Welcome to your family-friendly private villa in the gated ChampionsGate resort, about 15-20 minutes from Walt Disney World. Enjoy your own screened pool and spa, a game room, a video game lounge, 9 TVs, and access to two resort clubs with a lazy river, water slides, and mini golf. Room for up to 14 guests in 5 bedrooms and 4.5 baths.

THE SPACE
Bright, open-concept living room with a large L-shaped sofa, a large Smart TV, and direct access to the pool. The kitchen has granite countertops, stainless steel appliances, cookware, dinnerware, coffee maker, blender, toaster, air fryer, and dishwasher. The dining area seats the whole group. There is a TV in every bedroom.

PRIVATE POOL & SPA
Relax on your private screened lanai with pool, attached spa, sun loungers, outdoor dining for 5, a lounge area, and an outdoor TV. Pool and spa heating is an optional paid add-on, available on request in advance. Without heat, water temperature depends on the weather and can feel cool from November through March. A BBQ grill is also available as an optional paid add-on; just request it ahead of time so we can coordinate setup and propane.

GAME ROOM & VIDEO GAME LOUNGE
First floor: air-conditioned game room with pool table, foosball, and a card table, right next to a half bathroom.
Second floor: video game lounge with Nintendo Switch and comfortable seating.

Bedroom 1 (1st floor): King bed, private full bathroom with pool access

Beds for 13 guests; the large L-shaped sofa comfortably fits 1 more.
Laundry room with washer, dryer, iron, and ironing board. Fast Wi-Fi throughout.
For little ones: high chair and baby gate available; pack 'n play available on request.

COMMUNITY & RESORT AMENITIES
Your stay includes access to two resort clubs:
- Oasis Club (about a 4-minute walk): heated lazy river, two-story water slide, zero-entry lagoon pool, kids' splash park, adults-only pool and spa, 26-seat movie theater, arcade and game room, fitness center, Tiki Bar, and the Grille Room restaurant.
- Retreat Club (about a 5-minute drive): pool complex with dual water slides, 9-hole mini golf, basketball and soccer courts, and dining.
The resort also offers golf on Greg Norman-designed courses, plus tennis and pickleball courts. Club hours, events, and any registration steps are set by the clubs; we'll send you the details before arrival. Cabana rentals and golf are optional and paid directly to the resort.

PARKING & GATE ACCESS
This is a gated community. Guests may need to share driver and vehicle details before arrival and show a valid photo ID at the gate. Driveway parking fits 2 vehicles, with a community maximum of 4 vehicles per reservation under HOA rules. Sending guest and vehicle details in advance keeps evening, weekend, and holiday arrivals smooth.

GOOD TO KNOW
This is a self-catering vacation home, not a hotel, so there is no daily housekeeping or restocking. We provide starter essentials (toilet paper, hand and body soap, shampoo, and trash bags). Paper towels, washcloths, groceries, drinking water, and ice are not included. The refrigerator's water and ice dispenser is turned off for sanitation.

EASY CHECKOUT
Our cleaning team takes care of the cleaning. Before you leave, we only ask that you:
- Leave used dishes in the sink
- Gather used towels in one of the bathrooms
- Put trash and recycling in the kitchen bins
- Lock the front door
Damage, missing items, or cleaning needs well beyond normal use (for example, stains or smoking indoors) are handled through the platform's damage and resolution process.

HOUSE RULES
- Maximum 14 guests; only registered guests on the property
- No parties or events
- Quiet hours 10:00 PM - 8:00 AM
- No smoking or vaping indoors (outdoor areas are fine, away from doors and windows)
- No pets, except service animals as required by law
- Pool/spa heat and BBQ grill are optional paid add-ons, requested in advance
