Hotel is located at a very busy road, lots of traffic. The lobby and the dining area are spacious. Staff are friendly and helpful. The standard room that I booked was not like the photos that it showed in Expedia. The room is small, dated and needs renovation- few wood floors are loose, bed is noisy when you move, AC is noisy, bathroom is dated too. Heard dog barking at night near the room or hotel. Didn’t get a good sleep.

Lobby is beautiful - rooms a bit worn: All that greatly outweighed by proximity to airport and Mall of Asia. Very reasonably priced, hotel also offers shuttle to both airport and Mall of Asia for a token fee

Too much people and vehicle traffic. Room was clean but bathroom sink collects water before it drains completely. I felt uneasy using the shower because the bathtub looked unsafe. Otherwise, staff was very polite and courteous.

First time in Philippines and this hotel made me feel comfortable and looked after quickly for the whole stay. Attentive and efficient staff, all of them from the security to the reception, kitchen staff and maintenance did a great job. I particularly enjoyed the buffet dinners Friday and Saturday nights and the complimentary breakfasts! Overall the hotel was accomodating to my every need and service with a smile and politeness. Fantastic job, Kabayan Hotel!

9th floor hallway smelled cleaner and looked much better than on the 3rd floor: carpet on 3rd floor smelled musty and were torn in multiple areas of hallway.

The check in was a little slow. The carpet in the hallway on the 7th floor needed cleaning. The bathroom fan was not operational. Had a difficult time trying to use the TV. The breakfast was fine. The check out was quick. The lobby is nice.

I’ve seen the evolution of the place! I love the kabayan spirt. There were 5 of us in the room and yet it was the most comfortable stay. The beddings and the beds are so comfortable. Great costumer service too. It will be our go to hotel in Luzon!
