Oceanfront Penthouse at La Palapa with unobstructed views of Banderas Bay

Welcome to the penthouse and La Palapa. We invite you to enjoy our beautifully remodeled beachfront condo located in the iconic La Palapa condominium building. Our condo has 180 degree unobstructed views overlooking Los Muertos Beach and all of Banderas Bay. Only the 7th floor of this building has 11ft. ceilings! Our 2 bedroom, 2 bath corner penthouse unit is in the perfect location to enjoy everything the Zona Romantica area has to offer.

Step outside and you will find the best restaurants, bars, beach and shopping, all within walking distance. The La Palapa Restaurant happens to be one of our favorites. It is located on the main level of our building, directly on the beach. Just steps away is the Malecon, a wonderful opportunity to take a stroll...morning, noon or night.

The rooftop pool provides full sun all day as well as a covered area and bathrooms. Take a swim and relax here to enjoy 360 degree views of all of Puerto Vallarta and its mountainous backdrop. Or just sit on the beach all day at La Palapa or El Dorado for refined daytime beach service and pampering.

Enjoy a beautiful mix of traditional and contemporary Mexican furnishings. The remodeled kitchen has granite countertops and stainless steel appliances including gas cooktop, convection microwave, beverage/wine fridge. Our water is UV + double filtered at the small tap at kitchen sink & in the refrigerator. The bathrooms are remodeled and appointed with local tiles and quality finishes. The primary bath is en-suite with a huge walk-in shower. The 2nd bath has a step-in shower, custom tile, fixtures and lighting. Housekeeping service is included every day except Sunday and Mexican holidays. Isabel will make your beds, clean and help with dishes, but please try to do most dishes on your own. She will also launder the bedding and bath towels, but not beach towels or personal laundry. The washing machine works with hot water only and is great, but please shake sandy items at the beach before you come home. And please rinse sand from your feet and legs at a beach shower or the rooftop shower.

PLEASE NOTE: May - October there may be construction noise at La Palapa, as remodeling is permitted during these months. You can spend your day upstairs at the pool or on the beach and exploring the city if the noise is bothersome.

We have stayed at La Palapa before. It’s a great location and near restaurants and shopping. We love this location because of the restaurant and beach club. Make sure you call ahead to reserve beach chairs at La Palapa or you may not get any.

Right on the beach, great view with a huge palm tree right outside. ACs are cold, you can hear the waves on the beach at night while sleeping, very comfortable beds, good water pressure, location for Romantic Zone can’t be beat!

We come, as a group to La Palapa every year, this condominium is the nicest I’ve stayed in, it located within walking distance to some great shops, excellent restaurants and some fun nightlife. The hosts were wonderful, the property was lovely and very comfortable. I slept really well, which I don’t usually on strange mattresses and pillows. The kitchen is well appointed and the cleaning people are excellent.

Perfect oceanfront condo! Beautifully maintained and spacious. Terrific location in the heart of Zona Romantica. 7th floor location kept neighborhood noise to a minimum. Large balcony with unobstructed views. Couldn’t have been more perfect!

Our condo was nicely decorated and fully stocked. The location was perfect, on the beach and close to fabulous restaurants. No need for a vehicle, cabs readily available. Owners very responsive to my inquiries. Would highly recommend, we will be back!

I stayed here with my family of four and we all just loved it! The location is perfect. Just steps from the beach, outstanding restaurants and just a floor away from the spacious rooftop pool. The views outside the private veranda is amazing too. We’ve never taken so many sunset pictures with a perfectly placed palm tree that just sets the mood. Can’t wait to be back here!!

This condo is very nicely appointed with traditional Mexican decor. Located right in the heart of the Romantic Zone everything is just steps away. The hosts are very well organized, the check in process is super efficient and the condo is very clean overall. The building has a staffed 24 hour front desk !

We really enjoyed staying in your condo. It is located in a great part of town. The kitchen had everything we needed, the maid service was excellent, and the building is in great condition. The bathrooms were modern and clean. The two newer AC splits worked perfectly and cooled us down in the late afternoons and evenings. The living room and dining furniture was very comfortable and was great for a small get-together while we were there. Our only complaints were the back bedroom air conditioner that seemed to not work consistently, the guest bathroom was very small for us big guys, and it was difficult to get any streaming TV stations to come through if any of us were also using our phones or tablets on the wifi. We would definitely stay here again!

This property is beautiful and the view can't be beat! Security was excellent, housekeeping and roof top pool were excellent. We only have one negative and it could be resolved with ear plugs or better insulated front bedroom windows. Unfortunately, the front bedroom is pretty noisy some nights due to beach activity late at night. We lucked out and had the condo to ourself, so we moved to the back bedroom and all was well! The owners are great as well and really easy to work with. New noise insulating windows in the front bedroom would make this condo at the top of our list for PV! :-)

This is one of the top properties we have ever stayed at. It truly is beautiful. You are right on the beachfront of Playa de Los Muertos-which was amazing. The owners were well prepared with plenty of pool towels and beach towels. Their information manual about the property and the area was very thorough and helpful. We felt safe at all times. The apartment is very spacious, comfortable, beautifully decorated and centrally located in Old Vallarta. They have a gate at the front door which can be locked but left open for a nice breeze. We loved finishing our days with a swim at the rooftop pool. The view is killer. Its a postcard view every day. One of my favorite things was the lady who came and reset our apartment back to Day 1 every morning! The owners kindly checked in with us prior to our trip to give us a tip about watching tv in Mexico and during to make sure all was going superbly! We give this place and the owners an A+++

This experience was excellent right from the start. The property owners were responsive and very helpful. They provided great tips on traveling to the area. We loved the location. I honestly don’t think you could do any better than this spot on the beach. Not only is it the perfect beach location, but it’s within blocks of great restaurants, the market, and the Malecon. The place was well equipped with dishes, linens and whatever else we needed. I do love modern architecture and furnishings but I appreciated the authentic Mexican feel this condo provided with the Mexican tiles throughout and the local furnishings. The advice that was provided for shops, restaurants and things to do in the area was spot on. Based on the owners recommendation, we chartered a boat through VIP Vallarta to go snorkeling and totally lucked out when we saw several whales jumping very close to us. Checked that off the bucket list. There were four of us on this trip and we are already talking about when to return.

The location was ideal for a day at the beach and easy walks to our favorite hangouts. The staff was always available to let us in and keep the keys so we never had to worry about which of us had them as we came and went. We've stayed in many rentals in PV and this one felt more spacious than some of the newer condos. One flight of stairs up to the heated pool and loungers (great naps under the umbrellas) and the views at sunset were amazing. Everything you could need is present in the condo. We've found our go to place and will always put this one at the top of the list to check when we get back to PV. So much charm and beautiful decor, with great wifi and amazingly comfy beds. There were no problems with noise, unless you don't like waking up to and going to sleep to the sound of the waves. We thought nightlife might be a bit noisy but that wasn't the case at all. The doors and windows close tightly, minimizing any extraneous sounds on those mornings we wanted to sleep in a bit. We were at our favorite beach spots in minutes and our favorite restaurants were within a couple of blocks. What a gem!

I’ll be staying here from now on when I visit Puerto, the view is amazing, very clean, very quiet, very relaxing. The unit is well stocked with everything you could need, and there are stores to purchase water- beer- liquor- wine- all within about 100 feet away. The restaurant is very convenient- a bit expensive, but excellent food and service. Definitely recommend this rental and will definitely book again!
