Welcome to Sweet Tea by Kismet Properties of 30A!

Come enjoy our first-floor condo with an amazing view of the gulf. Located on the end unit on the first floor of Leeward II condo, you can walk out the door and step onto the white sugary sand and into the emerald green waters of 30A.

This one bedroom, one bath unit is located directly on the beach with a private walkway and only five steps down to the white sandy beach and emerald waters of the gulf. The ocean is so close you can see the shells washing up on the shore and dolphins jumping in the surf. Leeward II is located off 30A and on Eastern Lake Drive. You have the gulf and the Eastern Dune Lake right outside your door. Our outside deck is spacious and has lots of seating for watching the morning dolphins, reading, or enjoying the sunset!

For your enjoyment, the Living Room has a brand-new smart TV and a wireless router for internet access. The kitchen has granite counter tops and new custom cabinets complete with a new microwave, stove, and conventional oven as well as a blender and drip coffee maker.

Beds include a King in the Master, 2 bunks in the hall and a sleeper sofa! Sleeps up to six comfortably.

The best feature of the unit is the private, spacious patio directly on the beach. There is a table, chairs and lounge with cushions that is perfect for sunset dinners, sunning or dolphin watching. If you have children, you can watch them build sandcastles from the deck.

Primary Renter must be 25 years old or older.

Fantastic Condo on the beach!!!
We rented Sweet Tea for 7 days and could not have been happier with the accommodations. The condo is perfectly situated right on the beach with a fantastic deck that looks out at the ocean with two lounge chairs and a four seat dining table. The unit was very clean and modern and had all the amenities we needed. The beach chair rental kiosk was just outside the property which made it very easy to rent beach chairs/umbrellas. I gave this an overall rating of 4 installed of 5 for two reasons: 1. The shower door does not shut completely which floods the bathroom floor and rug. You have to point the shower head basically against the wall to reduce the amount of water that goes outside of the shower. 2. The bed and mattress in the bedroom needs to be replaced. The bed makes all kinds of noise any time you roll over, waking your partner. And there are huge divots in the mattress that you roll into, making it not very comfortable. Outside of those two issues, we had no complaints!!!

This unit does not have much good I can say about it. The shower floods the bathroom unless you turn the shower head to the corner and then you have to crouch down to wash. A simple fix is to put a rub strip on the bottom of the glass shower door to keep the water from running out. There are no towel bars for you to hang your towels to dry, it appears there once was one on the wall but I guess they can’t spare 5 minutes to put it back up. The rugs should be thrown out as they are falling apart. There were giant 4” palmetto bug roaches to which I called about and was told they aren’t roaches. The reply I was given was that she would call the HOA and tell them they need to spray, a little too late for that!! I didn’t even want to be in there after dark let alone sleep there as I was petrified of these critters and I certainly didn’t want any bugs coming home with me. The outside deck is being held together by quite a bit of duct tape and the outdoor rug is shredded to pieces. All of these things are super simple and very inexpensive fixes. The only thing this has going for it is the beautiful beach that you just walk down to from the deck. We stayed on the beach from sunrise to sunset and that was wonderful.

Awesome Beach Access
Our top priority is convenience to the beach. Sweer Tea II exceeded our expectations. The unit is cozy and well furnished. It could stand some paint touch-up and a few other deferred maintenance items being addressed. A basic TV cable package would have been nice. My wife and I are not big into streaming. Also, if you are supplying your own chairs you will battle the "beach service company" for a prime water front location.

Love it!!!
I go to leeward 1 or 2 every year and looooove the location!!!! Close to everything and gorgeous beach and water. This unit is perfect with a huge patio that makes everything easy with kids. Beach access right there!!! The kitchen needs a good cleaning though (sticky cabinets and handles). And the bathroom needs some update (walls, and add towel hangers). But overall very very good unit and location. Will go back for sure!!!

Nice but get ready for a fight for your spot on the beach
While the property is nice and right on the beach be prepared to wake up on your vacation at 6:00 am to put out your personal belongings if you do NOT rent the chairs from a rental company. We had to fight for a spot on our private beach that we paid $4,000 to stay at! Apparently the chair rental company and a contract with Leeward I and according to Nick (at the rental place) she forces these kids to put out rental chairs because she doesn’t want people’s personal belonging on the beach! IF sweet tea provided these chairs then you won’t have a problem but sweet tea doesn’t provide chairs unless you rent them. All week long it was a battle to sit where we wanted!! Another issue is the shower door doesn’t stay shut so the bathroom floor get SOAKED! Upon arrival we thought the door was locked and could not get into the room and had to call the after hour property manager. He called us back and informed us that maintenance had installed the door handle upside down!! After a LONG day of driving that was the last thing we wanted to encounter upon arrival. One more thing if you want to eat out be prepared to drive an hour (bc of traffic) back into Destin bc this place is located around nothing but a Tom Thumb! For the money that it costs to stay in a room/kitchen the fight and headaches were NOT worth it!!!!!!!

Love this place. I always look for somewhere around this area and I’m so glad this one was available. The ground floor deck is an AWESOME perk. Literally steps away from the sand so if you forget something up in the condo, you don’t have to go a mile back to the room to grab it. Couldn’t have asked for better!

Great location and property
Smooth and easy check-in process. The property was fantastic, convenient to the beach and close to all the restaurants and shops. The only downside was the back porch being a worksite for the first 24hrs of the trip and losing access due to saws and ladders spanning the deck. Unfortunately, the rental company didn't communicate this in advance, but it was a minor hiccup on an otherwise great trip. We would stay here again.
