyed being there even with the raining days because there is a lot to do in Seagrove and the surrounding areas.
The complex is quiet and had a neighborhood vibe.
Our dogs loved hanging out w/us on the large deck watching the birds in the pine trees. They had a great time going to different places with us as well. You will have to apply for a permit w/the city to have your dogs on the beach. We plan to do that before the next time we visit again. We took our dogs to the state parks and other places, enjoyed walking them around the Beach Villas property and other neighborhoods we explored along 30A.
We had a nice relaxing time. We rested well on the Master King bed each night after an active day. The kitchen had everything we needed. It is a 3 bedroom 3 bathroom condo but we only used 1/2 the space. That's all we needed.
We will be returning again and look forward to exploring the Emerald Coast again!
