If you only care about location, this is the place. Staff is nice but the property requires serious care and attention. The word “dated” doesn’t describe it. Its structure is giving in and I seriously believe it needs some inspection.

On A street- great easy walk to everything beach location. Great balcony to sit and watch the beach and other vacationers.

The hotel is falling apart. The breakfast included. Is not even a breakfast. Is old pastries. The coffee was watery. The bathroom the shower water comes out. I needed more toilet paper. No one listened so I had to go to the store to buy some. Please don’t waste your money here. I was very disappointed.

Room was perfect for us right under the fireworks. It was beautifully. A little outdated but worth every penny.

Stay away from this place. Falling apart. Hole in the plaster ceiling in bathroom. Luke warm shower. The whole bathroom was tilting away from the main building as was the small balcony. We booked for 2 nights but booked another place for the 2nd night. No refund but a voucher for the night we missed and 3 days later no voucher in my email account or anything. Not that we would stay there agin.

Worst hotel I have ever stayed at. Mold in the bathroom, dead bugs in the refrigerator and so much dust on the TV wires looked liked it hadn’t ever been cleaned. The hotel stated a free continental breakfast. There were so many of what I’m assuming were fruit flys on the breakfast foods disgusting

There was popcorn and cereal under the bed and we didn’t have either. As well as spider webs in the entire balcony railing.

Moulton is an old hotel pushing 100 years old. The worst part of the stay was that the mattress was sunken in on 1 side from people sitting on it. We also found some ants the day of check out. The staff was friendly, the rooms are small, it’s Hampton Beach. The hot water did work, you may have to wait for it though. Look I have been going to Hampton Beach for a while now and have stayed in many different places. If you are looking for luxury go someplace else. I would stay here again.

Location was the only good thing

Location was convenient, right on the Hampton strip. Room had loads of peeling paint and broken door frames. No hot water. Patio door was broken and not lockable. VERY limited parking, we had to pay in other lots to park our vehicles. Lots of furniture in the hallways, maybe a renovation is underway? It worked for our quick overnight.

My door to the room would not lock. Very disrespectful to their guests. When I went to check in got attitude from the lady who said we don’t send messages but I have it on my phone. They tell you there is parking available but there isn’t any. Had to pay out of pocket for parking. Very deceitful hotel and management.

For the price per night it was not a good value, walls are paper thin, two flights of stairs to get to the rooms. There is no parking and for the price to have to pay for an overnight spot was extra. Very out dated decor and tacky decorations. Was really not impressed with the owners, they never asked any questions no mention of good things to do or dining or even offer info about the accommodation. For 300 a night it wasn’t even balcony side. Will not be staying there again. No extras were included in that high price for one night.

Not as advertised- queen was a double bed. Pull out couch? Well there wasn’t room to pull it out to even try. Pictures using a fishbowl lens…. I should have known better. Coat rack falling off wall, slider to 3” wide doesn’t open but 1/4 of the way… because the room is leaning to the front of the building. Bathroom was clean, bonus. Otherwise, room was about 8’x8’. Dark,dingy. $300 a night? They should be ashamed.
