Texas Size, Pet Friendly Barndominium with Hot Tub Overlooking Toledo Bend Lake.
Our SPACIOUS Barndominium is a gorgeous 3,800 sq. ft. Lake House, built in 2017 and located on 3 acres overlooking Toledo Bend Reservoir. Our Barndo sleeps 16 in beds and has additional space for air mattresses or sleeping bags (not provided). We also have a full size crib and a high chair for guests traveling with a baby. It is perfect for gathering friends and family in one place for holidays, fishing, reunions, etc. Nightly rate applies to 16 guests. Additional fee applies for more than 16 guests. Please reach out to owner if you are expecting more than 16 total guests.
Unwind in our private 5-person hot tub overlooking Toledo Bend Lake! Sink into the warm, bubbly water and enjoy the serene, private atmosphere. Perfect for relaxing with friends under the stars.
We are dog friendly! A pet fee of $75 covers up to 2 dogs. Make sure to select “pet” at checkout and send me the weight/species of the pet(s). We appreciate honesty with respect to our pet policy and prefer not to depend on our exterior surveillance system.
We have a double deep, double wide carport with electricity for parking and charging your boat. While there is no direct access to the water from the Barndo, we are very conveniently located between three boat ramps, only ~1 mile in either direction from our property (Newell’s, Captains Fishing Place, and Holly Park Marina). Holly Park Marina allows free shore fishing and swimming from their boat launch area, 1 mile from our property. If you want to fish from their pier, you can go inside to register. It’s $5.00 a car load. You will pass Holly Park just before the Patroon Creek Bridge on your way to our property. They also have a grill that is open from 5:30 am to 2:30 pm daily.
The Barndominium features: * 5 beautiful bedrooms (1 King Bed, 4 Queen Beds). It also features 4 Built in Twin Bunk Beds (each with its own adjustable sconce lighting and power source for charging phones, tablets, etc.), a full size futon sleeper, rollaway bed, and a baby crib. There is plenty of space on our 2nd and 3rd floor lofts for air mattresses and/or sleeping bags.

Located directly on the famous “Chicken Coop”, a stretch of the Sabine River bed that touches the west side of the lake and stays close to shore for nearly 2 miles. This prime fishing area is well known to locals as The Chicken Coop. This crappie hole was named such because of several large commercial chicken houses that once lined the top of the ridge near the river bank. This deep stretch of the river is has developed a reputation over the years of producing almost unbelievable numbers of crappie for approximately six to eight weeks during the winter, depending on weather conditions.

We struggle to find places big enough for our yearly family vacation and this place was perfect! So much space for everyone and comfortable rooms/living spaces. The view of the lake is relaxing and peaceful. We enjoyed our stay!
Great place for a larger group. If you have dogs, this location is made for dog people…and their dogs. Everyone enjoyed and had fun. Easy to locate and quick communication. We would definitely recommend!
We had a wonderful time. 13 adults enjoying an annual vacation together. The house was spacious and comfortable with wonderful views. Very peaceful. Kitchen was big and well stocked. Communication with host was perfect and very responsive. Our only suggestion is better quality bedding. The beds, pillows and bedding had seen a lot of use and did not match the overall high quality of this lovely home and property.
The property was beautiful. Awesome view!!! We enjoyed our stay. Everything was clean and spacious. I definitely appreciate our host being available when needed and quickly responded. I would recommend if you are looking for a nice quiet getaway for your family with an awesome view.
The house is exactly what you see in the photos. Very nice for a large group. The firepit and pool table were great for the teens. The only drawback was no access to the lake but the house and hot tub made up for it.
We had a great time this weekend. The place was clean and plenty space for us. We cooked crawfish, used the grill, and went fishing on the weekend. There was plenty room for our group of 10. Beautiful view of the lake and quick access to a boat launch. The hosts were excellent communicators, checking in before during and after our trip. Would stay again!
We highly recommend this very unique Barndominium. The house is very spacious, very clean, and well stocked with everything you could possibly need. Beds were extremely comfortable. We had an absolutely amazing stay at the Bardomenium over Memorial Day weekend! With 14 of us under one roof, we never once felt cramped—there’s so much room in the house that everyone had space to relax and enjoy. The kitchen was a standout—extremely well-stocked with everything we needed to cook meals for our big group (pots, pans, utensils—you name it, it was there!).The hot tub was a total hit and became the go-to spot for winding down each night. The views from the property were beautiful, adding to the peaceful and scenic vibe of the whole trip. And to top it off, communication with the owners was fast, clear, and super helpful from start to finish.Our family had the best time and would absolutely stay here again. Highly recommend!

