"What an amazing place to stay. Everything about our visit here was perfect. We were made to feel so welcome and looked after. I cannot praise the staff there enough. Our room was fabulous, the dinner and breakfast excellent it was a really memorable experience can’t wait to go back."

"We had a sea view room that was an unbelievable view. Our room was clean and had the best bed we’d ever slept in! Like sleeping in a cloud. The staff are friendly and helpful. Salcombe town is a (complimentary) 10 min bus shuttle ride away or take a water ferry. We have loved the spa too. We will be back next year. Can’t wait to book again."

"A delightful little hotel. Staff were all pleasant and helpful, our room was spacious light and airy overlooking the beach . Quality of bedding and towels are lovely. Food very nicely cooked, good choice of menu, no greasy breakfasts, all well presented. Good variation of dinner menu. South sands beach is lovely, perfect for families. My only hesitation is that if you don’t want to drive whilst on holiday the walk to the next beach, north sands, is a very steep walk uphill and then a further walk into Salcombe itself for us of “mature years”, or for the very young. The ferry across to Salcombe is fun but stops crossing back around 6.00pm so evening meals there are out unless you can get a taxi back. We had a lovely break here and would recommend it for a quiet relaxing time."

"Exactly as what in the description but the view surpassed our expectation. You have everything you need in the property. The beach is few minutes away. You can have a nice walk or boat ride going to town center. Penny responds to every enquiry and very helpful. Highly recommended."

"The property was fine, being met with a pair of underpants on the outside banister didn’t bode well, but once inside it was fine. We are in our seventies so going downstairs in the morning with two cups of tea wasn’t ideal but we worked around it. The place was clean and very well equipped although we ate out every day. Salcombe is very niche and expensive although very beautiful and the natives were friendly enough. There are some lovely views a hilly walk away. There are National Trust gardens almost next door. We cut our holiday short as the weather was bad. I am a nervous passenger and driving round those Devonshire country lanes is not for the faint hearted so trips out were not a thing we did. Where 22 Bolt head is is a long walk, a ferry trip or a 10 minute drive away from Salcombe. The owners should be proud of 22, it is decorated tastefully. I would suggest getting some new jigsaws as the ones I did all had pieces missing!"
