  • Villa Dania comprises of four large double bedrooms including two master suites with en-suites and two twin bedrooms. There is a large family room which has been beautifully furnished and includes a comfortable lounge area and both formal and informal dining options.

    For your entertainment the villa boast a fully equipped games room complete with a seven foot pool table and table foosball.

    To enhance your dream vacation, step outside the patio doors to discover a fantastic swimming pool and spa set in a large extended sun deck with a south and west facing aspect to maximize the sunlight throughout the day. No rear neighbors just a beautiful view to a preservation area - really quiet.

    A child's safety fence is installed for your family's protection and with 5 sunbeds and tables and chairs for 8 people you can easily find a place to enjoy the Florida sun. The pool/spa can be heated if required and has underwater illumination. As the pool faces a conservation area with no rear neighbors your privacy is protected.

    The villa is located in the exclusive gated community of Aviana Resort, Davenport, Florida. Aviana is a tropical 46 acre paradise with resort-style amenities and surrounded by a wildlife conservation area

Our first experience booking a vacation rental through Vrbo couldn’t have been better. The home was wonderful—exceptionally clean, well-maintained, and we especially enjoyed the pristine pool area. Nice quiet location and clean property. Pool was still pleasantly warm during our stay Nov/Dec. Did have some micro ants in various rooms initially but ant spray sorted that. Main king beds are good but the singles are not great for an adult, very creeky when tried using due to partner snoring :). Coms with Peter was good. Would definitely stay again.

The house and accommodations were just perfect. There was a little issue with the AC, but after contacting the owner and property manager, the issue was resolved immediately. The location and neighborhood were peaceful and convenient. I would definitely stay again anc recommend it to others.

Definitely need a car, if only for supermarket and dining locally. Kissimmee dining and shopping around 20 minutes away.

Great stay!

Over all we enjoyed our stay! The pool was nice the house was clean. Our only complaint was that beds were pretty firm and all of the pillows were pretty flat and no extras if you’re using all the beds. Other than that the owner is great to work with and easy to communicate with!

Clean, comfortable, lots to do. Game room was fun, pool was nice, and family had a great time. Only complaint is that the train will randomly come through every once in awhile and make a ton of noise haha. Other than that, wonderful stay!

I had a problem with the Hot tub the first night, but the owner got back to me. I was turning it on and off and not letting it heat up long enough. The problem was with me. The hot tub was great after that. The pool was great. The house was very clean. We had a great time staying there.

Our stay was a little over a week. House was nice and clean both inside and outside. The pool was great after our trips the parks. Peter was very accommodating to our needs. From early request to last minutes. Peter was able to provide everything that we needed. The neighborhood was also very nice. Peter also great with communications. Any issues we (which wasn't many) he responded in a timely manner. If we ever return for another trip. If Peter's house is available. We will for sure rent again.

Was looking for somewhere that wasn’t in the midst of the Orlando traffic - specifically the I4. We weren’t heading to any parks. The location was great as traffic was not bad at all. Easy enough to get around and just a little more laid back. The area was very quiet. House had everything we needed - stocked with dishes, pots and pans etc. we had no issues while there and I’m confident that if we had communications would have been smooth - as they were prior to our arrival. Would definitely return if available next time - if not I would definitely return to Aviana. Great pressure in shower and bed was comfortable. Location and the heated spa were the selling features for us and we weren’t disappointed.

Property was as described and beds etc where very comfortable. The screen around the pool was storm damaged on 14/07/2025 and I foolishly sat outside on evening of 15/07/2025 and received 5 insect bites. Due to this I didn't sit out or use the pool again as screen was only being repaired on my departure on 19/07/2025. I and my family did have a very enjoyable holiday and would recommend this villa without hesitation.

Loved this villa

We stayed in this villa for 24 days and it had everything we needed for this longer stay. The bed in the master bedroom is one of the comfiest I’ve ever had and this is a huge deal for me. We’ve had several holidays ruined because the beds were uncomfortable. The television package also has HBO which is nice if you’re having an evening in. We initially had issues getting the tv to work and found it impossible to reach the property manager. We contacted the home owner and it was resolved quickly after that.

Peaceful Vacation

My husband and I very much enjoyed our stay here. The house was very clean upon arrival and check in at the front gate was quick and easy. Communication with both the host and the management company was easy with fast response time to all my questions. The key box for entry into the house was antiquated and a general pain, however we could live with it. The beds and the living area furniture were comfy. There was a table with 8 chairs to eat around and another smaller table to play games on. The kitchen was fully equipped with everything we needed. Plenty of bath towels and pool towels were suppliedThe pool area was perfect, gated, large enough to swim and had lots of space. It was extremely clean. We paid extra for pool heat and swam every day. The hot tub actually got hot. There were 2 table and chair sets with 5 loungers. It was a very pleasant place to spend every afternoon.The community was quiet, peaceful and a great place to walk or run. The clubhouse wasn’t open very often while we were there, some problem with the community pool. It was a little disappointing but not a big problem.Checkout was so simple, not much to do. They did it all.This was a wonderful place to stay, we loved it here. Thank you,

Beautiful home! The house has a great layout and equipped with everything you need. Everyone loved the pool. The beds weren’t the most comfortable, but manageable. The QR code made it very easy to come and go in the gated community.
