The owners have even stocked the home with a few of their favorite cookbooks to peruse for those looking to enhance their culinary skills.

*** MINIMUM AGE REQUIREMENT *** The person renting the property MUST be 25 years old per the City of Palm Desert.



*** CITY REQUIREMENTS for RENTAL CONTRACTS: ***

In compliance with City of Palm Desert regulations, the primary renter must provide a copy of a government-issued ID, submit the license plate numbers for all vehicles parked at the property, and sign a required rental agreement prior to check-in; all adult occupants must also confirm that they have read the City’s Good Neighbor Brochure. *Verification and contracts are submitted through an alternate page called SuiteOp after confirmation of reservation**



*** SECURITY DEPOSIT *** THE SECURITY DEPOSIT HOLD IS $2499 for reservations exceeding 28-days AND WILL BE PROCESSED 5 DAYS PRIOR TO CHECK-IN/ARRIVAL AND RETURNED 7 DAYS FROM THE DAY OF CHECK-OUT TO ALLOW POST INSPECTION OF PROPERTY FOR CLEARANCE OF CONDITIONS. *(Does not apply to reservations made through Airbnb to which different security deposit rules will apply.)



*** GUEST SAFETY & HOME SECURITY: To help ensure the safety, security, and peace of mind of our guests while protecting the home, exterior security cameras are thoughtfully positioned throughout select outdoor areas of the property. These cameras are limited to exterior spaces and do not monitor any private interior areas. Camera locations: Ring Doorbell and one above the garage, looking at the property spaces in front.



*** UTILITIES: Utilities are added to the monthly rent, average $1500 a month.



*** EARLY Check-in / LATE Check-out: *** We are happy to offer flexible arrival and departure times, when possible, for an additional fee of $25 per hour. Please request this service in advance.



***CANCELLATION POLICY:** Please be advised that a 5% service charge applies to all refunds to cover non-refundable credit card processing fees. Refer to the platform's cancellation policy for specific refund amounts and timelines. Because life is unpredictable, we strongly encourage all guests to purchase travel insurance to protect their investment. Once a reservation is confirmed, we offer guests the option to purchase travel insurance, which can provide coverage in the event of unforeseen circumstances.

Please note that we must adhere to our cancellation policy since the property is reserved exclusively for each guest, making it unavailable to others. If you have existing travel insurance through a provider or credit card, we recommend reviewing your coverage.

* 50% refund for cancellations made at least 30 days before check-in.

* No refund for cancellations made within 30 days of check-in.

*** ADDITIONAL CLEANING REQUIREMENTS for mid-term or extended stays: *** To maintain the exceptional condition of the home, reservations of 45 consecutive nights or longer require a mandatory mid-stay cleaning at $150.00 per service (linen laundering not included), in addition to the departure cleaning fee. If a mid-term reservation is extended and becomes subject to this requirement, the applicable cleaning fee(s) will be added accordingly and reflected on the guest's final post-checkout invoice.

*** PET FEE: *** A non-refundable pet fee of $75 per pet is required for all stays with pets to cover additional deep cleaning.



*** OPTIONAL POOL / SPA HEATING: *** Pool and spa heating is not included and can be added for a refundable deposit based on usage.



*** OUTDOOR MUSIC IS PROHIBITED PER PALM DESERT ORDINANCE. Music that is played indoors must not be heard outdoors. City ordinance states that any music that is audible from the property line is a violation. People's noise during the day is permissible but must be measured and reasonable. Daytime is considered 8:00 am to 10:00 pm. ANY FINES RELATED TO CITY ORDINANCE VIOLATIONS WILL BE PAID BY THE GUEST.



**MAIL & PACKAGE DELIVERIES ***

Guests are welcome to have mail or packages delivered to the property during their stay; however, deliveries are made at the guest’s own risk. The host/owner is not responsible for any lost, delayed, or undelivered mail or packages.

Please note that the property’s mailing address is typically forwarded to an offsite location, which may cause delays or affect deliveries. Because of this, we highly recommend guests either hold their mail at the nearest post office or rent an Amazon Locker for a more secure and reliable option.

While we will do our best to assist if an issue arises, our ability to help retrieve missing items is limited and cannot be guaranteed.



*** FOR FAMILIES:** A highchair and a Pack ‘n Play are available upon request at no extra charge.
