LIVING & DINING AREA: The comfortable living space features a leather sofa and loveseat, streaming TV, a game table for two, and sliding glass doors that open to the front patio. The adjacent dining area includes a table with seating for six, ideal for shared meals and gathering together.

KITCHEN & AMENITIES: The kitchen is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances for convenient meal preparation. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared laundry facilities are located in the garage. Guests must provide their own laundry supplies.
Parking: One space is provided in a shared double garage and accommodates most vehicles (some SUVs). Garage dimensions are 189" W x 81" H. Street parking, both metered and unmetered, is also available.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Stayed here with my family and location was perfect. Easy walk to beach, pier and restaurants. Very comfortable home with everything we needed. Would definitely stay here again.
We totally enjoyed our time. This location is perfect, steps from the beach and close to the pier, shops and restaurants. We will definitely come back.
The apartment is in a great location close to the beach. The decor is lovely and equipped to meet all our needs. We would definitely return if we come this way again.
I’ve visited Newport Beach for a family friend’s wedding. Location is so close to the beach and shopping.
Place was very clean and stocked with everything we needed.
Garage is tight but with a small suv or car you will be just fine.

Overall good place to stay. It was clean and kitchen was stocked with cookware.
I gave 4 stars due to a damp feel and slight musty smell. The towels were Very Thin and utensils (forks) were sparse I think only 5. In addition the furniture could use an update a bit worn beds were comfortable. Overall the place was clean and suited our needs.

We would use them again for sure
This is our second time with Beachview. They are very responsive and always answer the phone. Our place on 29th Street was a great location. So close to the beach and all the fun restaurants. What I really liked was that departure was easy. We didn't have to strip the beds. We would use them again for sure.
Place is as pictured. It's not fancy, but it's clean and convenient. It has a garage to park car - we parked our SUV and it fit. It's very nice to be able to walk to the beach, Sanchos and Jack's Surf shop. Easy to walk to Lido shops too. The furniture in bedrooms is a bit dated and I would probably bring some nice blankets to lounge on the couch with. I would recommend this place for the price value.
Even though the listing said there was no central heating I did not expect to be cold all the time indoors. Heaters worked to a degree , but most uncomfortable. Also would have appreciated more cooking pots with covers that fit. Otherwise great location and good clean place.
Steps from the beach and the main pier shops and restaurants, we used this unit as our home base for a relaxing weekend. Comfy beds, clean accommodations, love having the garage spot, and the Roku setup was nice too. A perfect location in Balboa peninsula which we hope to visit again.
