The home was very nice and in a beautiful area. Plenty of space for our family. Everything we needed to have a wonderful vacation. Hope to be back soon!
We really enjoyed our stay. House was clean with plenty of room. Views are amazing from living room and deck. My grandkids were able to play in snow on the property. Close enough to town to shop and eat out.
Excellent area with lots to do. The only drawback was a lack of firewood despite the pictures showing a bevy next to the fireplace.
Comfortable and quiet. Would highly recommend and or reserve again.
Loved this place. Near a lake with amazing views. Huge yard for pets and king size bed upstairs! Tv had some issues as there was no instructions and no way to adjust the volume. Other than THAT WE LOVED THIS 80’s ski chalet! Wouldn’t change a thing except for the sheets that won’t stay on the bed and the tv you can’t adjust the sound. Loved everything else about the place!

Excellent location with amazing views. Fist day. Snow everywhere with clear skies. Amazing view of mountains in background. Snowed every day. So so pretty. Just minutes from town. Teenage son played in snow every day.
Felt like home away from home. Would definitely come back.
Overall, was a great place, near enough to be convenient to go to restaurants and grocery, but far enough out for quick escape to the wilds. House was great and had everything we needed, but we should've caught that the AC does not work. Although Colorado evenings are typically cool, it took some work to fend off the 85+ temps with strategic use of fans and blinds. It was also unclear if guests were allowed to cool off in the lake as most access points had signs stating "no swimming". All said, we would definitely stay again.

We had a good stay, but we are concerned about the condition of the property. If repairs are not made soon this property will fall apart. Windows and closet doors need to be replaced. Carpet needs replacing probably with tile as many pets have been there. property was not particularly clean when we moved in. It is a lovely location with beautiful views so I hope the owners are being notified about its condition.

Quiet serene home
Peaceful, quiet location. A bit away from town but that's what we were looking for. Lovely sitting on the deck and relaxing.
Kitchen was very well stocked with all the necessary equipment.
The bathrooms/kitchen were clean, but the rest of the home just seemed dusty and uncared for. The furniture and furnishings in the photos are not what was there. The beat-up ripped cushioned leather sofa was especially uncomfortable. The carpet was filthy.
The home needs a deep clean and many repairs. Nearly half the windows were inoperable. We found 2 upstairs windows open when we arrived, and they would not close so we taped them shut. (I did notify the propery manager.)
It's sad to see such a cute place falling apart.
We had a nice time, but I would not stay at Wren Ridge again.

Cabin is dated, and dirty but Pagosa is gorgeous.
I typically don't leave reviews, but there were a few things from our stay worth mentioning.
Cons: The cabin is daaaaated. Lots of windows don't work which is an issue with no AC. Appliances are vintage, but work well. The biggest con for us was the cleanliness of the cabin. We found socks and trash under the beds, there was crumbs and debris left in the floors from previous occupants The carpet is in desperate need of replacement, with lots of stains on the carpets (pet urine and mud stains). The bath mats were grimey. The couches were dirty and the recliners were broken and ripped. We had found cook wear and utensils that were put away dirty. We cleaned all of our cookware, plates, and silverware before using. Also, the internet does not work well.
Pros: Location is pretty good with easy access to town. Quiet and comes with an outdoor seating area and grill. Spacious and enough room for us all. We got beautiful wildlife views. They also provided extra fans for rooms. Lots of spices, left over condiments and oil for cooking. Television worked okay and there were sleds, two dog crates, and extra camping chairs in the garage.
Pagosa is an adorable town and we made lots of beautiful memories in town.
Overall, it was hard to fully utilize the home because many of the comfort amenities were either broken or dirty. We will be back to Pagosa, but NOT be coming back to this house.

My family and I had a wonderful stay here. Not too toddler friendly, but it worked! Very comfy, fans for each room since there is no AC. Beautiful views!
Great place, location and neighborhood. A liiittle far out town.
Overall we loved our stay, it was very clean and the sleds in the garage were a big PLUS. The kids had a blast with them the whole trip! The only thing was that it was about 15minute drive in to town, so if you are looking for something outside of town then this is definitely a good spot. It's a beautiful neighborhood! Next time, we will probably choose something a little closer to town since we did a lot of shopping and hanging out at night.
It was good some things are outdated but mostly the only problem I had was that the dishwasher was broken in front and a major safety issue for my 2 year old grandson
The place was probably nice 25 years ago, but it has not been kept up. Stains on floor, walls chipped and in dire need of paint, furniture falling apart. We went to Walmart to buy bedding because we did not trust the cleanliness. By far one of the most disappointing VRBOs I have encountered. On top of that the management company was not responsive. I should have read reviews closer!!!

