Thoughtfully furnished with beautiful, high-end pieces, this modern coastal home blends comfort with upscale beach style, offering an inviting setting for your Newport getaway.
LIVING & DINING AREAS: The open-concept living and dining area features a comfortable sofa, additional armchairs, a fireplace, and a streaming TV, creating a welcoming space to relax. A dining table with seating for four is complemented by additional barstool seating for two, while large sliding glass doors open to the oceanview front patio.
BEDROOMS: - Primary Bedroom: King-size bed, streaming TV, and en-suite bathroom - Guest Bedroom: Queen-size bed
OUTDOOR SPACES: The front oceanview patio is designed for both dining and lounging, featuring a dining table for six, a comfortable seating area with a sofa and two additional armchairs, and a propane Blackstone grill.
KITCHEN & AMENITIES: The modern kitchen opens to the living and dining areas and is fully stocked with dishes, utensils, cookware, and bakeware, along with large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire ground floor residence, including all interior spaces and the front patio. The upstairs residence is not included in this listing, but can be rented simultaneously, when available, to accommodate larger groups.
SUPPORT THROUGHOUT YOUR STAY: We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To fulfill the maximum occupancy, one twin trifold floor mat is provided along with extra linens and pillows. The floor mat is best suited for children. Twin rollaway beds can be rented instead by making advance arrangements to ensure delivery prior to arrival.
Laundry: A shared washer and dryer are located in the garage, with complimentary laundry supplies provided.
Parking: Two tandem spaces are provided in the rear four-car garage on the left side, accessed via the rear alley. Spaces accommodate small to midsize vehicles only, as large SUVs may not fit. Additional general street parking is available (metered and unmetered).
Pets: Only dogs are considered. Number of pets, size, and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from management at very reasonable rates for our guests, including large ice chests, wagons, Pack n Play portable cribs, portable high chairs, twin rollaway beds, and more. Please contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or entrances, as well as noise monitoring equipment such as decibel readers, to protect the property, guests, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.
