This downstairs unit is situated on the beach side of 39th Street. The house is a few hundred feet / easy walk to the beach (7 doors from the sand) and a 5 minute walk to amazing restaurants, a grocery store and the Newport Beach pier.
Enjoy a true indoor-outdoor lifestyle with a 9 foot bi-fold door connecting the living room to the large tiled patio for outdoor living (over 200 square feet). The patio has a gas BBQ and plenty of seating.
The gourmet kitchen is outfitted with all of the basics to cook a great meal for the family after a fun beach day. We provide some pantry basics including (salt & pepper, cooking oil, starter amount of coffee pods, etc..)
Keep in mind the living room/dining/kitchen is small but you can open the bi-fold doors to the patio which helps give you more living space.
All rooms have flat screen TV's and ceiling fans.
The living room has a remote control gas fireplace and huge TV.
The master bath incorporates a beautiful bathroom with large shower. The second bathroom has a beautiful coastal aesthetic ambiance with tub/shower.
Washer/Dryer in garage for your use (free of charge).
We provide beach chairs, boogie boards, beach towels, umbrella, coolers, wagon, pop up tent, sand toys, wetsuits and beach cruisers/bikes and more all at no charge.

Easily one of the most clean and polished rentals I’ve had in the Newport Beach area, and I’ve had a lot! The master bedroom bed was extremely comfortable, the bathrooms were well finished and stocked. The refrigerator was great and they had more than enough pots and pans and utensils and cooking materials. We ran out of propane the second day we were there, and our host had a new canister delivered to us within hours. The host checked in with us multiple times, excellent service and highly recommend this unit.
We came for the Darker Waves Fest and had the best time. Liked the parking, location to stores and location to beach. Would definitely stay there again.

Very well-stocked property. Plenty of entertainment options - bikes, boogie boards, bbq, etc. and proximity to the beach, excellent.
This beautiful place had a us feeling home away from home. The location was amazing and the patio was perfect. Definitely would come here again . And the manager super nice and easy to reach.
Loved our short stay in Newport. Location and our accomodations were great. Some ussues with Uber both cost and availability to get around and next time will definitly rent a vehicle.
Such a fun spot just a short walk from the beach. Very clean and well-kept with thoughtful additions like coffee for the first morning. The patio was lovely for soaking up some sun, even in December. The location made it easy to get to the beach early and often and there were plenty of bikes for all shapes/sizes. Owners were very helpful.
We’ve stayed at many properties in this area and this house was one of our favorites for our family of 5. Great location, comfortable beds, lots of linens and towels, laundry, A/C, beach supplies, stocked kitchen. Hot water and good shower heads which is a must for a beach vacation. It had everything we would have wanted in a vacation rental. The contact person was very helpful and quick to communicate. 10/10 Highly recommend this rental!

We had a great stay at 39th street. The place was EXTREMELY clean and comfortable. Great location near beach and walkable to restaurants. We really appreciated the bikes, wet suits, surfboards and laundry. Nice to have parking as well.Host was responsive when we had questions. Definitely a great place to stay!
Absolutely the Best place to stay in Newport Beach. Beach you can see from the house, super short walk, extremely well stocked on everything! Nice to have garage parking off street as it is very crowded with cars. Lisa is by far the best host I’ve ever had (we travel often) If ever back in Newport I’ll definitely rent this spot again.

Love love love this place. Very nicely appointed and polished property. Location is very walkable and bikeable -- steps to the beach and bike path which leads to the pier and other local spots & restaurants. Great host as well who is very responsive and supportive! Overall a very nice stay.
We normally stay in the upper unit but this year, there were only 5 of us, so we rented the downstairs unit. It didn’t disappoint. Loved the 6 house walk to the beach. Also enjoyed the use of the big patio, the grill, the garage and the bikes. We’ll be back.