Beautiful views but could use some home improvements
The views were just as pictured -- absolutely beautiful. There was also plenty of space for 4 adults + a dog. We enjoyed our stay overall, though we have some serious suggestions for improvement.
I'd summarize my main issues as follows:
1. Issues with property management company. It took me 5 attempts to reach out and a full week and a half to get a response to a question I had about the listing (their extremely belated response was not even friendly or terribly helpful). This was within 2 weeks of us staying there, so I would have expected more prompt responses from Vacasa.
2. The house needs some updating, and the photos should more accurately show the current state of things (cracked window in the living room, stains all over the carpet, really old linoleum flooring in the bathrooms). Generally, the home feels really dated which isn't a dealbreaker at all! Just a shame that the photos are edited via saturation and cropping to make the home seem more modern than it is.
3. Internet connection and technology isn't great, which is totally fine for many stays but we wished we had more of a heads up. DVD player is broken, no smart TV or ability to stream, and the internet went in and out the whole time we were there.
4. Kitchen lacked some basics like wine glasses, kitchen towels (we could only find one), and we were given 1 roll of paper towels to last a full 7-8 days. No big deal to get our own, but on top of everything else, we were slightly irritated.

Furniture is Unacceptable
Home itself is great, everything on the inside was awful. We immediately noticed the furniture was broken and uncomfortable but assumed this is what you get with a property that allows dogs. That wasn't a big deal accept that every single bed was also beyond uncomfortable. Those beds have got to be 20 yrs old. I personally slept in the master with a king and I actually ended up sleeping on the crappy couches most nights because that bed destroyed my back. In fact, every family member complained of back pain after the 1st night. This would be unacceptable in any case, but we were also there to ski and our skiing was very limited because our backs were hurting so bad! I feel ripped off. I wanted to leave and ask for a refund, but everyone drove in from in 10+ hours away and there was nowhere to go with 6 people and 3 dogs the week of Christmas. There was literally not a single comfortable place to sit in the entire house. There was a massive cleaning fee and they still had us strip our bedding. I haven't had to strip my bedding in a short term rental in 10 years. It's clear these owners started renting out a long time ago and just never made a single improvement. It's a shame because the house itself has so much potential for a killer rental experience. Oh and our checking time was 4pm, we showed up at 5pm with 4 people still in the property. I probably stay in 5 short term rentals a year for past 10 years and never had a bad a experience. I was so embarrassed to have family from out of town stay there. They could put 4k into the house and it would be amazing, that was the cost of our stay. The property clearly makes money, there's no excuse for the furniture. I deserve a partial refund.

Pagosa Rental
We rented this house for a month to get away from the AZ heat and the weather was fabulous. We both work from home and we chose this house specifically after confirming that it had cell service and the internet. Good points: We loved the location of the property (close to the town grocery store, Walmart, hiking/biking trails, and not far from downtown). Gorgeous views of the mountains (although the lake views are obstructed by the water treatment plant across the street). Central forced air heating was a pleasant surprise (even though it is not listed in the amenities). Comfortable mattresses and a variety of pillows to choose from. Good water pressure and heat in the showers and sinks (we only used the upstairs shower)
Bad points:. ‘Lawn’ is overgrown with weeds and full of gopher/squirrel holes. We had to cut down weeds in the dog run for the dogs to even walk around (these are medium sized dogs). Steps leading up to the front porch are in bad need of repair. The flagstone is sunken down and the weeds have overgrown all the steps.. 4-wheel drive vehicle is needed to get into the garage because of erosion of the driveway. Only one garage door will open. Telephone landline did not work. The good news is that Vacasa was very responsive and quickly got Century Link to the house to fix the badly deteriorated phone lines outside the house. Cheap wireless router had to be reset at least once a day to get consistent service. Cell service was spotty, at best. It was only better if we used the wireless call setting on our phones but still was never really good because of the inconsistent wireless service. Cobwebs, dead bugs, dirty windows. Super disorganized kitchen with dirty pots and pans and broken dishes and utensils (tea kettle, strainer). Old, opened food in freezer and pantry. Closet doors off their tracks. Leak under the kitchen cabinet and a leak in the master bathroom sink upstairs. Badly stained kitchen and bathroom rugs. Dishwasher does not work right. It will run but don’t put the detergent in the closed dispenser because it doesn’t release it which means uncleaned dishes. Broken burner on the stove. Broken leg on the end table in the living room. Most of the doorknobs to the outside need to be tightened and feel like they will fall off any minute.
All in all, this property has so much potential to be a great place to spend your time in Pagosa Springs. But it is in serious need of maintenance and is definitely NOT worth money unti
