The home features a comfortable and inviting layout with easy access to a front patio where you can relax, take in the coastal atmosphere, and unwind after a day by the ocean.
LIVING & DINING AREAS: The living and dining area includes a comfortable sofa set, a streaming TV with YouTube TV, and a dining table with seating for four, creating a relaxed space for gathering and entertaining.

OUTDOOR SPACES: The front beach-view patio features a dining table with seating for four, a market umbrella, and a propane gas BBQ grill, offering a great space for outdoor dining and relaxation.
KITCHEN & AMENITIES: The kitchen is open to the living and dining areas and includes counter seating. It is fully stocked with dishes, utensils, cookware, and bakeware, along with a full range of large and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Guests are welcome to bring their own food, drinks, spices, condiments, and additional paper goods. Salt, pepper, olive oil, and coffee are provided.

GUEST ACCESS: Guests will have private and exclusive access to the entire ground floor residence. This includes all interior spaces and the private front patio. We will not be present at the property during your stay unless assistance is requested.
ADDITIONAL DETAILS: No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning.
Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2-4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.
Extra Sleeping: To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.
Laundry: Shared laundry facilities are located in the garage and are available for guest use. Guests must provide their own laundry supplies.
Parking: One reserved parking space is provided in the shared garage, accessed via the rear alley. Additional free street parking is available throughout the neighborhood when available.
Pets: This home welcomes up to one pet, dogs only. Size and breed restrictions apply. All pet arrangements must be coordinated with our office in advance and approved in writing, and a non-refundable pet fee will be assessed.
Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.
Rental Agreement: A signed rental agreement is required to complete your booking.
Security: This property may use surveillance cameras and or recording devices in outdoor spaces and or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.
City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

Great place to stay. Very warm though with no air conditioning, wish they had more fans in the house. The manager was easy to contact and the stay was good. Very close to the beach.
Very nice place to stay. Great playground for the kids a couple blocks away, and of course, beach is 1 block away. Front patio is an excellent place to relax.
The location was great! Maintenance was extremely helpful when we had a small issue. Exhaust fans in the bathrooms would help cut down on the rust and dampness. Overall, it was a lovely stay.
Clean beautiful property in the best location walking distance to the beach. Location is great in general for visiting other fun places near by. I was really thankful for the on-site parking!!! This rental helped create the best mother daughter vacation ever!

We had such a great girls trip at this house! It’s super cute, comfortable, and in a perfect location. I gave it four stars instead of five because the patio furniture, which is really the main hangout spot, was really worn out and that made us sad since we wanted to spend most of our time out there. Also, the bunk bed was very squeaky—so much so that movement on the top bunk made it hard for the person on the bottom to sleep. Otherwise, everything else about the stay was wonderful and we really enjoyed our time here!
House was just as advertised. Very clean, short walk to the beach, great location. Much better than a hotel! Only complaints, the wifi was awful and the unit upstairs was very noisy at times. Would definitely rent again.
Clean & close to the beach and boardwalk. Bathrooms could use some updating, couches need replaced, we covered with sheets, outdoor furniture in disarray, not usable, but even considering that, it was still worth it. Neighborhood felt safe and fairly quiet. Upstairs noise wasn’t too bad.
Our family arrived at the appropriate check in time - when we stepped inside we were over whelmed with strong cleaner they used. Had to open all windows and doors to adopt out.
The house was very clean upon arrival, check-in was a breeze and the neighborhood is great. Super easy walk to the beach and beach chairs and towels were provided. You can also easily walk to restaurants/shops and I had a rental bike delivered so didn't need a car during our stay. A recommendation would be to leave some basic cleaning supplies, a broom or swiffer and starter kitchen needs (spices, coffee, etc.).
Nice clean property only a block or so to the beach and easy to walk to other areas with stores, restaurants, groceries, etc. The kitchen is great. Tight quarters in ensuite bath. Rented a bike from the property management company which was very convenient.
This property has many modern updates and is located in a good area. However, it lacks lighting in the main living area and the heater is very old and doesn't work well. The main bathroom lacks in space and has a door that leads to the outside which doesn't seem very secure. You can also hear the neighbors above especially in the main bedroom. Overall, it's Newport Beach and we still had a great time.
The property was clean. The property mgmt team was very responsive in their communications. Parking was great, all the appliances worked wonderfully. This is great for a family with kids where 2 adults stay in the main bdrm and the kids take the hallway room with the beds with the spring mattresses. With us being two adult friends sleeping in seperate rooms and me being the one on the spring mattress...I was not comfortable. In addition, I would spend the extra 50-75 and get a working showerhead for the hall bathroom as the one in there now stings your skin. Lastly, the heater makes a very loud noise that can't be fixed - the mangement company was very responsive and brought us over 2 space heaters that worked perfectly! Make sure to use those. Great location and fantastic walk to the boardwalk.
This place is very comfortable, very clean, and in an incredible location only steps from the beach. Very easy to walk along the beach boardwalk and get to the restaurants around the pier (the boardwalk starts four short blocks south of this property). The only real negative thing I can say is that the internet was barely usable for work purposes when we first got there, and it progressively got worse throughout the week. So if you're unplugged and just enjoying the beach this is a great place, but if you're planning on "working from anywhere" like we were, then you may need a different place. I had brought up a few other very minor things to the property managers (like the place needed more bowls) and they responded promptly and resolved the issue within a few hours, so that was really nice. Great open concept on the inside and nice patio to sit outside on too.
On the plus side, the property was clean and the location was great - - near the beach and an short walk to the main part of town. The check-in and out process was easy. We also enjoyed the outdoor patio to drink our coffee and enjoy the weather. However, there were a few negatives also. The internet was terrible, we could hardly get service on computers or phones and even watching TV was difficult due to poor service. Definitely not a place you'd be able to work from, but even searching for Yelp reviews, etc was a challenge. It is also very noisy due to upstairs renters. These renters were not inconsiderate or noisy due to partying, but you could hear their conversations and walking up the stairs like they were in the same house with us. Finally, the interior decor was a bit sparse and bland...not a homey feel at all. I wouldn't choose this place again because there are plenty of options in the area.
This was the BEST thing I've ever done! Staying in this adorable cottage for 5 weeks was heaven. It's an easy one block to the sand (you can see the beach from the front patio) and a nice stroll down the Strand to the Newport Pier. I arrived without a car and never missed it! You can walk to area restaurants and Pavilions Market. My friend and I on a beautiful Sunday walked to Newport Pier for breakfast, then continued on the Strand to the Balboa Pier. From there we walked onto the ferry and took a scenic ride across the Harbor to Balboa Island. We walked to the downtown area to shop and have a coffee. Then we reversed our trip and walked back with Ferry ride and ended up at the Newport Pier for dinner. It was a perfect day and my iWatch clocked 8 miles.
This was my winter escape from Missouri and a wonderful place to recuperate after some minor surgery. Highly recommend! Keep in mind that most beach houses don't have central heat & air. We definitely needed to use the wall heater at night when temps were lower and it did make a little noise, but that just adds to the charm of being at the beach. And you really are in this neighborhood! We didn't rent a bike, but the bike path is only a block away and you could bike everywhere too. The cottage was perfect. Simple & comfortable with a nice kitchen and new appliances and stocked with all the dishes & pots & pans we needed. Having a garage for parking was huge! I didn't need it, but my visiting friend came for a few days.
Parking can be a bit of a pain with a large vehical but to be expected in most beach towns we had some minkr issues with hot water but over definitely would stay again