We had an amazing stay! Place was so relaxing and beautiful. Couldn’t ask for anything better! The area was nice and quiet. We had a large crew and all had more than enough space for everyone. The home and view is nothing short of amazing. We rented to celebrate my mom’s 82nd birthday and it was perfect.
There was plenty to do for the adults and kids alike. Unfortunately there was a burn ban in effect during our stay so we didn’t get the opportunity to use the fire pit, but still enjoyed just sitting there taking in the view.
Missy, the host was very responsive, informative and a pleasure to in which to interact.
The pictures do not do this property justice. It is very spacious and open. Perfect for a decent size gathering. We had a group of 10 adults and it was awesome for us. The yard is great for playing various games and there is a marina 3 minutes up the road with water access if you want to swim or fish as this house is on a cliffside. I highly recommend this place. I will absolutely be staying here again when I return to Toledo Bend.
The owners did an amazing job on the layout of this house. There were 11 of us and we never felt crowded. Plenty of room to store everything and a large kitchen area for eating and catching up. The outside area was peaceful and quiet. Wonderful view of the lake and we used the large firepit every night. The grandkids loved the private bunks and spent a lot of time playing pool. An added bonus was the beautiful scenic drive getting there. It was also one of the cleanest places we stayed. I would highly recommend this place.
This property was absolutely beautiful breathtaking a country style getaway. We all felt so secure and comfortable. We sit out on the balcony at the back and just watch the lake with the fire pit going. It was gorgeous. The way the home is designed the pictures on the Internet does not do it justice. You have to come hmand see this home in person. I would definitely come back. I would definitely recommend this home if you bring kids, they can be on one part of the house you can be in another and everybody can enjoy themselves it has areas where the kids can hang out everyone will be spaced out. No one has to be on top of each other. I would definitely be back.
This VRBO was over above what expected. The home was beautiful and so cozy. Everything that’s on the site is accurate BUT even more than described. The host was quick with replies, no issues at all. Although we did think from photos we would be able to fish from the deck, there was no way lol but it was so peaceful and relaxing we didn’t miss the fishing. It was such a pleasure communicating with Missy and we are already planning our next trip….to this place!!! If you’re looking for anything similar to this, I suggest you choose this place!
We had a great stay at this property. The owner initiated a text to ask if check in was ok and that opened a line of communication. The house was very clean and had everything we needed for a large group of 11 including kiddos. Kitchen and bathrooms were stocked and there were even some holiday decorations up! The set up inside is really great for cooking and eating and we enjoyed the outside fire pit and hot tub as well. There is a fenced in yard which was great for our pet. Toledo Bend lake is beautiful as well.
The town of Hemphill was about a 20-25 minute drive away, where they have a few more places to eat and well stocked Brookshire brothers.
I would stay here again and would rate the accommodations as excellent. I would recommend bringing hangers if you have a lot of hanging clothes as well as extra paper towels and paper, etc.
A group (8) of 50+ year old cousins spent the weekend at the lovely Barndomnium. It had plenty of space for all of us to relax, visit, cook and sleep. The kitchen was well stocked. Loved having the large garbage can in the kitchen. We didn't have to take the trash out as often because of this. The pantry was an added bonus. We didn't have to have all of our food and snacks on the counter/island. I reached out to the owners a couple of times for minor questions. They were very responsive. We found some firewood for a small fire in the fire pit. We sat outside and enjoyed the stars and the fire. There was only 1 minor issue about cleanliness. The floors could have been mopped better. That would not prevent us from staying here again.
