"Located right in the middle of town, we stayed in Kinnoul, larger than anticipated the two floors were wonderfully clean and modern, couldn't have been better. Lovely kitchen area with everything, apart from tea towels so we had to use the hand towel. Some reviews say there is noise but we must have been lucky, maybe neighbouring apartments were uninhabited during our stay, whole place was silent, apart from town clock chiming every quarter hour, which didnt bother us and wasn't through the...

"This was week 2 of owner taking on the property ...once we knew this a lot of things made sense. Had the comfiest bed and slept well both nights, lots of hot water too. We also were given a breakfast hamper that he was trying out , and that was a creative way to provide breakfast ...so good thinking. we were lucky to be chosen as guinea pigs. Definately work in progress for the accomodation....and good luck ."

"We were here June 2025. The location is right in town next to the concert hall, Perth Theater, and museum. There were plenty of restaurants, pubs, grocery stores, and shops within easy walking distance. While there, we attended a concert and went to the museum. "Beautiful hotel - staff extremely helpful and efficient. Well appointed rooms - lovely decor and furnishings, bathrooms had plentiful toiletries and amenity kits. Cleanliness throughout. Food was fantastic in both restaurants - especially enjoyed the dinner at Sandemans. Big thank you to Daniel and his colleagues for making it a lovely experience - and huge congratulations to Chef and his team for the fabulous menu. The food was outstanding! Enjoyed using the pool and sauna facilities - spa staff were very friendly and helpful too. Would definitely recommend this hotel to anyone who wishes to experience great food and Scottish hospitality! Hoping to make a return visit for sure. Thank you so much!"
