This magnificent 2 lake view bedrooms chalet is a real haven of peace for pleasant vacations with family or friends.
180° view on the lake with a 14531,28 sq.f independent garden.

In winter, the wood stove will perfect your cosy evenings.

Detailed Description of "Cosy Chalet 180° - Saint-Jorioz":

Ground floor (accessible by a few steps):
- Large living room with cocooning lounge (fireplace)
- Dining area for 6 people
- Independent WC
- Large independent equipped kitchen (dishwasher, fridge with freezer, microwave, dishes for 8 people, electric oven, ceramic hob)

Terrass with direct access from the living room (east facing) equipped with table and chairs as well as a parasol.

On the first floor :
- Bedroom 1 : 2 beds 90x200cm, south facing with a view of the lake and mountains
- Bedroom 2 : 1 Queensize double bed 160x200cm, south facing, lake and mountain view
- Office area
- Storage space for suitcases
- Independent WC
- Bathroom with bathtub

Possibility to add a mattress for an extra bed.
Acoustic Isolation between the main floor and the first floor has not been renovated yet, It will be more suitable for families or good friends.

A deposit of 800€ will be secured via a bank pre-authorization . A link will be sent by email from our provider's server SWIKLY , to secure the deposit without affecting the bank limit. Nothing will be charged as long as everything is in order at check-out.

The beds will be made upon your arrival according to the number of registered participants; towels (2/person), kitchen towels (2/kitchen), bath mats as well as welcome products (soaps, shampoo, shower gel, dishwashing product, some washing tablets, sponge, 2 rolls of toilet paper /wc…) are included in the service together with final stay cleaning.
We can provide you with a free baby cot and high chair upon request .

Your agency, LLA Selections, has a dedicated Private concierge service to help you organize your stay. You will find all available services in the "Sophie’s A la Carte Services" section of our website. You can book your transfers, private lessons, private chef, catering, massages, and more directly online. A link will be resent to you as soon as your booking is confirmed.

About Saint-Jorioz :

The village of Saint-Jorioz benefits from a privileged location on the shores of Lake Annecy: crossed by the cycle track, it stretches out over the heights to the beginnings of the Bauges massif.

It is certainly because of this much appreciated situation that it is the most populated village on the shores of the lake benefiting from a good amount of sunshine but also from all the shops and useful services: supermarkets, banks, restaurants, pharmacies, bakeries, caterers without forgetting the medical and para-medical professions in large numbers.

There are many activities on offer both in winter and summer: sailing, tennis, rollerblading, badminton, beach tennis, hiking, cycling..., but also a sports centre with balneotherapy with ultra-recent equipment....

In winter the ski resorts of La Clusaz du Grand-Bornand are 40mns away. The family resort of Le Semnoz is only 20mns away.

Lovely holiday

We loved our stay in the traditional chalet, it lived up to it's name. It was very comfortable (cosy), had everything we needed and had the most amazing views from the balcony. We also appreciated how helpful all the staff have been at LLA Selections and especially liked the basket of fruit to make us feel welcome. We had a slight problem and couldn't use the keysafe to leave the keys at the end of our stay. Either we had the wrong number or it was not functioning but your staff were very helpful.

Not a bad place but rather over-rated, and accompanied by several frustrating circumstances.

The view would have been great (but the weather was foggy throughout our stay, and we couldn&#39t see the lake from the house). The interior, especially on the top floor, was rather cosy (wood). Quiet neighbourhood. Violette from LLA Selections, who supported us, was kind and helpful. 1) The house is not far from Annecy but traffic can lead to a 40-50 minute drive at several time slots during the day. Had we known this, we would have chosen to stay insidecloser to Annecy. 2) There is no insulation, so if anyone takes even a single step on the top floor, one can hear it, very loudly, downstairs. 3) Temperature is set by the host remotely, so we had to message twice and managed to increase the internal temperature by 2 degrees, 1 degree after each message... Thereafter, it was nice and warm. 4) There are no carpets. This is not nice, during winter time. This is especially awkward in the living room, where floor is not made out of wood, but with tiles, instead. 5) AFTER having paid the (non-refundable) amount at the Booking.com site, we were notified that we had to sign a contract. So, to avoid losing our money, we had to review and sign the contract. We have never been asked to do so for any accommodation booking, before. Also, WHAT if we did not agree with the terms? This is unacceptable practice. 6) We were also asked to proceed with a 800 Euro pre-authorization deposit via Swikly, for any possible damages. Very unusual, as well. 7) Since the booking, we received MANY unnecessary emails on the booking. Again, very unusual and disturbing. 8) Wrt check-out, we received email and a whatsup reminder to remove the sheets from the beds and leave them folded on the beds, empty the bins and the dishwasher etc. Of course we did this, because we did not trust that missing doing any of them could trigger use of the deposit! This was very frustrating. We have booked accommodation via booking.com several times and we have never been asked to do all these tasks. 9) Overall, not a bad place but rather over-rated.

Superbes moments et chalet au top !

Séjour au top, chaleureux et très ensoleillé ! Le chalet était très bien et la cheminée un réel plus ! Nous avons passé un superbe moment entre amis et nous avons pu accéder facilement aux pistes de ski grâce aux conseils de l’agence. Merci ! Nous reviendrons.

Chalet superbement placé. Vue sur lac et montagne. Le chalet offre des prestations de qualité et son emplacement permet d’être au calme tout en étant très proche des commodités. Le service de conciergerie est très disponible et professionnel.

Jolie maison fonctionnelle et confortable, terrain très agréable entièrement clôturé et la vue sur le lac est superbe !Située par contre dans un « quartier » isolé et escarpé, impossible de ne pas utiliser la voiture pour …tout.Le linge et la literie sont de bonne qualité, les équipements très corrects( un peu plus de vaisselle serait appréciable)Pour résumer, nous avons passé un très bon séjour en famille et nous reviendrons certainement dans cette région

Très jolie vue, situation calme, jardin quasi plat pour les enfants, relative proximité des commerces (5 minutes en voiture). Cuisine un peu trop chichement équipée au niveau vaisselle, plats, poêles…mais rien de bien important fondamentalement.

The view of the lake and mountains is stunning, the house is big, clean, comfortable furniture and beds. LocationAnnecy is professional and friendly Part of the dishwasher fell apart (still functioned but less effectively). the nespresso coffeemachine is old, when you press on it won’t stop so it overflows. If you press it again it stops but this is not supposed to happen. The electric stove often switches of giving an error during cooking. Unclear why. The dvd player is broken (this was mentioned upon arrival, then why not put in a new one?) for the price of the house, this stuff should simply work. I would advise the owner to modernise the equipment

Maison agréable, vue magnifique et jardin reposant !

Les volumes de la maison, le grand jardin très agréable pour les enfants, la localisation en retrait de la foule du lac (néanmoins on rejoint facilement le centre et le lac en qqs minutes en voiture) et proche de sentiers de randonnée et du Massif des Bauges, et surtout la vue magnifique (notamment les belles couleurs du coucher de soleil sur le lac!)
