Nice city location within walking distance of waterfront, mansions, restaurants. Heidi was a great host and cheerfully accommodated our late arrival. Pleasant suite with comfortable bed.
Wonderful B&B. From the time we walked in until the time we left, staff was welcoming, accommodating and responsive. Even breakfast was cooked to order. Plenty of parking. Great location.
The entire stay was perfect. The staff was so welcoming. The room was beautiful and very clean. The wine offered to watch the sunset with from the balcony was an added treat.
And also the homemade breakfast each morning! Just amazing!
We loved the location and private parking! Our only hang up was how small Grace’s Room was. Too small for two people, except for maybe a night. Great for solo travelers, but I didn’t feel the size of the room matched the value.
The closeness to the heart of downtown Newport was wonderful. Convenient to all areas and walkable to the shopping areas. The home has a very narrow stairwell and fairly steep steps to get to the dining area on the 3rd floor. However, the home was built 1850, so things were a bit different then...
Lovely Inn, Heidi was an exceptional host, helping us find our way around Newport and serving fantastic breakfasts. The Atrium on the top floor offered views of the harbor and attached deck were lovely. You have to negotiate narrow winding stairs, but that was no problem for us, they are a character for the house. Great location, you can walk to the harbor, and it’s right across the street from The Elms Our room was so cute, with all the little alcoves and nuances an old house brings, very clean and quiet. I would definitely recommend!
Great breakfast, friendly staff/owner. Steep stairs that are somewhat difficult to navigate with a suitcase. Stairs up to the breakfast room are steep. At the same time, these features are part of the charm. Not a place for someone who has difficulty navigating steps.

The staff was very friendly and gave us good advice about finding restaurants and places to visit. The room as it is expected in old houses was a little unusual. For instance, the sink is not in the bathroom but in the bedroom. Also the room was quite small with little tables that were not functional at all.
The bed and bedding in our room were excellent. Privacy felt good, room was clean. Breakfast was a little hard to find, although, I could have tried harder. We parked on the street which happened to be closest to our room, but there was more parking behind the house. THIS IS A BnB. The Expedia ad probably says as much, but I didn’t realize this going in. I wouldn’t hesitate to recommend this location to friends and family. I just didn’t fully understand what we were booking from the Expedia ad.
Heidi was amazing! Great view while sitting down for a delicious full homemade breakfast. Loved the quaint location. Our room was spacious, private and quiet with a wonderful sitting area and outside deck. Would absolutely go back!
