Perfect!
We found this property to be even more charming than the pictures and description. We loved every thoughtful detail. Paul and Gema are amazing and accommodating. Always ready to help. We loved this home so much! We now have treasured memories here for which we will always be grateful. It was even difficult to get our kids to leave to go sightseeing! We didn’t mind the walk to La Canyada. It was pleasant. Loved the Pueblo as well. Highly recommend.

Could have been better
The Villa is large and airy with good sized, attractive rooms and plenty of space. We particularly enjoyed the covered outdoor area adjacent to the kitchen and spent many happy hours there. We used the BBQ a couple of times and although the primary gas cylinder became empty, a standby cylinder was also supplied. Although I found it difficult to connect the gas valve, the property owner helpfully sent me a useful instructional video, so problem sorted! We did plan a paella evening in the outdoor kitchen, near to the pool, but the area was very dusty and there was no gas connected so we cooked indoors instead. Unfortunately, the pool isn’t as sparkling as the photos suggest. It was cloudy for most of our stay and troubled with algae throughout. The owner willingly came out mid-week, cleaned it up and supplied a litre of anti-algae fluid which I added to the pool overnight. Unfortunately, this was only a temporary fix and the algae reappeared later in the week. The jacuzzi was clean and algae free. Our main upset however, was the fact that while the property description features “air conditioning”, all of the air conditioners were wired to an Electrisaver unit which caused the a/c units to ‘cut out’ after 2 hours. We only used the a/c at night and, after 35 degree days, the bedrooms were very warm and we did need the cold air. Every 2-3 hours, throughout the night, we would wake- up because the a/c had switched-off and the bedrooms had quickly warmed-up. None of our party - 4 adults - slept longer than 2-3 hours at a stretch because of the a/c constantly needing to be re-set. This limitation is not mentioned in the property description and we would definitely have reconsidered our booking if we had known about the a/c cut out feature. Also, all of the beds had plastic backed mattress protectors which were unpleasant to sleep on. The Villa is located in a suburb about a mile from the centre of the small town where there are shops, restaurants and the metro into Valencia. The town is nice but the end of the street where the Villa is located is quite unkempt.

Dear Liam, Your feedback is much appreciated. Sorry for any inconvenience regarding the pool. We understand that you experienced some extreme weather. As we explained to you during your stay, there were major floods days before your arrival & although this affected the pool we took every step possible to remedy it to its original sparkling condition, which was achieved shortly. The pool is sparkling once again. After the heavy rain the end of the road needed some cleaning, which has now been addressed by the Local Council. Mattress protectors are provided for sanitary reasons but they are optional and can be removed instantly if desired. There was also a spare gas bottle at the villa available for the outdoor kitchen. If you had asked us, we could have pointed it out to you. All terraces are brushed and the outdoor kitchen is cleaned for each client's arrival. As with all outdoor areas, dust can settle during your stay at any time. Your wife kindly mentioned how pleased she was with the cleanliness of the villa. The heat wave was felt throughout Europe. The air-conditioning timers were available 24/7 during your stay. However, we have heard your feeback and the timers that were a problem for you have now been removed. The air-conditioners in the bedrooms no longer have timers. In addition, the villa is equipped with 4 fans that can also be used all night long. During the summer the house usually feels cool and airy. Unfortunately, you experienced a heat wave. It would have been helpful if you had mentioned any issues you were having during your stay so that we could have had the opportunity to remedy them immediately to make your stay more comfortable. Our priority is to make your stay as enjoyable as possible. One of the big advantages we have is that we live in Spain and can deal with any issues swiftly. We are easily contactable and reply quickly.

Comfortable villa, great pool
Enjoyed our stay as a family of 5 adults. Plenty of room for all, very clean, good facilities. Not ideal if you plan to go into the city a lot though; 15 minute walk to metro, which on the summer timetable had only 2 trains per hour, and if you want the beach you have to change. Car hire may be better in that scenario. Recommend Luke at ‘Bike Guy VLC’ for great city orientation bike ride, and Tony at Valencia Cellars’ who customized a wineyard visit and tasting near Raquena and airport drop off for us on our last day.

