West Lynch Farm is a traditional farmhouse, located in the stunning Porlock Vale, between Allerford and the coast at Bossington. The farmhouse is semi-detached with two bedrooms and a beautiful garden to the front of the property for guests to use. Sleeps up to 4 guests and is pet-friendly too.

Main Description
West Lynch Farm has been renovated throughout and we are delighted to offer it for holiday rentals, it's set in a stunning location and would be an ideal cottage for guests looking to explore this beautiful part of Exmoor. The farmhouse is assumed to be late medieval in origin with some surviving smoke-blackened timbers and many original features such as its front door which dates back to the fifteenth or sixteenth century. Its many outbuildings, some thatched, date back to the eighteenth and nineteenth centuries and the adjacent chapel was built in the fifteenth century!

The farmhouse is approached from the garden gate via a footpath leading up to the front door with the guest entrance situated on the left hand side. The garden is a delight and there is table and chairs provided for soaking up this beautiful space. An open-plan living area on the ground floor contains the kitchen at one end, dining table with 4 chairs, plus comfortable seating and TV. Upstairs are two double bedrooms, both with king-size beds (one can be made up as a twin if requested at time of booking) and two bathrooms, each with a shower, toilet and hand basin. Note, there is no bath.

Well behaved dogs are welcome (maximum of 2 dogs per booking) for a supplementary fee of £30 per dog. Dogs are permitted in this property on the condition that they are not allowed on the furniture and you do not leave them alone in the property at any time. You are expected to be vigilant and keep your dog under control at all times as there is likely to be livestock in the immediate vicinity.

West Lynch Farmhouse is semi-detached and other side of the farmhouse (to the right as you approach) is lived in and private, so please do not enter any areas of the farmhouse or its grounds that are marked as private. The guest entrance is the left hand smaller front door directly opposite the outside garden furniture. The large front door at the end of the garden path opposite the gate is private. The front garden is for the guests to enjoy exclusively although the owners or their guests will need to occasionally access the property using the front garden path and will also need occasionally access to maintain the garden.

The property will be ready from 4 pm on the day of your arrival. Please depart by 10 am on the last day of your stay. Please leave the property clean and tidy so that we can guarantee it will be ready on time for our next guests.

Indoor Description
West Lynch Farm kitchen is fitted with with all new units and appliances, including dishwasher, under-counter fridge, under-counter freezer, microwave and electric oven with hob. Other equipment includes toaster, kettle, filter coffee machine, a variety of kitchen utensils, cutlery, crockery and glasses.

An HDMI television (with Freeview) is provided in the living room and wireless internet is available.

Electricity and heating costs are included in the price of your accommodation. West Lynch Farm Cottage benefits from central heating throughout.

Bed linen, duvets, and towels are provided for your convenience, but please bring your own beach towels if you wish to take towels with you on day trips.

A small amount of tea, coffee (including decaf), sugar and fresh milk is provided to ensure you can have a hot drink as soon as you arrive. There may also be other non-perishable items like salt, pepper and a few herbs or spices available.

Cleaning materials such as washing up liquid and surface cleaner will be present in the property. Two toilet rolls will be provided per toilet.

Outdoor Description
The garden is at the front of the cottage, enclosed by a wall and garden gate. There is a table and chairs for eating outside. The pretty garden includes a range of beautiful plants, shrubs and trees providing plenty of colour.

The other side of the farmhouse (to the right as you approach) is lived in and private, so please do not enter any areas of the farmhouse or its grounds that are marked as private. The guest entrance is the left hand smaller front door directly opposite the outside garden furniture. The large front door at the end of the garden path opposite the gate is private. The front garden is for the guests to enjoy exclusively although the owners or their guests will need to occasionally access the property using the front garden path and will also need occasionally access to maintain the garden. Please keep the front garden gate and the two gates on the right hand side of the garden closed at all times.

The coast at Bossington is a pleasant, level stroll along the lanes to get to the (pebble) beach, and almost directly opposite there are footpaths leading through the woods to Selworthy or up onto Bossington Hill - wonderful views from the top, worth the effort if you are up for a challenge! There are many walking options direct from the cottage.

There is off-road parking for 2 cars at the front of the property on a hard standing to the left of the front gate. These spaces are marked "Residents Only Parking"

Pets Description

There are two stables available to rent with the cottage, for £25 per horse per night. There is wonderful hacking direct from the yard, just across a small lane into the woods which lead to Selworthy, Bossington Hill, and a myriad of paths. There is also an outdoor arena/menage, which can be used if required. Sorry, no turnout but in-hand grazing is available around the yard. Bedding can be provided at cost price, to save you bringing it with you, which can be arranged with the owner directly.

Allerford is a picturesque hamlet on the Holnicote Estate in the heart of Exmoor National Park, famous for its beautiful medieval packhorse bridge over the River Aller.



Nestled between Porlock and Minehead on the northern edge of the moor, this tiny settlement of stone cottages and farmsteads sits within one of the finest landscapes in Somerset. The entire hamlet is part of the Holnicote Estate, which has been owned and managed by the National Trust since 1944, preserving its unspoilt character and surrounding woodland, farmland, and open moorland.



The Village



Allerford's packhorse bridge is one of the finest in Somerset, a beautiful twin-arched medieval structure that has been a crossing point for centuries. Beside the bridge stands the former village school, now home to the Allerford Museum, a charming local history collection covering rural life on Exmoor. The hamlet is very small and quiet, with no shop, pub, or other commercial premises -- its appeal lies in its peacefulness and the beauty of its setting.

Minehead, approximately 4 miles east, is the nearest town and has supermarkets, banks, and all essential services. For larger shopping, Taunton is approximately 30 miles away.
