Affordable Upper-Level Beach Apartment, Steps from the Ocean!
Our 2 BR/1BA rear second-floor residence is tucked into one of the most desirable areas of the Newport/Balboa Peninsula, just steps from the sand and behind an oceanfront home with direct beach access through a private breezeway. While this private retreat does not offer ocean views, its rear location provides added privacy and immediate access to the beach lifestyle, all while placing you between the Newport and Balboa Piers near the area’s many shops, dining options, and attractions.
LIVING & DINING AREAS: The living and dining areas offer a comfortable place to relax after a day at the beach, with a sofa set, streaming TV, and a dining table with seating for four.
BEDROOMS: - Bedroom 1: Queen-size bed - Bedroom 2: Queen-size bed
BATHROOMS: - Hallway Bathroom: Step-in shower
OUTDOOR SPACES: Located just beyond the entry door, the outdoor area includes an electric BBQ grill and beach gear storage. There is no outdoor seating or dining area.
KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances for convenient meal preparation. Please note that there is no dishwasher. Guests must supply their own food, drinks, including coffee, as well as spices, condiments, and paper goods such as napkins and plastic wrap.
GUEST ACCESS: Guests will have private and exclusive access to the entire second-floor residence. This includes all interior spaces and the private outdoor entry area. The other residences located on the property (both 3BR/1.5BA) are not included in this listing, but can be rented simultaneously, when available, to accommodate larger family or business groups.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: A shared washer and dryer is located on-site in the carport. Guests must provide their own laundry supplies.
Parking: Two back-to-front carport parking spaces are provided and can accommodate most vehicles. One space has 76" clearance, and the other has no height restriction. General neighborhood street parking is also available, including metered, unmetered, and pay-station options.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

The location was amazing—just steps from the beach and close to restaurants and shopping! The house was cozy and best suited for no more than four adults due to the small, shared bathroom. While the interior was a bit dated and the lighting could be better, it still met the needs of our family of four. You can’t see the ocean from the house, but with the windows open, you can definitely hear the soothing sound of the waves.
We had a great week at the beach. The apartment fit my husband and I and our 3 younger kids. It was perfect for us. The only thing I would say is that it did need to be cleaned up.
The actual apartment was updated and clean. The hot water did not work in shower. We asked for help and the said it was working but we tried it every which way and it didn’t. The apartment was ridiculously hot. Since it’s on the back of the building there is no breeze and despite leaving every window and front door open and utilizing the old box fans it was stuffy and sweltering. We didn’t end up staying here despite paying over $1000. I would not recommend.
Perfect location on the beach and close to pier! House was clean and kitchen stocked with necessary items. It did get hot in the afternoon but we were typically not there during that time. It was great to have two parking spots at a busy time! Enjoyed our stay!
Property is in a great location, unfortunately is in tha east side/back of the rest of the units, and during the hottest months of the year, the unit it self can up to 92 inside even with little fans inside running..
This beach house is a great place to stay with a group of 6. The staff welcoming you in is wonderful, kind and easy to work with. If you are looking for a place close to the beach but don’t want all the crowds, this is a perfect option. It’s still close to the pier, walking distance, without out all the crazy! We have been coming to Newport for 25 years, and really enjoyed this beach house. Plus, the two parking spots are a bonus!
Great location, but loud construction across the street
The location was great, easy check in, there are a bunch of forms and such to fill out ahead of time that are unusual but I think it has to do with CA and New Port. The huge bummer was that it was made very clear in the correspondence that we needed to be quiet between 10pm-10am. That apparently does not apply to home construction across the street which started at 7am on the weekdays. woke us up even with windows closed. Not sure why that is allowed.
Can’t beat the location! Walking distance from the beach was phenomenal! Especially with a family of four kids. Being able to have a parking spot was also huge! We were able to walk to all of our restaurants for dinner and didn’t have to fight the traffic. The house was clean sheets were clean and we loved our stay! The house was definitely old compared to a lot that were next to it, but that didn’t bother us! Without air-conditioning it was a little hot during the day but we didn’t spend that much time in the house during the day. Having the extra fans in the house helped a lot and by the evening it cooled down and we slept great every night! The vacuum was also so great to have. As much as we tried to keep sand out of the house it was really challenging and difficult.
Every time I called Beachview everyone was very friendly and helped us out and communication was simple and easy. We would definitely rent through Beachview again!