Many thanks guys, we appreciate the feedback. We are pleased to hear that you enjoyed staying at our home. La Canyada is the oldest and most established urbanization in Valencia. It is highly sought after because it is as close as you can get to the city centre and beach whilst still having the benefits of a spacious villa with all the amenities nearby. The kind of city centre access you are talking about can only be found by renting apartments in town. Of course with that, you wouldn't have the benefits of outdoor summer living and privacy that one gets in La Canyada. With a little bit of planning and the odd taxi, most of our guests have found the local transport quite convenient. There is a direct metro line from our villa to the centre of town, which is A. Gimera metro stop. The change of metro lines from the Pink to the Green line is a fairly simple affair at Angel Guimera. Personally, I think a local cab from A. Guimera to any destination in the city offers a cheap and convenient solution, if one does not want to change metro lines. Naturally, if one hires a car, it opens up ones options to explore further afield. i.e. The Valleys of Chulilla and the Charco Azul. Once again, thanks for your review and hope to see you again. Fabulous villa
The villa was even better than the photographs. The pool was wonderful especially in the heatwave and the outdoor kitchen was perfect, we used it most evenings. The villa is in a peaceful location but handy for the village which has a number of small shops and bars plus a great supermarket and also the metro into Valencia. Overall a great property in a great location which meant we had a fabulous holiday, we highly recommend Palm Villa!

VERY nice.
Clean! Comfortable, and Paul and Gema are great hosts. The house is convenient in that it's only a 15 min walk to the Metro into Valencia (around 30-45 min) and the town has everything you could want. Mercadona 5 min, restaurants 15 min and, if you're a mountain biker, trails across the street. We're a family of 5(kids 8-12) and we enjoyed it thoroughly , even without sun. Thanks, and we'll be back..

Excellent villa, great location. Highly recommend.
he villa was perfect! Very clean, plenty of space (there was 6 of us) All the bedroom where of a decent size. The outdoor area was nothing less than amazing, very spacious and again very clean and clearly well kept. The pool was great and again very clean. The Villa was approx. 15-20-minute walk in to the town / station depending on how fast you walked. Very hot when we were there so a nice gentle walk! Supermarket was a further couple of minutes and the trollies supplied where very useful. We hired a car for the first couple of days of our trip just to get the heavy shopping and tour around a bit further. We returned the car to the airport, got the train back via Valencia. The metro was very easy to use. After that was used the metro to get around. Paul and Gema were very helpful and the couple of questions we had via WhatsApp were answered instantly. Paul even sorted out the cab for us back to the airport as well. If you are thinking of going to Spain and want a Villa that is spacious, clean, great pool in a peaceful location, yet only 15-20 minutes to all the amenities (including a train into the main town) you won’t find many better! Would highly recommend. 5 star villa with a 5 star service.

Wonderful location and excellent villa
The villa was located about 10-15 minutes away from the metro, which meant it was very easy to travel into Valencia. It is best to buy the bonometro ticket for 10 journeys which can be shared between people. This worked out much cheaper. The village had a few restaurants but they tended to open at 8pm in the evening which is later than we are used to. However, when in Spain, live as the Spanish do! The villa was perfect, just the right size for our group of 7, with plenty of outside eating space and shade. The pool temperature was spot on too! Not too cool but refreshing in the heat. We had a number of issues initially but Paul and Gema were very obliging and quickly fixed the broken fan and air conditioning. They were also there to welcome us when we arrived and gave us a quick tour of the house. The only issue I forgot to mention to Paul and Gema was that the fridge in the house never really got cold despite lowering the temperature. This unfortunately meant some food went off quicker than we would have liked. Overall this was a super villa and Paul and Gema were excellent hosts.

Perfect property for a holiday!
We rented this villa for a group holiday. It was perfect for what we needed and Paul & Gema were very helpful and accommodating. The outside kitchen & BBQ area was ideal for lunch and dinners. The villa gets sun pretty much all day and is very spacious. The taxi company was very good and we used them most days to get into Valencia. Thank you!

Hugely disappointing
First impressions of the villa were good and there are many good features to the villa. However there are several points that completely ruined our experience. We choose a villa holiday as we like the privacy this allows. We had arrived late and so when we got up on the first morning we noticed a camera directed straight at the main outside dining area and the swimming pool along with 3 other external cameras. This definitely made us wonder if there are other cameras internally. Both of these issues made us feel very very uncomfortable.We were outraged to see these as they had not been pointed out to us and were pointing at places where we would expect absolute privacy, different than being in a hotel. This experience was made worse by Paul's response when we rang him, i.e. He said we must be able to tell he was not that sort of person. He rang back to say we could unplug the cameras and that they weren't switched on. We were not very happy with this response as we didn't feel that our concerns had been validated and it also demonstrated a lack of understanding of the safeguarding issues involved as we had 2 children with us aged 5 and 9. Paul seemed more intent on telling us he hadn't broken any laws rather than respecting our privacy and making us feel listened to. On another note, we very much enjoyed the outside barbecue area but half way through the holiday the gas ran out and the spare bottle next to the barbecue was completely empty. We had not been advised about any information about provision of gas but when we contacted Paul he said that they do not supply replacement gas so if like us you don't want to physically carry a very heavy gas cylinder into town this situation renders the outside kitchen area and barbecue unusable. Paul also used this opportunity to say that he is legally allowed to place cameras in the property. Again, we felt this invalidated our concerns and left a nasty taste in our mouth! Final point is the pool. Although we were aware the pool is not heated it is not clear from the pictures how much in the shade the pool is during certain times of the day and therefore really did render the pool unusable. Also.. the kettle and pans in the property are not designed for gas and so are too hot to handle. Not what you expect in a high end villa. Very unhappy.

