The Space:

Soft morning light spills across the villa as you step onto the open gathering spaces, inviting you to stretch out and feel the calm, warm air that defines central Florida year‑round. The scent of fresh‑cut grass mingles with the faint hint of pool water, setting the tone for relaxed days by the private pool and evenings in the game room. Whether you’re winding down after a theme‑park adventure or simply savoring a lazy afternoon, the home feels ready for you to make it your own.



Sleeping arrangements

Nine bedrooms spread across two levels provide space for up to 16 guests. Downstairs you’ll find two bedrooms, while five more await upstairs, including a Jack‑and‑Jill suite. The sleeping mix includes several king beds, rooms with two single beds, rooms with double beds, a bedroom featuring three double beds, and a baby crib for the little ones. Every room is equipped with fresh linens and towels.



Living spaces

Two comfortable living areas offer plenty of room to gather, watch TV, or unwind with a board game. A dedicated movie theater and a fully stocked game room add extra options for low‑key evenings. Central air conditioning and heating keep the interior pleasant, and a washer and dryer are available for your convenience.



Outdoor living

Step onto the patio to find a private pool with optional heating and an inviting hot tub, perfect for a refreshing dip or a soothing soak as the sun sets. A BBQ grill and ample outdoor seating create a relaxed setting for meals or casual conversation under the Florida sky.



Kitchen & dining

The full kitchen is ready for meals of any size, with ample counter space, cookware, and storage. Indoor and outdoor dining areas let you choose the setting that feels right, whether it’s a family‑style breakfast at the table or a sunset dinner on the patio.

A private entrance with a smart lock and free on‑site parking make arrival effortless. High‑speed wifi and a dedicated workspace support any need to stay connected. Essentials such as a hair dryer, iron, and bathroom necessities are provided, and the villa welcomes pets.

Located within the ChampionsGate community, the villa is steps from a water park, amenity center, and clubhouse. Nearby golf courses, restaurants, and easy access to Disney, Universal Studios, and major roadways put the best of Central Florida at your fingertips.

Getting Around:

Feel safe and right at home when you enter the resort, which is located within a gated community and secured by a 24-hour security guard. Parking can accommodate up to (2) vehicles in the driveway parked side to side, and up to (1) vehicle on the street in front of the property.



The garage has been converted into a game room. Therefore, indoor parking is not available.



Other Things to Note:

The home is professionally cleaned and sanitized between each guest. We ensure that our cleaners are committed to the highest standards of cleanliness.



A damage protection option is required for all reservations and is processed through our third-party system prior to arrival. The available options depend on the length of your stay:

-For 1-Night Reservations: Guests are required to provide a $500 refundable security deposit. This is a pre-authorized hold (not a charge) that is released following a damage-free inspection after checkout.

-For Reservations of 2 Nights or More: Guests may choose between the $500 refundable security deposit or a non-refundable damage waiver of $20 per night (capped at a maximum of $100). This waiver covers accidental damages beyond normal wear and tear.



If you would like to add pool heating to your reservation, please let us know in advance, and we can coordinate to set that up for you. The cost for this amenity is $35 per day of stay, which will be invoiced separately. We kindly ask for at least a week's notice. During inclement (cold and/or rainy) weather we do not advise using the pool. The pool gets serviced weekly. Please note that, after it rains, there may be some debris that wash into the pool, which may cause the water to appear slightly discolored.



Please be reminded that check-out time is 10AM. In order to prepare our property for the next guests, housekeeping is scheduled to arrive promptly upon check-out. Late check-outs affect housekeeping schedules and future guest reservations. In the event you stay beyond the original scheduled check-out time, you may incur a fee of up to $300.



It is a self-catering home, therefore, we do not refill any supplies during your stay. Each bathroom will have shampoo/conditioner, body wash, a single roll of toilet paper, and hand soap. In the laundry room we provide enough detergent pods for UP TO two (2) loads. In the kitchen, a paper towel roll, a couple of trash bags, dishwashing detergent, and sponge. There is a coffee maker, however coffee is not. Salt/pepper and cooking oil are available for use. If anything is missing, please let us know immediately upon check in so we can arrange restocking.
