This is a peaceful home in a quiet neighbourhood. Parties, events, or loud gatherings are not allowed. Any breach will result in immediate removal via security and additional charges.



🔇 Quiet Hours

Please respect quiet time after 10 PM.



🚭 No Smoking Indoors

Smoking inside is strictly prohibited. A specialist cleaning fee will be charged if this rule is broken.



🎵 Noise & Air Monitoring

Noise and air quality monitors are installed. Loud music, smoking, or parties will trigger alerts and result in removal from the property.



🧹 Housekeeping

For stays over 7 nights, additional housekeeping can be arranged for an extra fee — just let us know!



🛂 ID & Age Verification

All guests must complete a reservation form, agree to our T&Cs, and provide a government-issued photo ID.

Reservations may be cancelled without refund if these steps are not completed.



SECURITY DEPOSIT OR DAMAGE WAIVER:

We require either a refundable security deposit of £250.00, OR a non-refundable damage waiver of £50.00.