Many thanks for leaving this review. We are sorry that you felt uncomfortable with the security system at the villa. We are surprised to hear that the security camera is still of concern to you. As we explained to you in detail at the time, there are no interior cameras and there are no functional outdoor cameras pointing at sensitive areas. The only functional camera is pointing at the exterior gate and is there for protection of the villa and our clients. The camera is properly signed informing our clients of its presence. We were opened to any suggestions that you may have to make you feel relaxed and enjoy your holiday, but our emails and texts went ignored during your stay. We made every effort to acknowledge and resolve your concerns but your lack of communication made any progress on this front impossible. Furthermore, we thought that you were resolved after what you said on the phone. As you will remember, when I explained to you that there were no internal cameras you said “that was all that I wanted to hear”. Since you stayed on for the rest of the week, we assumed that the issue with the camera was resolved. The only communication that we had from you was two evenings before your departure date telling us that you had run out of gas for the barbecue. We sent you a text explaining that there was usually a charge for a gas refill (for the BBQ) but on this occasion we would wave it and let you have the replacement for free. We always have a spare full gas bottle on the property so that our clients are never caught without gas for the outdoor kitchen or barbecue and there is no need for them to carry heavy bottles from the village. Your comment regarding the pool and sun hours are simply incorrect. Our pool is south facing and it is ideally positioned for the absolute maximum sun that one can expect at all times of the year. October has less sun hours per day than Summer time and the difference in reflected in our price for this period. We had a family visiting in the middle of November and they very much enjoyed swimming in the pool. Pots and pans not being adequate for gas: this is contrary to the specifications of the manufacturer and our clients have not previously experienced any problems. We provide Tefal pans and WMF kettle. We always try to help and assist our clients in any way we can. If anybody has any questions about this review please feel free to email us. Kind regards

We had a great stay. The Villa is stunning and really well equipped. The pool and jacuzzi are great and the outdoor kitchen a great feature. 10 minutes walk from La Canyada metro link that takes you into Valencia. We had a fantastic holiday.

If you're looking for a family get away - perfect. Except the stairs for older or little folk. The town is a sleepy suburban train stop, and not much to see. There is a full grocery store to stock up, but definitely rent a car. Think of the most mundane suburb where you're from. The beds aren't all that great, actually uncomfortable, but the outdoor kitchen and pool is an interesting set-up. The owners are available. They charge for Wi-fi.

Over the past few years we have been very fortunate to have wonderful people staying at Palm Villa. We are sorry to hear that the bed that you slept in did not suit you. We have put in Pikolin mattresses which are the better brand here in Spain and we bought standard hardness which was designed to suit the widest possible group of people. Just like the Goldilocks scenario, it is difficult to accommodate for all preferences. We were surprised to hear that you found the village mundane. The majority of our clients found La Canyada to be a charming and convenient little Spanish Valencian village. People travel from Valencia city to take in the atmosphere and enjoy the local bakeries, organic vegetable shops, delicatessen and great restaurants. For most holiday makers, the village has everything they could want. There are even a couple of cocktail bars for those who want to have an after dinner drink and take in the atmosphere. For those looking for more activities, the metro will take you to the hart of Valencia city.

Amazing Stay at Palm Villa
We have just returned from our holiday at Palm Villa and it will stand out to be the best accommodation we have ever stayed in, it is clean and extremely well maintained, we wish we could pick it up and take it everywhere with us! Paul and Gema are amazing hosts who looked after us extremely well and are there on hand should you need to call them . The little touches they add make it a really personal stay. Everything about the villa, the pool and outside area is superb. If it is possible we thought it was even better than the pictures! The outside kitchen really works and keeps you all together as a family. The Webber gas BBQ is amazing. If we were to leave any feedback about getting around it would be this: The walk up to the village and metro is about 15 minutes but each time we did it, it seems quicker. Behind the Metro station (ticket office side) you can walk through a park and there is a supermarket which is open all day. It offers everything you need for your self catering holiday and the fruit, veg and fish were gorgeous and fresh. (the accommodation has two shopping bags on wheels you can use) The metro itself can take you anywhere you need to go. We brought the 10 trip ticket (11.40 euros) and once you have used 10 you just buy another ticket. The ticket machine is inside the ticket office, the English option didn't work but you press compare (to buy) then you choose your type of ticket (ie 10 trips) then your zones (we chose A&B as we just wanted to go in and out of Valencia City and visit Oceanografic). To go to Valencia or Oceangrafic you need to be on the platform with the ticket office. You must swipe your ticket (one swipe per person) before you get on the metro as guards frequently check. That machine is just inside the ticket office. Before we travelled we thought that we may need a car, but for us instead of spending 300 euros on a car + fuel + parking fees we spent 60e on taxi's to and from airport and 36e on metro for the week total 96euros! and we all enjoyed the experience. A great holiday that offers a local village, nearby city of Valencia or stay in and have a pool day (pool and several sunbeds all to yourself~ perfect)

Perfect for relaxing in villa or sightseeing in Valencia
Just returned from a very relaxing stay at Palm Villa. As a family of four we found the downstairs outdoor living space had been well thought out with absolutely everything you needed. Loved the pool and jacuzzi. Cooling down, reading a book sitting in the pool on the steps was a joy! Upstairs the bedrooms were pretty and also well equipped. The bathroom was large, modern and the bath was gorgeous. Valencia is only a 20 minute trip away on the easily navigated Metro, we purchased a 10 trip ticket which you can top up when needed and use for whole family. You can ask for a small handy metro map at the station too. Lots to do and everyone enjoyed strolling around the old town and great view from the top of the tower next to the Cathedral. The best ice cream we have tasted can be found just down the road from the Cathedral. We also visited the beach and Marina via the Metro, fab beach and plenty of restaurants. La Canyada itself has lots of bars for quick tapas, big supermarket and restaurants. The bakery was superb and we visited everyday! Our hosts Paul and Gema were so helpful when needed and assisted us with booking taxis, local knowledge etc. wifi is also available at a small extra cost. We also enjoyed the sangria, thank you .. We all came away happy and relaxed and will definately return to this wonderful oasis of peace and also to visit more of Valencia that we missed. Absolutely ideal villa to combine total chill out and sight seeing in Valencia.

Perfect holiday
The villa is really as described in the pictures. The pool and garden were our highlight at the villa. We cooked most of the time ourselves, there is also a grill. Everything was already there, be it detergent, dishwasher tabs, coffee capsules, spices... that was really great! Paul and Gema are really great hosts and were very committed that we lacked nothing or gave us tips on where there are good restaurants or how best to get to valencia. For the two there are extra 5 stars from us. The drive to Valencia takes about 15 to 20 minutes due to the traffic. We drove to the center of Valencia almost every day because we got a rental car. The parking garages are reasonably priced, so it wasn't a problem. there are some supermarkets, pharmacies and restaurants nearby. Grocery shopping was no problem and went quickly. It was a really great holiday, we felt really at home in the villa. I would be happy to recommend it, because you have your peace and privacy there, but it is also close to the city. The location is great. We thank you very much for this great holiday and had a great time in Valencia.

"Fantastic"
Nous avons passé un excellent séjour dans cette très belle villa. Lieu très calme, idéal pour se reposer. Extérieur avec terrasses, piscine très appréciable. Paul est très chaleureux et très disponible pour nous conseiller ou nous aider en cas de problème. Nous reviendrons à l'occasion !

Toller Garten mit 100% Privatsphäre
Sehr netter Kontakt mit den Besitzern Paul und Gema, die immer rasch und hilfreich auf Fragen antworteten. Die Möblierung ist praktisch, aber nicht ganz neu und und nicht besonders schön oder stilvoll. Die Betten in den drei Schlafzimmern im Obergeschoss sind eher klein (1.20/1.40), diese Zimmer sind auch unterschiedlich gut zu kühlen (Air Condition funktioniert nicht überall gut und ist teilweise recht laut). Wenn man diesbezüglich nicht allzu hohe Erwartungen hat, ist das Haus ein wunderbarer Ort, um eine entspannte Woche zu verbringen. Der Garten ist toll und total uneinsehbar dank sehr hoher Hecken rundum, und der Pool ist das absolute Highlight, grosszügig und sauber. Wir haben die Woche sehr genossen, vielen Dank.

Beautiful villa - nice area - good supermarkets - 25 min. to Valencia city
We stayed in this beautiful villa with two families for one week. You can spend a great holiday, therefore you find anything you need. Pictures and description are according to the reality. This villa is located in the district of Canyada (Patera), good supermarkets are nearby. The area is wooded and it takes 25 minutes to the city of Valencia by car. Valencia is nice for sigthseeing and easy to reach for day trips. Paul and Gema are very personable, have always helpful hints and are always happy to assist you.
